If you are looking for a convenient location, and a quiet, comfortable place to relax during your stay in Toronto, you've come to the right place.
I am a conscientious host, and my house is always in great condition: clean, tidy, well-organized and comfortable.
I prefer to keep bookings to a one week maximum. I'm sorry if your stay in Toronto is longer!
Convenient street parking: My street is not busy and there are always parking spaces available nearby. Parking is free on the street during the day. Between midnight and 7am a permit from the City of Toronto is required, which costs $20 per week or $13 for 48 hours or $9 for 24 hours. A parking permit is easy to buy and print on-line. I would be happy to help with this.
Front door: The front door is operated with a 4-digit code, so you will have 24 hour access to the house without worrying about keys.
You will have your private room as well as use of a large, beautiful bathroom. Shower and bath both available. Soap, shampoo, fresh towels provided.
Laundry: There is a washer and dryer that you can use without charge.
Kitchen: You are welcome to make use of the kitchen refrigerator and make meals whenever you like. I have a gas stove, gas oven, microwave and toaster oven for you.
Sun room and back yard: At the back of the house enjoy relaxing in the bright sun room. Feel free to use the barbecue or spend time in the back yard.
Interaction with Guests
Apart from introducing myself and saying hi, I can be as involved or uninvolved as you like. If you'd like suggestions for area restaurants and things to see and do I would be happy to help. If you'd rather be left to your own devices that is just fine as well.
The neighborhood around my house has everything a visitor could wish. I am steps from Bloor Street and a short walk from the very popular College Street and Ossington areas. Dufferin Grove Park is close by.
My house is a five minute walk from the Delaware Avenue entrance of Ossington Subway station, which is on the Bloor line.
Other Things to Note
Check out: I usually have guests arriving on the same day as guests are leaving. On the final day of your stay you are welcome to use the house as your base. The living room, back yard, washrooms and kitchen are all available for you. Please aim to vacate the bedroom by noon so that I can get it cleaned and tidied for the next guests.
There are no particular house rules apart from no smoking in the house. My guests have all tended to be very easy to host: polite, friendly, easy-going.
We had a very nice stay at Joshua's. He's an attentive host, welcoming us, helping us indicating a very nice restaurant for our 1st dinner.
The room is very nice, clean an comfortable. The house is well located, at 10min from a subway station.

We had such a good experience at Joshua's place that we didn't hesitate to stay again. This was our second time and as always, Joshua was very welcoming, respectful, easy to communicate with and his place super clean. His home is well located, close to the Metro and near plenty of cafes and restaurants. If Joshua's place is available, don't hesitate to book before someone else does!
We had a great stay at Joshua's place. The room was large, bright, and there wasn't a speck of dust on the floor. We also had a new, clean bathroom to ourselves in a huge house. Joshua was very welcoming and pleasant, and while he went out of his way to provide us with anything we needed, he also respected our privacy. Though the place is very close to downtown, we slept peacefully. Would recommend Joshua anytime as a great host.
Joshua did everything to make sure that we could settle in. The room is spacious and very clean, so is the bathroom. He is a great host and we enjoyed staying with him very much. He bakes excellent pies by the way. The neighbourhood is funky and lots of nice places to eat or drink, or have breakfast. Thanks again Joshua, we will certainly be back! :-)
Our host was home when we arrived. He had provided clear and detailed instructions as to how to get to the B&B. He showed us around the house (the bedroom, kitchen, sunroom, bathroom) - bedroom and bathroom were on the 2nd level. Parking was good - right in front of the house on the property, not on the street. Room was spare and unadorned, but comfortable - bed was great, room was clean, and location, even though just below Bloor St., was quiet. Bathroom was spacious and clean, but shared - would have preferred private bath. Appears to be someone who lives upstairs on the 3rd level - wouldn't want too many more people coming and going in the house - ends up not feeling special. Breakfast was a bit of an issue - can't really call this a Bed & Breakfast - basically help yourself to cold cereal - my husband was unable to find any milk for the cereal - host was out of the house at the time. Host was very helpful with restaurant suggestions and also provided directions to a parking spot at his office near Bloor and Yonge. Suggest that host should contact individual at the main building at the office if guests are using parking there - a man came out of the building when we arrived back at our car after shopping and demanded to know "Who are you and what are you doing here?", rather belligerently - seemed to need a lot of explanation that we were using a parking space offered by Joshua Lyons. Would rate this experience 6.5/10.
Joshua gave us a very warm welcome when we arrived in Toronto. His place is just awsome. Our room and the whole house were very clean and really big. The place is located just a 5 minute walk away from the subway to downtown Toronto. A lot of small shops and good restaurants are just around the corner. Although the house is located conviently close to shops, restaurants and the subway it is still very quiet at night and we were able to sleep without earplugs and open window. Joshua provided us with a lot of information material of Toronto and some really good food recommendations. We really felt very comfortable around Joshua and in his home. Thank you for everything.
My room was ready and waiting with fresh towels and a pitcher of water and a drinking glass on the dresser by the window. After following the very clear instructions, I was welcomed in to my room by an open door and tons of light. It took the guess work out of which door to open.
Joshua and everyone I met in the house were welcoming and the house invites you to use the Kitchen and back yard.
