Usually I am not looking for permanent or long-term stays over a month. That can change during Sept-Nov.
There are two prices--low season (shown here) with a five-day minimum stay and high season, with a seven-day minimum stay. High seasons are New Year's, Carnaval and the the 2016 Olympics--the price is higher, negotiated separately, and with a seven-day minimum.
The low season price (US$18 shown is for one person (US$36/two people) sharing a bunk bed room in an apartment where I live. It can be shared by two different people or rented by one person (different price we negotiate). Please note again, during the high seasons-- New Year's holiday,Carnaval and the World Cup 2014--the price is higher than the price listed here and with a seven-day minimum.
I do prefer to rent to two people instead of one. There are exceptions, however, so single people are DEFINITELY encouraged to write me and see what the situation is.

In the living room I have a full-size (for two people) and a single size sofa bed (see the photos!) that I also rent (enough for three people in the living room). I pull across a cloth from wall to wall to give visual privacy. If you are interested about it you can inquire. The people or person staying here use the same bathroom as the people in the bunk bed room use. I ask people staying here to take down the fabric partition during the day when they aren't sleeping in order to allow other guests access to the balcony.
You will be able to use a full bathroom either by yourself (if you aren't sharing) or with the other person in the bunk bed (if there is one during your stay). I usually stay in a suite (bathroom & bedroom together) in the same apartment.
Occasionally during high season periods when I also rent this suite bedroom in the same apartment, I sleep in the living room or in my office and also use the bathroom for showering. There is a third service bathroom without a shower in the apartment which I also would use and is open for other guests' use, too.
Full use of the kitchen. There is also a balcony off the living room.
The apartment is in Catete, 5 minutes walk from beautiful Flamengo Park in the south zone of Rio. It is the biggest park in Rio outside of the Tijuca Forest. Flamengo Park has coconut palms, lots of green grass, sweeping views of the bay, Sugarloaf Mountain, other mountains, the Christ Statue and Niteroi, the city across the bay. It also has basketball courts, long walking paths for running and biking (places to rent bikes exist), a big beach, but swimming is not advised there. Walking the full length of the park you can go to the national airport and from a hundred or so meters from you watch planes take off over the bay and fly toward Sugarloaf Mountain.
Tne neighborhood is very centrally located with respect to the beaches and the center of the city --where many Carnaval blocos take place--it is also much closer to the Sambodromo than Copacabana, Ipanema or Leblon. It is 15 minutes walk/five minutes by bus from Lapa, the city's most traditional neighborhood for music, culture, dancing, etc which has many popular blocos, or Carnaval street parties. Two metro stops are five minutes walk away. Many city buses are on the surrounding streets. Copacabana beach and Ipanema beach are a 5-15 minute metro ride away.
The apartment is in a very modern, two-year-old eight-building Quartier Carioca condominium complex with a big common area with plants, flowers, small palm trees, benches, etc. that anyone renting the rooms can use. There are two pools, gym and other facilities, but these can be used only by permanent residents of the condominium and will not be available to renters.
You can see photos of the Quartier Carioca condominium in Rio de Janeiro by looking it up in G(you know the rest) images. It's a pretty luxurious, spacious condominium and very green.
The main thing is to keep things reasonably quiet, clean and pleasant. I ask that people don't have parties or bring non-guests into the apartment. I don't care how late people stay out or come back as long as they are quiet about entrances and exits during late hours. I will register the names of all guests with the doorman. Everyone will get their set of keys which they can keep with them and return when they leave.
Smoking is permitted only on the balcony.
If you use the kitchen, I just ask that the kitchen and all utensils get cleaned soon after they are used. There will be space made in the refrigerator and cupboards for storing food. I will provide sheets and ask that guests use their own towels.
A note about washing clothes: If guests need use of a clothes washer, it is 45 Brazilian reals per wash. I will wash the clothes and the guest can hang them to dry on drying racks on my balcony. There is drying space for one wash per person per week. If people want to wash and dry in machines in a different place I can give directions to a laundramat about two long blocks away.
The owner is from the USA who has lived seven years in Rio and can give you suggestions of where to go and what to do.
Renters can walk and sit in the large common area of this 8-building condominium complex, but not use the restaurant, pools, gym or other special areas. There is wireless internet that you can connect to on your device for free in the apartment..
Please note, there are ceiling fans in both bedrooms that work well and I have smaller fans, too. I ask that all guests contribute to the big tanks of drinking water that I buy if they are going to drink it, but it's not expensive - about US$4 each time I need to buy water.
Access to own bedroom, bathroom, communal living room, communal kitchen, communal balcony, very large common area of condominium (full of plants, trees, wooden benches and tables) including restaurant (but not gym, sauna or pool).
Interaction with Guests
I orient them to the apartment when they arrive. We also sit down with a map and I give tourist recommendations and neighborhood tips. We usually talk everyday as I ask them what they did and how it went.
It has a bit of almost everything. It's also safe. A beautiful square is near with giant trees, two subway stops 5 or 10-minutes walk away, lots of banks, shopping and restaurants. I love Flamengo Park with Flamengo beach two long blocks away because it's the best and biggest green space in the center of the city. It offers arguably the most spectacular views of Niteroi, Guanabara Bay, Sugarloaf Mountain and the Christ Statue from Flamengo beach and marina.
There are many, many buses and close subway stops. It is ideally located for transportation. There is even a travel agency nearby where you can buy long-distance bus tickets in advance without going to the central bus station!
Other Things to Note
The apartment is very new and decorated in a colorful and international style. Guests have access to the condominiums very large, leafy green common area and its restaurant, but not the pool, sauna and gym.
I expect guests to be reasonably quiet and well-behaved. They can enter and leave as they please. Each person can get a key and all names will be registered with the condominium's security to ease entrance and exits.
James was a good host and made sure I knew where everything was in the apartment/area etc. The condo is very secure and well located for nights out in Lapa (5 min taxi away) or trips to the beach (Copa or Ipanema easily within reach on the metro). Flamengo beach is also a short walk away which is very convenient. The apartment is nice enough, although be clear that there is no air conditioning (not really a problem for me as the fans worked ok, but obviously during the summer months Rio gets very hot and you may be desperate for some AC if you can't handle the heat). For the price, I'd recommend this apartment to anyone looking for a place to stay in Rio. I was there during Carnival and it was ideal. James is also a great communicator, which makes the booking process a whole lot easier!
James is a good host. Good location for the flat and conform to the pictures. The room is clean and big enough for two people. You can use the kitchen and common parts very easily.

We had a nice stay in James' apartment. It is located perfectly to start tours to different parts of the city. Various interesting neighboorhoods and placed in walking distance and metro access very close. James would give us some advice about where to go, to eat out and to buy food etc.
We always spent the whole day in the city and always just spent time in the apartment to sleep or cook in the evenings, so the size of the room didn't bother us and we could also enjoy the balcony.
I would stay with James again, it was a very nice option for staying in Rio!
