Sitting on top of a hill amidst large post oak and pine trees this multi-bedroom home is the perfect place to retreat in Hot Springs Arkansas.

Located between watery-fun on Lake Hamilton, the exciting Horse-Races at Oaklawn Gaming, 4 miles from Downtown and Bathhouse Row of Hot Springs National Park, and 6 miles to Magic Springs this home is close to everything!
Due to city regulations, currently only 1 room downstairs is available to rent.

The space
This is a 1970s family home sitting at the end of a quiet cul-de-sac at the very top of a hill. This renovated home is clean and welcoming inside and out. Sitting on .41 acres, with a expansive fenced in yard perfect for your fur-kids. Common areas are downstairs and include a half bath, large sunken living room, superb kitchen, wet-bar, formal dining room, and laundry room.
Two bedrooms are for rent upstairs, one with a queen and the second with both a twin & double bed. Be aware, the bedrooms an bathrooms have locking handles (lock/release from inside only).

Large windows beam in ample natural light to this 2,200 sqft home, with views from second story windows through the Post Oak & Pine canopies across the valley to mountain ranges giving it a tree-house atmosphere. Abundant lighting within the home brightens it in the night, including front & back outdoor porch lights and a streetlight illuminating the cul-de-sac and parking areas. Ample street parking and extra parking on mulched area beside the garage (please don't block the mailbox).

Queen Bedroom features a mattress & box spring on a metal frame, with added 4 inch comfort pad, freshly laundered sheets, blankets, comforter, and ample pillows (not throw pillows, full size and body-pillows!). Small closet for hanging items, a large oak dresser for your personal items, as well as an antique oak/marble side-table. An oak head-board matches the dresser. A lamp offers an alternative to the overhead light, which features a fan for those who enjoy air movement while resting. Canvas prints decorate the walls, as well as several deer trophy mounts (if you are a PETA supporter, I strongly recommend an alternative venue).
White-blinds can be opened and closed to control natural light in the room during the day. The street-light over the cul-de-sac does shine in the room, so bring an eye-mask if you require full darkness to slumber. This room is carpeted.

Second bedroom features a twin and double bed. The INSANELY soft twin bed rests on a box spring directly on the carpet while the comfortable double mattress sits on a maple varnish wood storage bed-frame. Fresh linens and ample pillows abound, as well as comforters and blankets. Oak dresser is available for your storage, however the closet is full of my renaissance-themed costuming items. Blinds on windows, this room is carpeted.

A full bathroom is located between these bedrooms, and features granite counter tops, vessel-sink, dual-flush toilet, and a bath/shower combo, with double shower head to suit your preference/height (please utilize the overhead vent when showering to control the steam). Freshly laundered towels are neatly folded for your use. To save water, I request you hang your towels to dry and re-use them. Please utilize paper towels or your personal pads for make-up removal and dispose in trash (no wet wipes or paper towels down toilet PLEASE, For all our sakes). Emergency feminine products and other misc items are available for surprised guests behind the bathroom mirror.

Two additional rooms are located upstairs and these are for my use only as the master bedroom and my storage room.

Guest access
Guests can gain entry with keys through the front door.

If I am chasing a wildfire/busy at your preferred checkin time, I can give you access through the garage door code.

Common areas (areas you share with me, your host) are all on the first floor, and include a half bath, large sunken living room, superb kitchen, wet-bar, and formal dining room
Half-bath features large-format original paintings and other ocean-side decor, toilet, sink, and mirror.
Living room equipped with 55" flatscreen TV & smart DVD/Blue Ray player that can run most apps. Couch, love seat, over-sized recliner, & rocking chair offer ample seating.
Over-sized kitchen is equipped with yards of granite counter space, electric stove/range, microwave, blender, cake mixer, and ample pots/pans/glasses and dishwear of plastic, glass and ceramic varieties. Convenient "Kitchen Map" helps guests locate their needs among the many no-slam drawers and cabinets. Space is open for your food/drink items in the large kitchen fridge/ freezer.
Wet bar hosts a variety of drinking glassware to match your choice of beverage.
Formal dining room hosts the only carpet downstairs. The olive green walls are covered with large-format framed original landscape artworks of various mediums, and a few prints. Large red-oak table offers comfortable seating for 4, but friends can seat 6. Table functions as workspace for business-minded guests. Seating in the formal dining are ottomans tucked under the table. Playing cards and dice are available for after-dinner social gaming activities.

If you're traveling without a vehicle, there's a bus-stop just .6 miles from the property. Taxi & Uber services are available to take you to directly from this home to your exact desires for reasonable charge. Ample parking available on the street and on mulched parking area where a large oak will shade your vehicle from the sun.

During your stay
I only rent on weekdays/weekends which I can be present. This is to ensure I am available to assist you with check-in and with anything that could happen or require attention during your stay.

As a firefighting forester, my work hours fluctuate, but are often 10 hour days, and additional hours depending on emergencies (wildfires) or other events. I have my cell on me at all times if you have a pressing need or query.

I am happy to interact with you when I'm home, or answer texts about where to eat & what to do, or if you prefer space I will happily go downtown and play PokemonGO or retreat to my room to give you & yours some privacy but I will sleep there every night.

Other things to note
BE AWARE : Home is listed as not for children. This is because as a 1970's era home, lead paint MIGHT have been used in the past. If you are sure your kids will not try to eat the walls (or climb on the stove), your children are welcome!

BE AWARE : While I am not a hunter, I do collect various animal products. These include pelts/skins, shoulder mounts, skulls, bones, etc that are displayed around the home, and in the rented bedroom. If you are a PETA supporter I suggest you find an alternative.

BE AWARE : Home has resident dogs.
Eeyore is an 85# back-labrador
Kora is a 50# Australian-Shepherd X Border Collie
They are crate trained and sleep in their garage kennels at night, and spend most of their day-time in the back yard unless it is raining. They regularly go to the bark park and walking downtown, and are highly socialized. They are used to new dogs & guests coming to the home due to my habit of fostering dogs & hosting, so they are not territorial in the slightest.

You may bring your well-socialized, crate & potty-trained dog(s), but please no dogs on the furniture or in carpeted rooms. If you are away, please crate your dog (yes the crate can be indoors).
ALL dogs must be up-to-date on vaccinations; required vaccinations include: rabies, canine distemper, parvo, Canine adenovirus. If you are coming from out-of-state I also ask the dog to be vaccinated against Canine Influenza (this is due to 3 states surrounding AR having confirmed cases).

BE AWARE: You must climb stair(s) to gain access to most of the home. 2 steps at front door, sunken living room, 12 steps to 2nd story bedrooms.

Downtown Hot Springs, and Hot Springs National Parks' Bathhouse row is 4 miles, and a quick 11 minute drive.
The closest Kroger is 1 mile north, with a second larger store 2.3 miles south. Walmart is less than 2 miles.

I am a forester / firefighter in Arkansas. This job affords me a lot of time off (due to overtime fighting fires) so I also run a personal business. My business is variable, but pertains mainly selling my artwork at conventions, twisting animal balloons at kids birthday parties, and forestry contracting. I love dragons, anime, renaissance fairs, and traveling. I have been to all of the western/southern US states, as well as traveling to Mexico, and Europe. As Traveler: I spend most of my time at the convention selling my wares. "Free" time is used going to a restaurant to eat and unwind, or enjoying a shower/bath (I adore hot tubs), and sleeping. I prefer blackout curtains, but can use eye covers if the room is bright. I love a huge breakfast, and am an avid meat-itarian. As Host: I am a friendly and attentive host but happy to make myself scarce by spending my time in my personal room or office, or going out on the town. Due to being subject to call for wildfires, there are times that I will not be able to meet you for check-in, in these situations I can hide a key to allow entry until I am available to welcome you in-person. I am eager to ensure your stay is as comfortable as possible, however I am not a mind-reader, so PLEASE DO let me know if there's anything I can do to make your trip more enjoyable and I will seek out a solution to the issue at hand. While I do stay in the home, myself and my dogs are solid and quiet sleepers so you should barely notice us. I have very limited understanding of Spanish and French.
