The house is located at Nova Tierra Village, Lanang, Davao City. This location is very near beach resorts, Malls, Public markets, Domestic and international wharves, and the international airport.
Distance to nearest shopping is 5 min walk to the main gate, or you can use bicycle.
To SM shopping mall is about 10 min with taxi, 15 minutes to the airport ( which cost only 100-150 P depends of traffic situation ) and 10 minutes to the ferry boat to Samal Island and Paradise Beach resort. The ferry boat takes only 7-8 minutes.
The Lot area is 400 Square meters surrounded by a concrete perimeter fence with sharp metal barriers for added security.
The main house is 140 Square meters with two spacious bedrooms each equipped with a toilet and bath. The living room is very spacious in the house. For added convenience, the house features an indoor kitchen and another outdoor kitchen attached to the main building.
On the rooftop, a solar heat reactor for hot water supply is mounted, so you do not use electricity for hot water in the shower.
At the back of the main house, an annex building features a storage area.
All rooms are equipped with a remote controlled wall mounted split type air conditioning units.
The front garden features a Grotto and a little pond.
You pay the electricity at the time of checking out in PHP, so be sure you have cash available.
We use approximately electricity for around 4000 PHP/month. This is depending of how much you use the air-con of course :)
The cost is 7,50 PHP/kWh.
About hot water, there is hot water in the entire house. The water is heated by the sun on the roof of the house, so you have no expenses with electricity heaters.
Since we live in the house our self 6 months a year, the house is fully equipped with everything you need, from kitchenware to furniture's, oven hot/cold dispenser, indoor as well as outdoor.
Gasol/Propane for the cooking is free of charge. We have a large oven where you also can bake inside.
Internet connection is also free, Television with the free canals only. No satellite channels as of now.
You will be able to use the entire house, except for one room which will be locked. You are free to use kitchen inside or outside. The whole area around the house as well. A washing machine is located on the back side which you can use too.
We are not staying in the house while you rent.
So you have pretty good privacy.
A very safe, clean and tidy area, without any flooding in rainy season, what so ever. The subdivision is large, and most houses has very high quality. A very short trip down to the ferry to Samal Island is a must.
There is several ways to get transportation.
From the well known tricycle, to jeepneys and Taxi.
Taxi is often in the area, so it is easy to find one.
If you rent a car, you can park outside our gate.
We have a caretaker who lives inside the property. He will open and close the gate and be at your service any time you need. He also keep the area around the house clean and tidy.
The pictures taken is our own, so what you see is what you get. No flashy wide angel lenses which gives an unnatural impression of the house. :)
We expect that our guests care for the house and our private items inside. We want to return to the very same house as we left. Our caretaker will see to that the area outside the house is tidy and maintained. He also can help you with information and do some errands as well.
Smoking inside the house is not allowed.
The property was just as described, and the reception from the caretaker was excellent.
The stay at the vacation house in Lanang was perfect for my needs, with more than adequate space for a group of up to 8 people visiting during the day to work in comfort and peace.
The property was clean and functional, with everything required available.
The dogs were always on hand to welcome visitors and to make sure that we were aware when people were coming to the gate.
The Nova Tierra Village itself is well laid out, with wide roads and a manned security gate that allows a high sense of security. While the village is sufficiently distant from downtown Davao to prevent problems due to overcrowding, trips to the Victoria Plaza complex and the city itself are not a problem, although the traffic in and around Davao is typical of many Philippines cities.
Transport options are always on hand - particularly taxis and tricycles. The cost of taxis is very low compared with many other parts of the world, and all seem to be equipped with meters to ensure that your transport charge is accurate.
There is a well-stocked supermarket just a short walk from the village and numerous small shops inside the village complex itself.
The air conditioning kept the humidity and temperature in the house at a comfortable level whenever needed.
The surroundings around the house were always maintained in a clean condition during our stay, and we were able to enjoy the outdoor areas whenever needed.
We are a retired couple who stay 6 months in Sweden and 6 months in Davao. To help our economy we decided to rent out our house when we stay in Sweden. Usually we leave for Sweden end of March month and return end of October. We have a "houseboy" living in the property, who maintain the house and keep the surroundings clean. he might help you with any information and other small needs. He also close and open the gate at night and morning. We have three small dogs watching the property. They are very friendly and are used to visitors coming and going daily. Ronny will guard the dogs and he is the one taking them out when they need a walk.
