The Space

We have a unique home on 2 acres. We strive to live a sustainable lifestyle. We like to garden, compost, and recycle. We have chickens in the backyard where we collect fresh eggs everyday that the guests are welcome to.

Guest Access

Guests will have access to the downstairs living room, laundry room, and kitchen in addition to the private bedroom and bathroom upstairs.

Interaction with Guests

Most of the time, we are around the house. Occasionally we may be out traveling or working. If we are traveling, the guest will have the designated rental space to themselves. When we are in town, it will be a shared space. We love getting to know new people and are open minded to all cultures and way of life.

The Neighborhood

Lovely, rural neighborhood. Wonderful neighbors. Just up the street from the famous Farnum Hill Reserve and Poverty Lane Orchards.

Beautiful summer blooms, to die for Fall foliage, white, snowy Winters, and a moist, thawing Spring with running creek behind our house.

My favorite description of the area we live is posted on the website of Catch Data Systems, a local employer -- they describe this area as such: "The Upper Valley encompasses quaint villages, bustling towns, bucolic landscapes, and rugged outdoors on both the New Hampshire and Vermont sides of the Connecticut River. Towns include Hanover, Lebanon, Lyme, Enfield and Canaan on the New Hampshire side, and Norwich, Hartford, Thetford, Windsor and Hartland in Vermont. Rich in history and heritage, the area offers an extraordinary mix of culture, world class education, access to top quality healthcare and boundless recreation opportunities."

Getting around

The Upper Valley area has a modest public transit system called Advance Transit. It is free and I have heard that it is fairly good, but that it has a limited schedule and route. I have not utilized it myself and cannot speak first-hand about how good or bad it is. Unfortunately, it does not go to our neighborhood, but can be relied on if you are already in the towns of Lebanon and Hanover (on the New Hampshire side of the river), or White River Junction and Hartford (on the Vermont side of the river). Please feel free to look up their website for more information on their routes and schedules.

Because the public transit does not go to our home, we recommend either a car rental, or utilizing the taxi service to get to our house. We are out and about quite a bit ourselves and should we be in a position to help you with a ride, we gladly will.

During the Spring, Summer and Fall, a rental car with front-wheel drive should be sufficient. However, the winter months can be spotty, and we strongly recommend all-wheel drive vehicles with snow tires. We do the best we can to keep the driveway clear should a bad snowstorm arise, however cars can still get stuck and if conditions are particularly bad, we will recommend that you park on the street and walk up to the house (our driveway is about 200 feet, or, 61 meters). As long as we are home when you arrive, we will come out to help with luggage and any other assistance you may need.

Other Things to Note

Spacious room equipped with queen-sized bed with hypoallergenic foam pad, extra set of sheets, extra towels, 4 pillows, extra blankets, air purifier if desired (stored in the closet), and ear plugs if desired.

Guests can use the laundry room. Just let us know and we can show you where the soap is and any other pertinent details. We also have an ironing board and an iron.

We keep a variety of tea and coffee on hand for the guests. In the morning, guests are welcome to help themselves to whatever beverages we have (typically tea, coffee, or milk) and any other breakfast goodies (typically instant oatmeal or cereal, boiled eggs and fruit). We also try to keep some open space in the fridge for guests and if there isn't room, we'll make some! Please don't be shy about asking to store food in the fridge.

We tend to be early risers. Although we can't promise perfection, we are as conscientious as possible regarding keeping quiet for guests in the morning. We would rate the sound barrier quality between the upstairs and downstairs as moderate.

  • My wife and really enjoyed staying at this small homestead in the woods above Lebanon, NH. The bedroom was private with a private bath on the second floor. We slept with the window open over the bed and enjoyed the fresh woodsy scent. The only sounds we heard were birds in the woods. Before this experience, I don't think we've ever slept where there was almost complete silence in the night. We also enjoyed visiting with Kate and John, the owners, with whom we felt an instant bond as people who want to their own food in a sustainable manner. They are kind and caring, the perfect hosts. I wished that we could be neighbors.

  • Kate's guest room and gone was very welcoming. They worked with my schedule and gave rides into Hanover when they could, and made sure the taxi could get up the snowy driveway when they couldn't. Would definitely stay here again!

  • I was in the area to help my graduating daughter pack her belongings to move across the country. I spent three days working hard, in the midst of a storm that dumped 18 inches of fresh snow. At the end of the day my stay at Cozy Home in the Upper Valley was most pleasant and relaxing, a real treat to look forward to! My hosts, Katheryn and John, welcomed me as a friend and were warm, attentive, and generous. The room was private and very quiet with a beautiful view of the woods and exclusive use of the bathroom. The bed was warm and comfortable, the decor simple, but tasteful. I even had control of the room temperature with my own thermostat. It was my first experience with Airbnb and I am delighted with my choice.

  • I loved my stay with the Farris family. My room was clean, comfortable, and quiet. I had a private bathroom that was also very clean. Kate made every effort to ensure that I had everything I needed including a hot pot of tea every night! I highly recommend that you stay here if you are in the Upper Valley.

  • Spent a long weekend at Kate's house while visiting Dartmouth. Hosts were very welcoming and flexible, allowing us to come and go on our own schedule. Bedroom and bathroom were very private. Would happily stay again.
