Around the pools, gardens and bay, the Condominiums make playful use of space with multiple outdoor living areas. A large swimming pool is adorned with an oversized custom lamp by plunge pools, a pool bar and cabanas for private rental, and surrounded by lush gardens hung with hammocks and landscaped into a labyrinthine trail with lounge areas, secret pathways and “kissing corners.” A second level terrace offers flexible entertaining spaces for dining, private events, and enjoying the superb sunset views. A separate kids’ pool and play are includes a tented sandbox and toy room and large cabanas for family rental. Jet skis, boating and water sports are offered on the bay. The indoor lobby, decorated in exuberant style with over sized furniture and motifs inspired by fairy tales, connects via a dramatic elliptical staircase to the mezzanine, event spaces and meeting rooms.
SUITE RULES & AGREEMENT
The Owner and Tenant agree as follows: Above Tenant is at least twenty-five (25) years of age (an "adult") and will be an occupant of the owner/agent property during the entire reserved dates. In addition to Tenant, other authorized occupants may be family members or friends of Tenant. Use of the premises will be denied to persons not falling within the foregoing categories. Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. No key will be issued to anyone who is not an adult.
No barbeque grills of any kind are permitted on balconies or in the unit. No open flames i.e. Candle burning is not permitted on balconies or in the unit. Do not dismantle smoke detectors as they are there for your protection. Use the overhead stove fan when cooking to avoid accidental, activation of smoke detector alarm.
ABSOLUTELY NO PETS
are allowed. If evidence of a pet(s) is found in the unit or on the premises you will be asked to vacate immediately with no refund of rent or damage deposit.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
There is no daily maid service. A cleaned room is provided upon arrival. Fresh linens and towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, and soap is also provided. There is an $85.00 one time cleaning fee. There is a mandatory mid term room cleaning and fee of $65.00 for guests staying longer than 6 evenings. Additional cleaning fees will be due in the event that cleaning involves the removal of excessive soil or sand. Room/suite service is available through myself and the owners per arrangement with up to a 48 hour notice. We can also provide room services if needed, if available at a lesser rate for suites than what the hotel charges.
A damage or security deposit may be collected and included in your reservation cost. Price will range from 500 USD to 1000 USD. This fee will be help in escro until room inspection after you check out. Your deposit will be returned to you within 3 to 10 business days unless in the unlikely event of damage or missing items on room inspection.
No compensation will be given for temporary outage of electricity, gas, water, cable, or telephone service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. Please note that you may want to bring a calling card for placing long distance phone calls, as these are restricted.
You will obtain your keys at the front desk upon check-in, or per arrangement with owner/agent for specific property.
Smoking is strictly prohibited. Your damage deposit or security deposit will be forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.
ENTRY BY OWNER
Owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters or contractors. Owner will provide renter with at least 24 hours notice of Owners intent to enter (except in the case of an emergency).
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of four people, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.
The owners of the suite do not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
POOL & PATIO
Tenant hereby acknowledges that the premises they have reserved may include a community pool and the undersigned agrees and acknowledges that the community pool and patio/deck can be dangerous areas, that the deck/patio can be slippery when wet and that injury may occur to anyone who is not careful. With full knowledge of the above facts and warnings, the undersigned Tenant accepts and assumes all risks involved to Tenant and all of Tenant's guests in or related to the use of the community pool and patio areas.
Please report any maintenance needs for the premises to the us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos.
The owners furnish linens and towels. Any lost or damaged linens will be deducted from your deposit. An initial supply soaps and shampoos are provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies may be provided. We recommend that you bring any special items that you may need.
Limited to one car. No boats, jet skis, trailers or RVs. Mondrian valet is $37 daily. Long term stay over 6 months Valet service fees may include a waiver.
We stayed in this wonderful apartment for ten days and we loved every second of it. The apartment itself was clean and spacious and easily fits five persons. The Mondrian is located at the fantastic bayside with spectacular evening views. Robinson took really good care of us during our stay. Couldn’t have asked for a more friendly and welcoming host. Our requests and needs were taken care of immediately. Everything went nice and smoothly. Would definitely come back!
The hotel has had some issues with private rentals such as this one. Therefore, when we arrived, we did not get the room we had originally booked with two beds. Instead we ended up with a room with one kingsize. Luckily I was travelling with my best friend, so we took it on board and didn't make an issue of it. Now here's the other thing - the property we stayed at was actually managed by another company, therefore Joe, in this occasion, was actually pretty powerless to do anything about problems that arose. We spent 8 nights with a shower that didn't drain, causing floods in the bathroom. Mid way through our stay, both TV's were disconnected. Although these issues were reported, absolutely nothing was done about it. I was given the number for 'Goldie' who worked for the company that actually managed our place. However contacting her was impossible. Not once did she pick up the phone. Overall, we were left deflated. Our experience did not meet or come close to our expectations.

Joe's apartment at the Mondrian was really nice, very spacious with a spectacular view to the bay. The apartment was actually nicer than the photos on AirBnB. The hotel itself is very cool with a nice pool and very cool athmoshere.
The hotel is very well located in south beach with a WholeFoods supermarket right around the corner which is very convenient.
Overall I would definitely recommend this place to my friends and come back for another stay.
We spent 5 nights in Mondrian and enjoyed every moment there. The apartment was exactly as it is described by Joe. Bed room with two queen size beds are comfortable and pretty enough for 2 adults and two kids of 12 years old. The living room is large and light. There is a balcony at the apartment with a side bay view. The kitchen is fully equipped. We could find everything what we needed there. In general the apartment is very stylish and well decorated, the furniture is modern and comfortable. Our host Robinson was very polite and immediately contacted us if we required any assistance. The Mondrian complex itself is a excellent quality hotel with a swimming pool and cafes. We can grant the highest rate to the property of Joe and service we got. Definitely i recommend it for accommodation in Miami beach and will chose this apartment for my following visit to South beach.
This apartment was simply stunning! A hidden gem on Airbnb! Exactly as pictures describe and everything was seamless! From the communications with Joe prior to our arrival, checking in with a quick tour from Robinson (which gave it a nice personal touch) and a hassle free check out.
Valet parking is available (as we hired a car) for $38/night. But you are essentially staying at the hotel using all its amenities for a fraction of the price! So totally worth it.
The room is amazing. High floor and gorgeous view! Everything was spotless as if we were in a hotel.
Will definitely stay here again if we come back in the future!
