The house has two separate apartments, with separate entrances, this apartment consists of two floors: second and third floor. This apartment is the second and third floor. Three bedrooms on the second floor and one upstairs which has a fireplace, half bath, and a kitchenette.

There's two washers and dryers all the way in the basement, and the washers and dryers are shared with the other apartment. Access to the washers and dryers is all this apartment have access to in the basement. There is a bathroom there, but it's reserved for the guests in the first-floor apartment.

Other things to note
NOISE:

Please be reasonable quiet between 10 PM, and 7 am. This listing is on a property with one other unit, so be courteous with the noise level. The sound that carries the most is running on the floors on the second floor, so for that, I ask please no shoes in the whole apartment, and please no loud music. If this is a problem the whole house is also available for rent, then you have more freedom with making noise. Still no parties or events.

PARKING:

There is plenty of free street parking around the house, it being a corner house with wide streets, however, on weekdays look at the signs for what side is legal to stand on. Weekends you can park any side of the road. When alternate parking is in effect, it will be valid from 9 AM to 4 PM.

This apartment is Centrally located downtown Buffalo. One mile from the downtown Center and Shea's theather, walking distance to Allentown, and just two miles from Canalside. Less than a mile from the HSBC Hockey Arena, 15 minutes from The Buffalo Bills Stadium, 20 minutes from Niagara Falls.

Allentown and the Delaware District are two neighborhoods in Buffalo that are located adjacent to each other and north of downtown. These two areas are among the most desirable neighborhoods in the city today, and, much more than most other areas of Buffalo, were able to retain their charm, affluence, and safety throughout Buffalo's dark days from the 1960s to the turn of the millennium. Today, Allentown boasts a thriving cultural and artistic scene and a large selection of bars, restaurants, and funky shops, while the Delaware District is a quiet upscale residential area of stately homes, many of which are of great architectural distinction. Canalside has hundreds of events scheduled throughout the year; there’s something for everyone. Canalside has a ton of free activities; Canalside is the place to be whether you’re looking to unwind, have some fun in the sun or ice skate on the canals.
