Furnished apartments with flexible month-to-month leasing in the Noe Valley neighborhood.
These apartments are normally available for terms of at least one month, however if lapses in leases allow, we can occasionally offer more flexibility.
All the apartments have undergone a total renovation in Aug 2011. A corner building with expansive windows that flood the apartment with light. 1- or 2-bedroom furnished apartments with spacious floor plans and hardwood floors. Bathrooms are modern with designer tiles. Kitchens have stainless steel appliances, dishwasher, and granite countertops. Free Wi-Fi access is provided throughout the building.
A great location within walking distance to shops and restaurants. Convenient access to public transportation: MUNI J train, 24, 48, 35 bus lines; BART 24th/Mission station.
For security purposes, we require an official photo ID matching the Airbnb Reservation to be presented at check in. Acceptable forms include a driver's licence, state ID card, or passport. In order to reserve an apartment and check in to our Property you must be at least twenty one (21) years or older. We require that someone at least 21 years old actually stays on the Property and is responsible for all activity that takes place.
To keep the apartments well-maintained, we charge a housecleaning fee of $80 - $100 per visit INCLUDED in the room rate. This includes linen service owned by the Property - bed linens and towels. Additional cleaning charges will be calculated for stay longer than 2 weeks. The frequency of cleaning will vary according to the length of the reservation, the size of the apartment and number of guests. Additional charges may apply if more than a standard cleaning is needed. One Bedroom Apartment $80, Two Bedroom Apartment $100.
Hotel Taxes (included in the rate)
San Francisco requires that hotel operators collect 15.3125% tax from occupants staying 29 days or less:
14% Transient Occupancy
1% Tourism Improvement District
0.3125% Moscone Expansion District
Tenants staying 30 consecutive days or more are exempt.
Check in + Check out
Check-in time is at 3:00 pm and Check-out is at 11:00 am. Early arrivals can be requested but can not be guaranteed. Late departures up to 4:00 pm are subject to a half-day rate, and departing after 4:00 pm is subject to a full-day rate. Please let us know in advance, at time of booking, if you will require a late check out.
We do not allow animals of any kind on our Property, with the exception of registered service animals. Noncompliance will result in a $200 cleaning fee and immediate eviction from our Property.
We are a smoke-free building. Smoking is not allowed in any apartment or public areas of the building. Noncompliance will result in a $200 cleaning fee and immediate eviction from our Property.
If you or anyone in your party has a special need regarding accessibility, please contact us in advance of your reservation to confirm if the unit is appropriate for your use. This may include, but is not limited to, stairs, hills, and parking arrangements.
To preserve the quality of atmosphere for our guests we ask that each person exercise fair judgment and monitor their noise levels. Parties or social functions with multiple or loud guests may result in immediate eviction. All guests are expected to exhibit appropriate civil conduct while on our Property and in their apartment. Disrupting any guests’ experience with inappropriate behavior or any other means deemed inappropriate by management will result in immediate eviction from the Property, in addition to paying for any charges incur as a result of the disruption.
Lost & Found and Left Baggage
We are not responsible for any items left behind in the apartments and/or public spaces. We will place any item(s) found in the Lost & Found, and will make every effort to hold any items left behind. We are not liable for the theft, loss, damage or destruction of the item(s). If the item(s) is not claimed within thirty (30) days, we shall have the right to examine its contents, and the item(s) will be donated to a local charity or discarded.
Limitation of Liability
The apartment building is privately owned; the owners are not responsible for any accidents, injuries or illness that occur while on the Property. The owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
Cozy little apartment in heart of Noe Valley. Great location - steps to the shops in Noe and minutes walk to shuttle. Definitely check out the local gems like Firefly, Pasta Gina & Griddle Fresh. Unit has more storage than might seem at first, including a small walk-in (decent by city standards) in the bedroom and a storage bench in the dining nook. Clean and recently renovated with modern appliances and super fast Comcast business broadband. The included biweekly cleaning service is very convenient. Kim is prompt and responsive. Had a couple issues - heating unit was broken on arrival, but Kim's handyman promptly came over with space heaters till a brand new unit was put in. Also there is a unit above the bedroom, so there might be floor noises. Again a short email to Kim resolved any issues quickly.
Kim was exceptional! Great communication and very responsive. The apartment is superb -- clean, sound-proof windows, and wonderful amenities -- and located in my old "hood", so it was great to visit my old haunts. It's super convenient to public transportation and has an ultra-high walking score. Be sure to check out Pasta Gina, Firefly, Patxi's Pizza, and other neighborhood gems. Thanks for having such a great place.
We were pleasantly surprised when we arrived at the apartment. The rooms were bright, clean and modern. Comfortable beds, large living room, superfast Wifi, 100m to the Tennis and Basketball court ;) and a walking distance to the Bart are only few things we liked a lot. Noe-Valley location is peaceful and has many small restaurants and shops. Kim is really amazing person, she is always there to help. We realy enjoyed and highly recommend this place!
We stayed at Kim`s place when we first moved to San Francisco and since the two bedroom became available only a few days later, Kim offered us to stay in the large one bedroom for the time beeing. Although we are two adults with three kids it worked out just fine! The place is very bright, sunny and clean and the location is just PERFECT! Noe-Valley is a very kid-friendly neighborhood that makes you feel at home in the city right away. Two parks and playgrounds are in walking distance and so are all the shops and restaurants you need. As we were the first guest in this brand new apartment, at the beginning there were a few tiny things missing, that Kim (who lives around the corner) immediately brought over. We do highly recommend this place - especially for families!
