🏙️ Neighborhood Description

Our property is located in a lively, authentic urban neighborhood near the Fruitvale District in East Oakland — an area known for its deep cultural roots, family-owned businesses, and strong sense of community. It’s a place full of real local life, flavor, and diversity, where many of our neighbors have lived for over 30–40 years and take great pride in their homes.

This is a transitional neighborhood, meaning it’s a blend of old and new — hardworking families, long-time residents, and small local shops mixed with ongoing improvements and new developments. Like many urban areas, you’ll see a bit of everything here, which is part of what gives it its character and energy.

We’ve lived on-site for over 15 years and have never had any safety issues. Most of our guests have found the experience enriching, discovering a welcoming community and enjoying easy access to major highways, BART, and nearby attractions.

That said, if you’re looking for a quiet suburban setting or an upscale area, this location may not be the best fit. We want you to be fully comfortable with your choice, so we encourage you to read this description carefully before booking.

Our goal is always to provide a safe, clean, and comfortable space for travelers who value authenticity and good hospitality at a fair price. We’re here to make sure your stay is a positive one — and we’re always happy to answer any questions about the neighborhood before your arrival.

Warmly,
Julia & Family

Neighborhood highlights

The guest suite is located just off the main street of International Blvd, in a residential/ commercial area near the fruitvale district. Like other developing Oakland kneighborhoods, Fruitvale can seem like a study in contrast. Celebrated for its racial diversity, it is a home to a large immigrant population (predominantly spanish-speaking) and to working-class families and these days people are paying $700K for a 1,000 square foot property here.

East Oakland's Urban Suburban mix feel, is a home to people from all walks of life. Some might say, that there is a slight touch of some interesting colorful characters. We are very close to the Coliseum Bart station and the new bus rapid transit line that is currently under construction. We live in a transit hub so our neighborhood is a bit gritty. People generally stay with us because we are close to BART and we are an affordable Bay Area option, not necessarily to hang out in our neighborhood. Though, we love our amenity and culture-rich neighborhood and it is a local, low-key foodie destination with many beloved and celebrated restaurants. Confident travelers who like exposure to different cultures tend to love our neighborhood. If you're looking for a more suburban experience, our neighborhood is not for you. You will see graffiti and litter on the ground and you will see some well-maintained homes and some landlord-neglected homes. You will also see families out shopping together, neighbors walking their dogs, commuters walking to and from BART, and street food vendors selling elote, fresh fruit, churros, and tamales.

*The route between our house and BART is lined with businesses, residential homes and some industrial properties. We walk to and from BART at all times of the day without incident. As we would in any city, we exercise caution and maintain awareness of our surroundings and we suggest that to guests. Some travelers feel fine walking to and from BART after dark or late at night and some (like lone travelers) might feel more comfortable taking a taxi or Lyft/Uber.

Getting around
If you're staying with us and planning to explore the immediate Bay Area, a car is not really necessary. It can be an ordeal to drive to San Francisco as parking is scarce and expensive and traffic is unpredictable. If you do drive, I recommend driving outside of commute times. Monday - Friday 5:00am - 9:30am (at least) going from the East Bay to SF. Monday - Friday 3:00pm - 7:00pm coming from San Francisco to the East Bay.

For day trips outside of Oakland, Berkeley, or San Francisco a Gig car share is a great option. Check out Gig for more information. There are usually Gig cars parked somewhere in our neighborhood because we're so close to BART, they can be picked up wherever they are parked (using the Gig app) and returned anywhere in the home zone in the Bay Area (our neighborhood is in the home zone). Super convenient for trips to wine country, Santa Cruz, Stinson Beach, Big Sur, and other day trip destinations.

We are a:
•5 minute drive to Oracle Arena/Coliseum
•5 minute drive to BART
•15-20 minute walk to BART
•5 minute drive to I-880 onramp
•10 minute drive to I-580 onramp

BART times:

-20 minutes to San Francisco
-55 minutes to San Francisco Airport
-12 minutes to Downtown Oakland
-8 minutes to Lake Merritt station
-18 minutes to Downtown Berkeley

Driving times:

-20 minutes to San Francisco
-35 minutes to San Francisco Airport
-10 minutes to Oakland Airport
-12 minutes to Downtown Oakland
-12 Convention Center
-20 minutes to Downtown Berkeley
-10min Oakland Zoo

*Commute times impact car travel and could greatly extend these time frames.

Parking:

Designated parking space/Shared parking space. NOTE: although the driveway is meant to be shared, as a courtesy to our guests, we almost never park our car in the driveway so that it's easier for our guests to come in and out as you please...in other words the driveway is practically all yours!!

Ford bike rentals:

There is a rental rack/station at Fruitvale BART. Enter the station plaza at East 12th and turn right after you pass Reem’s. You will see the bike racks.

Lyft/Uber:

If you don't want to drive, bike, walk, or take public transit Lyft and Uber are a great option, especially when you're coming home late at night. Safer to use Lyft/Uber as a shuttle from BART late at night vs. walking alone.

Gig Car Share:

Gig cars are great for day trips, overnight rentals, or if you just need a car for a few hours. Check out their website and app for more info.

Car Rental:

There is an Enterprise Rent-A-Car near us in Oakland. If you rent a car from them, they will come pick you up.
