psPalms is a large luxury estate with 6 bedrooms, 7 baths, pool/spa, mountain views, huge indoor/outdoor living areas and all the modern comforts. This newly remodeled 4,600 sqft home is walled and gated for privacy and located in the Las Palmas neighborhood, often referred to as “the Beverly Hills of Palm Springs”. We are dog friendly and walking distance to downtown coffee shops, restaurants and more.

The space
psPalms- 665 Camino Norte, Palm Springs, CA is a large luxury estate with 6 bedrooms, 7 baths, pool/spa, mountain views, huge indoor/outdoor living areas and all the modern comforts and conveniences. This newly remodeled 4,600 sqft home is walled and gated for secluded privacy and located in the Las Palmas neighborhood, often referred to as “the Beverly Hills of Palm Springs”. We are dog friendly and within walking distance to downtown coffee shops, restaurants and much more. The house can sleep up to 12 and is the perfect retreat to enjoy with friends and family.

You enter the property thru a walled and gated entry for complete privacy. Passing by lush plantings and a water feature you enter thru turquoise double doors into the main living area with 20’ vaulted and beamed ceilings. Marble terrazzo floors lead to a huge sunken living room, dining/lounge area and a newly remodeled open kitchen. Glass sliding doors run the length of the rooms leading onto the large covered patio, outdoor kitchen and pool/spa area all with mountain views.

The living room features two 9’ extra deep sofas perfect for curling up and relaxing with cocktails or enjoying a movie with the family on the 70” 1080p LED HDTV. Open the glass sliding doors to the covered patio to enjoy the mountain views and true indoor/outdoor living.

A few steps up from the living room you enter the dining/lounge area featuring an 18 foot banquette with dining for up to 16 people. Overhead are 3 sputnik chandeliers to set the perfect mid-century tone while hanging out in the lounge area enjoying conversation.

An 11’ marble peninsula with seating for 4 or more opens into the newly remodeled kitchen from the lounge. Brand new high gloss cabinets, marble counters, sinks, faucets, appliances…you name it, its new and we've probably got it! A true gourmet kitchen that makes preparing meals a joy. Pass thru windows to the full outdoor kitchen and grill complete the experience.

The living room, dining/lounge area and kitchen are open and flow onto to each other allowing complete interaction with friends and family no matter where you are. You can be in the kitchen preparing meals and still interact with your guests and family in the living room or lounge. True open concept living at its very best.

Entering the outdoor entertainment areas the first thing you'll notice is the spectacular mountain views from everywhere in the pool and outdoor areas. A fully walled and hedged perimeter gives you complete privacy making you feel like there is no one else around.

Slide open the glass panel doors to merge the indoor and outdoor lifestyle. A fully covered patio wraps the entire back of the house. The covered upper terrace features an outdoor dining area for 16+, multiple lounge/seating areas and a full outdoor kitchen with bar. A few steps down is raised terrace with fire-pit overlooking the pool/spa area below…and of course the gorgeous mountain views no matter where you are!

A large open stairway leads to the pool/spa area. A brand new 48' saltwater pool features a stunning mountain view, a hand plastered ultra smooth finish, 3 fountain jets, built-in seating, tanning shelf and a lap lane! The perfect place to relax and enjoy, or get in a few laps in the morning.

On the far side of the pool are 2 queen-size outdoor lounge beds. Multiple chaise lounges with umbrellas, and a poolside dining areas surround the pool. The perfect place to curl up for an afternoon nap, read a book, watch the kids play in the pool or to get some sun. And let’s not forget the brand new 8 person fully tiled spa tucked into the corner under the palm trees! It's like having your own private resort; you’ll never want to leave!

Outdoor plugs and WIFI are available so bring your iPad or laptop if you need to catch up with the rest of the world. Built-in outdoor heater and a fire-pit keep the things toasty in the evenings if it gets chilly.

We know you like your high tech entertainment and goodies as much as we do, and here are just some of the features we’ve got for you. 70” LED 1080p HDTV in the living room, LED HDTVS in all 6 bedrooms and the kitchen. Whole house Spectrum cable with Netflix accounts programmed. Google Chromecast, Apple TV with AirPlay and Bluetooth for surround sound stereo system. Hidden color-changing LED mood lighting for fun.

Super-fast WIFI with outdoor extenders will easily handle large parties and allow you to connect anywhere on the property. Video Doorbell and security system. State-of-the-art heating and cooling system. Built-in USB wall-chargers in main areas, bring your own adapter.

KITCHENS:
Brand new and fully remodeled! Stunning gourmet main kitchen features Italian Carrara marble counters, island and bar. White and grey high gloss kitchen cabinets. 6 Burner Viking gas range. Bosch in-wall oven + microwave. 48' Kitchenaid built-in Fridge/Freezer. 3 sinks with Hansgrohe faucets. Dual dishwashers, trash compactor, separate ice maker, beverage center, and secondary 30” all fridge. Fully stocked cookware, bake ware, cutlery, dinnerware, blenders and small appliances ...you name it and we’ve probably got it! And if we don’t please let us know!

The new outdoor kitchen features Italian Carrara marble counters and bar with stainless cabinets. 42” built-in gas grill, stainless fridge and dishwasher, sink with garbage disposal. Fully stocked outdoor dishes, glasses and bar-ware. Pass thru windows from the main kitchen makes cooking and clean-up a breeze!

BEDROOMS:
The first 4 bedrooms are located in the east wing of the house. The master suite is huge, almost 400 square feet of space to relax and enjoy; it includes two king size beds, gas fireplace, huge bathroom with dual sinks, huge oval bath tub and a seating area with views of the pool and mountains. Bedrooms 2 and 3 feature queen size beds, while bedroom 4 has two queen size beds. Each of the bedrooms has their own private bathroom, private outdoor space, HDTV, 100% cotton sheets and more.

The 5th and 6th bedrooms are in the West wing of the house, and can be closed off for additional privacy. Bedroom 5 has two twin beds with private bath and no direct pool access, perfect for small children. Bedroom 6 features spectacular mountain views from the king size bed and private patio. A gas fireplace with marble surround and a private marble bathroom with huge Jacuzzi tub makes for a cozy and sexy retreat.

All bedrooms feature 1080p LED HDTV's, high thread count 100% cotton sheets. Super-fast whole house WIFI allows you to connect anywhere on the property.

BATHROOMS/LAUNDRY:
The house features 7 bathrooms, so there is never a wait to shower! And to make sure there is plenty of hot water we’ve installed two large capacity hot water heaters! Each bedroom has its own private bath featuring new fixtures, toilets and tile. Clean, fresh and convenient! Bath 6 (bedroom 6) is brand new and features Italian Carrara marble floors/walls and a huge 42”x72” Jacuzzi tub! Bath 7, in the common area, is also brand new with floor to ceiling Carrara marble and a large walk-in (no threshold) shower perfect for guests with mobility issues. Bath 3 also features a no threshold shower for guests with limited mobility.

A brand new laundry area features 2 large capacity washers and 2 large capacity dryers. You’ll never have to worry about waiting for a load of laundry to finish! 100% cotton bath and pool towels are provided, with extras to spare. You won’t run out of towels!

We own and manage only our own homes, you are working directly with the owners. We take great care in our properties and it shows. From initial inquiry, thru booking, arrival and departure we will personally take care of you. That means quick response to all questions, a personal meet-n-greet with home tour and 24/7 support during your stay. We are always just a text or phone call away. While we do not offer additional services such as private chef, caterers, etc. we are happy to provide suggestions and references to great local resources. It is our goal to make your stay with us a memorable experience and to have you coming back to stay with us again.

Palm Springs Vacation Rental Home Ordinance #1918:
New laws that apply to all Palm Springs vacation rental homes.

• Complete ban on all outdoor music and amplified sound. There can never be any outdoor music heard from outside the residence.
• Outdoor “Quiet Time” between 10pm to 10am.
• Overnight guests limit = 12 (Adults, kids, babies) + up to an additional 2 children under 12.
• No more than 6 total cars may be parked on, or in front of, the property.
• Trash must be disposed of in provided receptacles and cannot be visible from the street.
• All stays require a separate and signed rental agreement. (Online signatures via DocuSign)
• Primary renter must be at least 25 years old.
• Government issued photo ID must be provided by primary renter.
• All adult guests must sign the city of Palm Springs “Rules and Regulations” sheet agreeing to abide by all local Vacation Rental laws.

The city of Palm Springs now has “Vacation Rental Compliance Officers” to patrol and monitor all vacation rental homes. Any violation of the above laws the city will issue you a $500 ticket. Any guest receiving a citation from the city for illegal outdoor music will be asked to leave with no refund.

When in doubt please ask us for clarification on any issue.

Please Note:
• Nightly rates do not include $495.00 cleaning fee, optional pool heat of $69/day, $500 refundable noise/security deposit and 11.5% Palm Springs City tax.
• Check-in 3pm-5pm, Check-out 10am. Early check-in, late check-out may be available for an additional fee.
• No Smoking in house.
• Dog(s) are accepted but only with prior consideration and must be pre-approved.
• House is not child proof; the pool is not separated from the house, may not be suitable for small children
• Any commercial photography or filming requires pre-approval and additional fees.
• Outdoor/Front of house security cameras, Ring Video doorbells and NoiseAware sensors are present on the property.

Cancellation Policy:
• 100% refund if canceled at least 60 days before arrival date
• No refund will be given for early departures.
• Special event weekends and holidays (Christmas/New Years, Thanksgiving, Coachella, etc.) and long-term rentals (stays 28 nights or more), will receive no refunds unless we are able to re-rent at equal value.
