Furnished apartments with flexible month-to-month leasing in the Noe Valley neighborhood.
These apartments are normally available for terms of at least one month, however if lapses in leases allow, we can occasionally offer more flexibility.
All the apartments have undergone a total renovation in Aug 2011. A corner building with expansive windows that flood the apartment with light. 1- or 2-bedroom furnished apartments with spacious floor plans and hardwood floors. Bathrooms are modern with designer tiles. Kitchens have stainless steel appliances and granite countertops. Free Wi-Fi access is provided throughout the building.
A great location within walking distance to shops and restaurants. Convenient access to public transportation: MUNI J train, 24, 48, 35 bus lines; BART 24th/Mission station.
For security purposes, we require an official photo ID matching the Airbnb Reservation to be presented at check in. Acceptable forms include a driver's licence, state ID card, or passport. In order to reserve an apartment and check in to our Property you must be at least twenty one (21) years or older. We require that someone at least 21 years old actually stays on the Property and is responsible for all activity that takes place.
To keep the apartments well-maintained, we charge a housecleaning fee of $80 - $100 per visit INCLUDED in the room rate. This includes linen service owned by the Property - bed linens and towels. Additional cleaning charges will be calculated for stay longer than 2 weeks. The frequency of cleaning will vary according to the length of the reservation, the size of the apartment and number of guests. Additional charges may apply if more than a standard cleaning is needed. One Bedroom Apartment $80, Two Bedroom Apartment $100.
Hotel Taxes (included in the rate)
San Francisco requires that hotel operators collect 15.3125% tax from occupants staying 29 days or less:
14% Transient Occupancy
1% Tourism Improvement District
0.3125% Moscone Expansion District
Tenants staying 30 consecutive days or more are exempt.
Check in + Check out
Check-in time is at 3:00 pm and Check-out is at 11:00 am. Early arrivals can be requested but can not be guaranteed. Late departures up to 4:00 pm are subject to a half-day rate, and departing after 4:00 pm is subject to a full-day rate. Please let us know in advance, at time of booking, if you will require a late check out.
We do not allow animals of any kind on our Property, with the exception of registered service animals. Noncompliance will result in a $200 cleaning fee and immediate eviction from our Property.
We are a smoke-free building. Smoking is not allowed in any apartment or public areas of the building. Noncompliance will result in a $200 cleaning fee and immediate eviction from our Property.
If you or anyone in your party has a special need regarding accessibility, please contact us in advance of your reservation to confirm if the unit is appropriate for your use. This may include, but is not limited to, stairs, hills, and parking arrangements.
To preserve the quality of atmosphere for our guests we ask that each person exercise fair judgment and monitor their noise levels. Parties or social functions with multiple or loud guests may result in immediate eviction. All guests are expected to exhibit appropriate civil conduct while on our Property and in their apartment. Disrupting any guests’ experience with inappropriate behavior or any other means deemed inappropriate by management will result in immediate eviction from the Property, in addition to paying for any charges incur as a result of the disruption.
Lost & Found and Left Baggage
We are not responsible for any items left behind in the apartments and/or public spaces. We will place any item(s) found in the Lost & Found, and will make every effort to hold any items left behind. We are not liable for the theft, loss, damage or destruction of the item(s). If the item(s) is not claimed within thirty (30) days, we shall have the right to examine its contents, and the item(s) will be donated to a local charity or discarded.
Limitation of Liability
The apartment building is privately owned; the owners are not responsible for any accidents, injuries or illness that occur while on the Property. The owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
Kim's apartment is well equipped and in very good conditions + the location is great. Overall, we have been comfortable and would recommend it. Kim takes a lot of care about everything and has been a very attentive host. Communication with her was always fast and easy.
The host is an amazing person. She is clear, courteous and very kind. Her instructions are clear and has a lot of respect over privacy at the same time she offers a kind follow up on any need.
The place is incredibly well taken car of, in an amazing zone, next to a bus stop and just where 24th street starts to get fun. It is well preserved and has presence at the same time it stays simple.
Great location - walking distance to a lot of great restaurants and shops and close to public transportation. The unit was VERY clean and totally empty with ample closet space. Check-in was a breeze and since it was a keypad system, it was great not having to carry keys around with me. Kim was quick to respond anytime I contacted her. Would definitely recommend and stay here again!
As nice as the photos are they don't do justice to the apartment, as it is 'better than advertised' and Kim is a wonderful host. The location couldn't be more convenient, with Noe Valley's great shopping and restaurants all within easy walking distance. Pretty much everything you could want, including a Whole Foods market and a Walgreens, within very easy (and flat, rare in this hilly city!) walking distance. Having spent a month here, we feel we can state without reservation that this has to be one of the nicest long-term accommodations in the city. Everything is new and the apartment is spotless, the bed is extremely comfortable, the linens are high quality, the bathroom is very modern and attractive with high-end fixtures and is well-stocked with towels and the unit is thoroughly cleaned every two weeks. Since our children have both lived here for some time, we are very familiar with San Francisco and this is a great, well-located place from which to explore the city, with the Muni rail only four blocks away and a bus stop literally at your doorstep. We would not hesitate to stay here again!

Kim was an amazing host! . I had to find this place in a jiffy since the prior host had to cancel their reservation on me. Kim was very courteous and accommodating from the moment we got to SF from the time we left. She met us to make sure we got to the place o.k. and to make sure there wasn't anything we needed. She gave great recommendations on some local eats and coffee that were delicious. The place was spic and span and very modern. The neighborhood was also great lots of things walking distance and I felt really safe. Our flight left in the evening and she even let us keep our stuff stored for the day which was awesome. I highly recommend this place and would for sure stay here again.
