Art Deco chic in the heart of South Beach! 1-bedroom condo located at the corner of 15th St. & Washington in South Beach. You can dine or have cocktails on our lush, private garden patio for your EXCLUSIVE USE. Our condo has a pool for all residents (only 26 units) - a rare find for a period building. We are situated only 2 blocks to the beach, Lincoln Road, Ocean Drive, Espanola Way & 3 blocks to the Convention Center - everything is within easy walking distance. Our unit is nestled in the back of the building, away from the hustle & bustle of South Beach.

Our building has the best location in SoBe, just 2 blocks from the ocean and Lincoln Rd.
Like most Art Deco period buildings in South Beach , we do not have dedicated parking; however, there is a public parking structure situated only 2 blocks away on 16th & Collins Ave ($1 /h with a max. of $16 per 24h)
Flat-rate taxis from the Miami airport cost approx. $33.00 plus tip (10%) and there is an express bus called the Airport Flyer #150 that drops you at 16th & Washington for approximately $3 per trip. You can easily rent a car for a day trip at THRIFTY CAR RENTAL; they have an office conveniently located only 2 blocks away at 15th Street & Collins. For your stay on South Beach , you may find that a car is more of a burden than anything. You can easily walk to most places, taxis are abundant and there is a local South Beach bus that only cost $0.25 per trip!
It is strictly forbidden to party or make excessive noise after 11:00 pm.
It is also forbidden to lodge more guests than stated in your contract.
Henri’s place is absolutely beautiful, just like in the photos. Although we didn't use the private garden and private pool much we did appreciate the fact they were available to us. The apartment is very spacious and we were able to comfortably house three people in total in the space without feeling cramped. The location is PERFECT! Everything is in walking distance: the beach, restaurants, clubs, bars, shopping centers, etc. Miami beach is amazing and if you’re looking to have a great time here is the place to stay. However, one con is that when we came to the apartment after a long day’s fun, there was a smell of mildew. Not sure exactly where the smell was coming from. It was not a major problem at all, but it should be addressed. Other than that my friends and I had a wonderful time in Miami Beach and this place was a big factor behind why.
The location of the apartment was perfect!!! Close to everything, and extremely close to the beach and good restaurants. The apartment was plenty of space for 2 people and to have friends over for drinks. The outdoor space is a great touch (especially loved having breakfast outside in that great weather).
The apartment was pretty clean overall, however like other reviews mentioned there was a little musty smell. That aside, everything was fine.
Overall I would say this is a great place to stay for a Miami trip. We will definitely try to rebook it for next year.

I never met Henri and only talked to Patty (property manager) by phone. She was very nice and helpful.
The apartment is in a great location with walking distance to everything. The decor is cheerful and fun. The King bed was very comfortable and the room is quiet away from street noise. The apartment is as pictured however could be cleaner as mentioned in previous reviews. We actually cleaned the ceiling fan in the bedroom ourselves and I mopped the floors.
I really enjoyed staying in an older building with history and character however there is a dampness in the apartment and a strange smell (like sweet ammonia) coming from the a/c unit in bedroom. Owner should look into it cause it's probably an easy fix.
We payed only $110 per night and for that price and that location there is not one complaint that I couldn't get past. We really had a fabulous time overall and felt lucky to have rented this apartment.
We had some minor problems at the beginning of our stay. The apartment was not available and not cleaned on the day we arrived due to an error in the housekeeping planning. But Henry was very nice and fixed it within a few hours.
The location of the apartment is very good. All is in walking distance,
lots of restaurants and shops nearby. And nevertheless it´s quiet. The apartment itself is quite nice but should be cleaned more carefully (especially the curtains in the bedroom need to be washed). And unfortunately it´s not possible to open the window in the bedroom. We think that it would be better to offer the apartment for 3 persons. Otherwise the 4th person has to sleep on the floor on a mattress.

“Henri” assured us nearby parking was $16 a day and instructions that followed said $16 - $20. Still reasonable, we thought. But we happened upon a holiday weekend and boat show. Arriving in the morning the parking was $25 for 6 hours and by afternoon, the gougers were charging $40 for 6 hours. We could have booked the Ritz Carlton! Frantic, we called Henri and got an answering machine. Luckily, the cleaning lady, our only local contact, took pity and found some of her own Miami Beach Guest street parking passes for us. "Henri" never responded. Our Airbnb local host “Henri” turns out to be a rental agency in Panama. Mildew permeates the condo and is still haunting our clothes and luggage and with no screens on windows or doors, mosquitos enter if you try to air it out. The condo, however, is sparse but comfortable, in a great location and on a quiet street, only a few blocks from the beach and Art Deco action and Lincoln Mall with good restaurants and boutiques. But the parking misrepresentation could have been a financial disaster. Our first experience with airbnb. Never again, folks!

I understand that you have been deeply exasperated by the high prices in town, especially the cost of parking during during the boat show week. However, we can't be blamed for that ! The City decided to increase the rates of public garages during the boat show... well, I didn't know... neither is it stated in the official web site of the city where they give public garage rates. I doubt that the Ritz Carlton would have been a solution at a time when any hotel sells for between $300 and $500 a night...
Nevertheless, my local manager (not the cleaning lady...) lent you a residential pass for parking in some restricted streets... I would qualify this as outstanding personal service!
I am Henri, your host, and I am not always living in Miami for the reason that I also have properties in Europe and in Panama where I have my main office. I can't be everywhere at the same time. That's why I have local managers...
Your frantic pursue of a discount led you to invent a mildew problem in our property. Believe me... if we had a mold issue, every single comment would have mentioned it. I immediately inquired about your comment and it resulted that there were only some minor brownish spots in the corner of one of our bathrooms due to a previous leak from upstairs that has been repaired since.
Like most high-end properties, we do not have screens on our windows. We have 2 brand new AC units regularly serviced by a maintenance company and, for everybody information, there are no mosquitoes in the center of Miami Beach. If there were, all cafes and restaurants would not have terraces but would confined behind the proposed screens!
