Enjoy a private space in a lovingly updated 750 sq foot carriage house behind a circa 1904 house in historic Sanger Heights Neighborhood. NOTE: Please ask us before instant booking a Sunday arrival. Again, please do not book a Sunday arrival without asking us first. Thank you!

The space
You will enjoy your own private entrance (you never have to see the dogs or kids if you don't want to) with your own private driveway accessed from the alley. The "carriage house" is an old place with original features such as a brick chimney, wood floors, and a wall made of scrapped barn wood that we recently discovered and uncovered! There are modern amenities such as central heat and air, a walk-in shower, and a full kitchen with granite counter tops. The carriage house also has a separate outdoor space with a bistro table and chairs.

Best suited for 2 people but can accommodate more using the couch and/or air mattress. We also have a rollaway bed (slightly narrower than a twin) with a thick mattress. According to city code, we can accommodate no more than 4 adults and no more than 4 individuals that are not related by blood, marriage, or adoption. If you are a couple with 3 children, you are okay since you are all related and are not all adults. Our license # is 18-008.

No pets allowed at this time with the exception of certified service animals.

Note that we are a small, busy family working gradually to improve the grounds.

In the neighborhood: You will be in walking distance from Laverty's, Show & Tell Antiques, the World Cup Cafe and Fair Trade Market (a breakfast and lunch favorite), Baked Bliss, D's Mediterranean Grill, Shipley Donuts, and the Jubilee Food Market.

Note that we live in an eclectic neighborhood that is economically and ethnically diverse, like much of Waco. We have lived here for over 16 years and have many wonderful neighbors.

I am a licensed social worker (and Baylor alum) who has taken a break from my counseling career to homeschool my son. My husband, James, is your other host. He has a degree in ceramic art, gives art lessons, and works for the federal government. Before he took a desk job, he also worked as a crime scene technician. We have 2 kids and 2 dogs (plus my daughter has a toy Chihuahua that she is responsible for taking care of). I am a native Wacoan who moved back here after college to get a Master’s at Baylor. My husband and I have lived here for over twenty years and raised our children here. We had the opportunity to buy our dream home and have been blessed to make this house and neighborhood our home. I love to walk to the World Cup Café and have breakfast with friends and neighbors. I also volunteer there with my son once a week (the World Cup is run by a non-profit organization called Mission Waco, which is also based in this neighborhood). We’ve always dreamed of running a Bed and Breakfast, and now Airbnb has made that so possible and convenient! We have always loved staying in Bed and Breakfasts when we travel and are continually inspired. We hope that you see the difference that inspiration makes in what we are providing for you!
