This Awesome 2BR/2BA ground floor condo is fully furnished with classy, comfortable furniture, granite counters, stainless steel appliances and a flat panel TV with full cable (about 75 channels) and WiFi access. Each bedroom features a queen size bed, one of the rooms has a private bathroom with walk-in shower and the other bathroom is a full bath in the hallway next the second bedroom. The living room has a very comfortable pull out sofa that sleeps two. No car is needed if you want a pedestrian friendly opportunity but if you rent a car, then secured/gated/covered parking (1 car) is available on site.
Walking distance to everything in the downtown area including Alamo Drafthouse Theater, hundreds of restaurants & bars plus the pride of the city - Lady Bird Lake (Town Lake) Hike & Bike Trail. This condo is across the street from Austin Convention Center so literally a 1-2 minute commute for those in Austin on business.
The world headquarters flagship store of Whole Foods is a long walk (15 min) or very short cab ride away. 'SoCo' = South Congress Avenue shopping and restaurants are a 15 min walk away by just crossing Town Lake from downtown. This condo is an amazing location and the living space is great too. Sound proof windows were added to bedrooms and living room in October of 2012.
Please note; This is a NON SMOKING unit. A $250 fee will be charged.
Also, NO WILD PARTIES - DO NOT BOOK IF YOU CANNOT ADHERE TO NO LOUD PARTIES/NOISE Between 10PM and 7:30AM. The neighbors are full time adult professionals/residents and the unit may not be leased for a party. It's a great home and home base for people wishing to visit Austin, live like a local and avoid being in the hotels. Walk across the street to one of the bars for time to be loud and crazy. Noise fines from the HOA are $250 per incident and guests will be charged for any received during their stay.
Your deposit is fully refundable, provided the following provisions are met and a claim is not made:
• No damage is done to unit or its contents, beyond normal wear and tear.
• No charges are incurred due to contraband, pets, or collection of rents or services rendered during the stay.
• No items are missing from the condo.
• All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
• All rules of the condo association are followed. Rules are in kitchen drawer. This is a residential community with permanent residents.
• An extra cleaning fee may be applied if the condo is left excessively messy/dirty.
Your stay can be terminated subject to violation of HOA Rules as well as city, county and state laws.
NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available at an additional rate. We do not permit towels or linens to be taken from the units.
FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
CHECK-IN / CHECK-OUT – The condo is in a gated community and is self check-in with a keyless entry. The code to the pedestrian gate and the code to the condo is email a few days prior to check-in. There is one gated / covered parking spot that comes with this unit and the garage remote is left on the kitchen counter. The remote is needed to enter and exit the garage. So you will need to access the condo first to get the garage remote prior to parking. If the garage remote is lost a $50 charge will be applied. Please also do not use the fireplace. Front door and windows must be locked upon check-out.
Rates already include required city/state hotel tax of 15%.

We really enjoyed our stay. The condo was clean and convenient. It was also great to have a parking spot! We enjoyed being able to walk to pretty much everything. And by everything I mean bars and delicious food.
As other commenters have written, we ran out of hot water on the first day. Just plan for that if you're a large group!
We had an excellent time! Stacey made check-in really easy, and the apartment is in a great location! The apartment was a wonderful place to come back to after a day on the town.
Condo was clean, quiet and comfortable. Located in a very convenient downtown location. Stacey immediately responded to our questions.
This condo was exactly what we were looking for and it didn't disappoint. It was very clean and comfortable and located right near the convention center and downtown. The only negative was that with three adults trying to get ready for a conference at the same time we quickly ran out of hot water. After the first day we adjusted our schedules and all was fine!
Got the email instructions we needed to get inside and everything was super easy. The apartment was cute, comfortable and clean. The neighborhood was great -- right in the heart of Downtown Austin!

I'm a very proud native Austinite (3rd generation) I love taking advantage of all the great things Austin has to offer from the numerous outdoor activities, music venues/events, to shopping and eating at all fabulous local shops and restaurants.
I’ve lived in the Bay area San Jose/ Morgan Hill CA, including Las Vegas NV - But always find my way back to my beloved hometown, ATX.

I joined National Agent Network as the office manager in 2010 where I became very active in the management, screening and booking process for our Vacation and Corporate properties managed by (website hidden).
