This charming apartment will let you experience the magic atmosphere of Venice at its best.
Situated at the second floor of a building of the 17th century with only 2 units, it has an enchanting view on a typical venetian canal and on the Arsenal.
The spacious and well-lighted apartment has just been fully restored with design furniture and every single detail has been studied to create a comfortable environment and to make you feel at home.
The living area includes a fully equipped kitchen and a separate living room both overlooking the canal. The living room features a dining table for 8 and can become a bedroom with the large sofa easily turned into a double bed and the design wardrobe. The sleeping area includes a double bedroom with a wardrobe and a room with a bunk bed, a desk and wardrobe. The bathroom has been restored with a large shower for maximum comfort.
An additional comfort is a private laundry room at ground floor equipped with washing machine, wash basin, iron, ironing board and clothes horse facilities.Extra amenities are hair dryer, dishwasher, microwave, Italian and American coffee machine, electrical kettle, 32" TV, independent air conditioning and heating, free internet wi-fi, Ipod speakers, baby bed, sheets and towels for you all.

The apartment overlooks a typical Venetian canal and the famous Arsenal museum and it is at a stone's throw from the prestigious Venice Art Biennal. Its position is perfect to enjoy the many different flavors of Venice. It takes only a few minutes walking along the romantic and fascinating Riva degli Schiavoni to reach Doge's Palace, the Bridge of Sighs and San Marco basin with its magic atmosphere and the fashion streets. At the same time it is close to the less known but authentic atmosphere of via Garibaldi with its fruit, vegetable and fish markets offering picturesque images from the past. In this area there are as well the most renowned hotels and restaurants where you can taste typical venetian and international kitchen. Easy to reach are also Murano, Burano and the Venice Lido, well-known for its amazing beaches and the internationally famous Venice Film Festival. The closest ferry stop are Arsenale and Giardini Biennale, from where you can reach the apartment without passing any bridge.
- ARRIVAL AND DEPARTURE:
Unless otherwise stated in the individual descriptions of the properties, the arrival/departure times are as follows:
Arrival: between 3 PM and 8 PM.
Departure: between 9 AM and 10.30 AM.
Arrival from 8 PM to 11 PM: 20 euros.
Arrival from 11 PM to midnight: 40 euros.
Arrival from Midnight to 3 PM: during this time period, we do not allow guests to check in.
(Luggage deposit can be found at train station at a fee - so please check directly with the relevant locations what the arrangements are).
- TOURIST TAX:
From the 24th of August 2011, all visitors who stay in an accommodation facility within the territory of the Municipality of Venice have to pay the “Tourist tax”.
The overnight tax varies from € 0.75 in low season to € 2.00 in high season. It is due only for the first 5 days.
Kids under 10 years of age do not pay. Youngers from 10 to 16 years of age have a 50% reduction.
The collected funds will help the City improve the quality of the tourist services (services, museums, events...) and finance works aimed at maintaining, using and salvaging the city’s cultural and architectural heritage.
Extras that can be ordered upon request and prior to or during arrival (but please give us as much notice as possible):
A baby cot: €10
During your stay, you can require an extra cleaning: from €50 to €70
Private parking upon request: €25 per day
On the positive side: very great location
On the negative side:
* Only one air-conditioning for the entire apartment (in the living room), meaning that the people in the 2 rooms were not able to sleep because of the very high temperature
* Also, the sofa bed is kind of broken and very uncomfortable. Anytime you try to move in the sofabed during the night, you can feel the springs and the sofabed moves. Extremely bad quality
In summary, there were 6 of us. In the living room, aircon but bad bed quality, we didn't sleep. In the 2 other rooms, temperature was so high that my friends didn't manage to sleep either.
I wouldn't recommend this place during a hot summer.
The greeter was very friendly. He gave us two maps and recommended restaurants, where to go and others. It is located in a great location. The street behind this place has restaurants, supermarket and others. The place is small and there is only one air conditioning in the living room. Therefore, the room by the main door was a little stuffy.
The apartment was very clean. The neighborhood is very nice, but about a 20 minute walk to San Marco. On the downside, the wifi didn't work for half of our trip making it difficult for us to communicate. They got it fixed eventually, but it was an inconvenience. Additionally, the apartment is very hot in summer and there are no fans for the bedrooms. The AC is a window unit and it is only in the living room. The bedrooms are very warm. The greeter who met us at the bus stop was very nice, but it was difficult for us to find her because she wasn't carrying a sign. Without Internet, meeting up with her is challenging. Faville also closes certain hours of the day, so there are certain times when they will not pick up the phone to help you. This also caused problems. Overall, it was not my best air bnb experience.

We are sorry you had some problems with Internet connection during your stay and, as you know, this problem was not depended on us. Unfortunately there was a line problem caused by the phone company and, even if we stayed days on the phone with the operator, they solved it only after a few days.
Concerning the meeting for the check-in, we give a precise meeting point to our guests otherwise it is difficult the meeting if they go to a restaurant or café. But at the end everything was solved so we hope you appreciated our effort to make your stay a good experience.
The apartment was wonderful! We got picked up at the water station right on time. It's the perfect location to center Vience where all the tourist locations are. Apartment is decorated very nicely and has everything provided.
Faville Tours delivered. This was our first Air B&B experience and they set the bar high. Their description of the apartment was accurate as were the pictures. They were very responsive to my emails, professional and helpful. They were also very patient with me as I had not solidified my arrival time until a few days before arriving.
A gentleman met us at our vaporetto stop and led us to the apartment. Our less than 5 minute walk to the apartment included a walk through this charming park, lined with giant, shade trees and benches that beckoned you to sit down and watch the pigeons forage for food and the locals converse while walking their dogs. We arrived to our street which was lined with families, patron-filled restaurants, an outdoor fish market and clothing vendors. There were very few signs of tourism. The neighborhood was quiet but filled with life. We were checked in quickly and given all the info we needed to be familiar with our apartment and stay. The gentleman even offered to help us at the grocery store.
We arrived at our apartment and walked up to the 3rd floor and opened the door. The apartment was clean, bright and perfectly located away from all the hustle and bustle of the more touristy areas. The apartment was well equipped for our family of four. There were toys and games to entertain our 2 and 4 year olds, many places to visit within walking distance or within minutes using the water taxis and a grocery store less than a block away. There was also a handbook that helped us become acquainted with our apartment, the neighborhood and Venice as a whole.

There were positive and less positive aspects of this experience: Positive things were the communication from the agency which was extremely organised, prompt and responsive. Also the location is great; quiet and less touristy than other locales with a really pretty outlook. Not so positive: the apartment is really tiny - probably fine if it's just two or three traveling but very hard if there's 5. It's impossible to put suitcases anywhere other than a thoroughfare so we were tripping over each other. Also the pull out bed in the lounge is very uncomfortable.

We would like to let you know that the apartment has also an utility room downstairs where guests can leave the suitcases they do not need during the stay. My colleague and I had a wonderful stay in the apartment. We stayed during June which was a bit hot/humid and the AC is only in the main room (not bedrooms), but that was the only minor thing. It was a very clean space and exactly as described. Our hosts met us at the vaporetto stop and it was easy to come and go. Overall this was a great choice for our work trip, the neighborhood was perfect and the space was well priced. I would certainly stay there again.
