Your villa is perfectly situated on the 10th Fairway of the Beach Golf Course in the Waikoloa Colony Golf Course Villas, which is a Private, Gated community of townhomes on the South Kohala Coast within the world-renowned Waikoloa Beach Resort. The Waikoloa Beach Resort is just 20 minutes north of the Kona Airport and is also home to the oceanfront Hilton Waikoloa and Waikoloa Marriott Resorts. The Waikoloa Beach Resort is not to be confused with Waikoloa Village, which is about ten minutes inland.
Your villa provides 2 Bedrooms and 2 Baths, totaling over 1200 square feet plus 2 Lanais, as well as a 1-car attached Garage. It is perfect for Families or Couples vacationing together. The well-appointed kitchen has beautiful maple cabinetry and Granite countertops. Seventeen-foot vaulted ceilings in the living room area and nine-foot ceilings throughout the villa provide an open, island, and airy feeling. The Master Bedroom on the second floor provides a King Bed, private bath with dual sinks, separate Soaking Tub, stand up shower,walk-in closet, and lanai, while the second bedroom on the main floor provides 2 Twin Beds which can be converted into a king-size bed, and a bath with tub/shower. Additional guests can sleep comfortably on the convertible Queen-size sofabed. The complex offers ample guest parking, 2 Pools with Lava Rock Waterfalls, Jacuzzi, Tennis Courts, and Exercise Room. The main pool and air conditioned exercise room are just steps away from your villa, providing the perfect blend of convenience and privacy. Your villa and it's amenities exude quality and comfort.

A five-minute walk from your villa, the Kings' Shops offer unique shopping in art galleries, gift stores, and gourmet Restaurants such as Roy's Bar and Grill and Big Island Steak House (see link below). All this overlooking the lake, where they offer hula performances and live Hawaiian music. The recently opened Queen's Marketplace has a gourmet grocery store, numerous retail stores, a dive shop, great restaurants, and more!
Two golf courses are available at the Waikoloa Beach Resort; the Beach Course designed by Robert Trent Jones, Jr. and the King's Course (the clubhouse and King's Grill are a five-minute walk from your villa, see link below), designed by Tom Weiskopf. You will also find several other world-class golf courses within 15 minutes of your villa including the Mauna Lani course, host of many past Senior Skins Games with its signature over-the-water 15th hole; the Mauna Kea (a Robert Trent Jones, Sr. course); and Hapuna Beach designed by Arnold Palmer.
Less than a mile away at the prestigious Waikoloa Hilton Beach Resort, you can swim with the dolphins at the world-famous Dolphin Quest! Upon availability, Camp Menehune at the Hilton is available to non-Hilton guests and offers activities for children five and older so you can have a day to yourself to plan an adventure or just relax. Take advantage of the resort Spa's located at the Hilton and Marriott. Also less than a mile away, the perfect crescent shaped white sand beach at Anaehoomalu Bay offers Snorkeling, Windsurfing, and Kayaking, Sunset and Whale watching tours, or you can simply relax under the shade of a palm tree and watch the catamarans sail by. At the villa, we provide the following items for your use during your stay: bicycles, boogie boards, cooler, beach chairs, beach towels, and tennis racquets/balls.
LOOK at the photos - although they cannot possibly do it justice, they give you an idea of what your villa has to offer. It has everything you could ever want in a Hawaiian vacation where you will create memories that will last a lifetime!
Rates quoted are NON-Holiday rates. Holiday rates are $285/nt. (Thanksgiving, Christmas, New Year's, etc. and surrounding days). Inquire for your specific dates.
Check-in time is after 3 P.M. Please respect this time to insure the unit has been properly cleaned, inspected, and maintained for your arrival.
Check-out time is before 11 A.M. Upon check-out:
oStrip the sheets off all the beds that have been used and leave all dirty linens in a pile.
oLaundry should be for one day only.
oLeave the unit neat and orderly.
oPut all dirty dishes in the dishwasher and start the washing cycle.
oTurn off lights, fans, radios, TV’s, etc.
oClose all windows, sliders, and louvers.
oTake all trash to the dumpster. You will be charged a fee if trash is left in the villa or on
oLock all doors and leave the keys on the kitchen counter.
oFailure to comply with the above rules or excessive disorder may result in forfeiture of all
or part of your security deposit.
3. OCCUPANCY The maximum number of guests is 6. This number does include children. Any abuse of this may result in the loss of your security deposit.
4.RESPECT YOUR NEIGHBORS
This villa is located in a small complex and you do share some common walls with your neighbors. Please respect your neighbor’s peace and quiet. No loud noise or music after 10 P.M.
5.REPLACEMENT OF KEYS AND GARAGE DOOR OPENERS
There is a fee of $25 for replacement of each lost set of keys. There is a fee of $50 for a lost garage door opener.
Please use care when in and around the pools or ocean. Never turn your back to the ocean. Watch children at all times when they are near the ocean or pools. NO LIFEGUARD ON DUTY. Owner is not liable for accidents.
This is a non-smoking home. Absolutely no smoking in the villa. Abuse of this will result in the loss of your security deposit. You may smoke outside. However, please dispose of your cigarettes in a safe and environmentally friendly manner. Please do not throw them in the yard, the beach, the ocean, or over the lanai.
There is no charge for Big Island calls. Long distance calls must be charged to your home phone or calling card. Should you make any long distance call without charging them to your own account you will be charged for the cost of the long distance calls plus a $50 service fee.
9.USE OF THE PROPERTY
Lessee agrees to indemnify and hold Owner harmless for any and all liability, loss or damage arising from any nuisance made or suffered on the leased premises (including common areas) by the lessee, family members or guest from any use, negligence, illegal or improper conduct of said persons.

This agreement does not create a tenancy. Guest agrees that any violation of this agreement, the AOAO CC&R’s, illegal activity, or any other act reasonably determined by Owner in his sole discretion, will be grounds for immediate removal from the property without recourse.
11.VALUABLE AND PERSONAL POSSESSION
All personal property shall be the sole risk and responsibility of the lessee. Any personal possessions left on the premises shall be disposed of unless request is made within three days for their return. The costs incurred for returning personal items, includes postage and handling shall be deducted from the security deposit.
We do our best to control pests in our home and it is treated on a regular basis, however, pests, including insects and rodents, are a part of life in our tropical climate. Should any problems arise, please feel free to call the Owner and we will do what we can. However, the rent is non-refundable upon receipt.
Housekeeping service is not included in your rental costs except for the cleaning upon your departure. Home is supplied with a full linen closet and is self-sufficient. There is a washer and dryer for use during your stay. Laundry should be for current days only. Excessive laundry or cleaning will be charged to your security deposit. A small “starter” supply of bath soap, toilet and facial tissue, paper towels, sponges, and dishwashing detergent is provided. These supplies are provided as a courtesy and are not replenished. Additional maid services can be arranged in advance. The cost is $35 per man-hour with a four-hour minimum.
Please report any equipment or appliance failures immediately. We will do our best to have the appliance repaired during your stay. There will be no rent reductions or refunds for equipment failure. Although the Waikoloa Colony Villas is an established, completed neighborhood, there will be no refunds or moves if construction happens to be occurring nearby.
The list description was perfect, and the neighborhood was super relaxing and quiet. The place is great, and there are bars, cafe's and restaurants a stones throw away.
The property was comfortable, and I'd definitely stay here again.
Loaded with towels, snorkel, tennis, bikes, beach chairs, etc. Hot tub was hot and nice and workout machines top shelf. One small plumbing problem that happened while there was immediately addressed. Nice place.
A group of six of us stayed in the villa as we attended a wedding at Marriott. It was a very handy location for us and the house was great, spacious and very clean. The property offers a nice gym, swimming pool with Jacuzzi, as well as a tennis court which we enjoyed daily.
You need a car to stay here though as you have to drive to get to the beach, shops etc, but this is true about Big Island in general wherever you are staying.
The kitchen has everything you need and you can also find bicycles, snorkelling gear, tennis rackets, beach towels and toys.

We had a wonderful stay here! For us it was in the perfect location. We did lots of driving around the Big Island and this was a great spot to start from. Took about two hours to get to Hilo, and 30 minutes to get to Kona. It's also really close to some of the best beaches on the island.
There was more than enough space for my husband and me. If we'd been traveling with another couple, there still would have been plenty of room. The kitchen was filled with just about everything you'd need to cook a meal.
The master bedroom was spacious and has a king size bed. Great bathroom with a walk in closet too. We never used the second bedroom but it looked spacious as well.
The garage is a little on the small side but I was able to park our rental car in it and still get around (we had a mid sized sedan). There's a bunch of beach accessories in there too: umbrellas, mats, snorkel gear, boogie boards, coolers, chairs, floaties and even tennis racquets.
If/when we return to the Big Island, we will definitely stay again!
It was absolutely the best place to stay on Big Island. The Villa was equiped very well, everything was clean andthe atmosphere was great. When we first entered the building it felt like being home. I will come back as soon as possible.
This is a terrific condo on the west side of the big island of Hawaii about 20 minutes north of Kona airport. There are 2 bedrooms and 2 full bathrooms. The space is big and beautiful with gigantic vaulted ceilings in the living room. The master bedroom has a huge (king) comfy bed on the second floor. It also has a cute little balcony and a nice patio chair for relaxing and taking in the view of the golf course. The attached bathroom is large with a shower, big soaking tub, and a walk-in closet. The other bedroom has two small (twin) beds. This is perfect as a kids room. The beds might be okay for adults although they are on the smaller side. I did not test them out. The condo has a garage but it is on the smaller side. It was a tight fit for a sedan style rental car that I had. An SUV would have a rough time. However, there is additional parking outside (with a permit that was included).
The best part about staying here was all the little extras. The kitchen is well stocked with appliances and cookware. There is a blender, knife set, peelers, pots, pans, dishwasher, microwave, garbage disposal etc. There is even a spice rack. Everything you need to save $ by cooking at home. The closets have a bunch of towels many of which are beach towels that come in very handy. There is a washer and dryer so you don't have to pack as many clothes. The garage has snorkel gear (you must go snorkeling at "place of refuge" which is an hour and a half south and snorkel with the *wild spinner dolphins*!!! --Just like with people seeing the wild ones is way better than seeing the captive ones). The garage also has boogie boards (super-fun to be used at "magic sands" beach). There are lawn chairs for the beach, bikes, floaty toys, a cooler, etc. Basically everything you need to fully enjoy Hawaii but probably wouldn't want to buy for a one-time use on a vacation.
I had some minor issues with the refrigerator not working properly when I arrived, the iron being a bit leaky, the internet was a bit wonky, and the code for the bike lock was a mystery. However, the hosts management person (Suzie) was super-responsive and went well out of her way to make sure I was as happy as possible. They even offered to reimburse me for the groceries I lost to the refrigerator. These problems were minor but the service to make things right was really very impressive.
I highly recommend a stay here if you get the chance.
We had an amazing time on the Big Island in big part due to the great accommodations. When we arrived, the place was impeccable - clean and cozy. It had everything we needed - infant pack'n play, bicycles, snorkeling gear, beach towels, and even toys, which my 5-yr old happily played with. Pantry was stocked with necessities. Kitchen was sparkling clean as well, and had plenty of cooking tools (even a rice cooker!)
The property offers a nice swimming pool with Jacuzzi, as well as a tennis court.
The only drawback of this property is that you have to drive to get to the beach, but this is true about Big Island in general wherever you are staying.
