Pros: clean; walkably close to both downtown and rainy streets, franklin's. la BBQ (although it's on the sketchy east side of the 35 so not safe to walk alone as a female); hosts generally reply within a day, a/c in room 4; super centrally located. The person handling the rental was nice (I think it's a service they use and wasn't the actual hosts). Independent entrance/exit is great with their keypad system. Cons: more like a hostel than an airbnb; in a bad neighborhood, minimal furniture in room 4 (no dresser or table to put your things on, there's a night stand and a mini fridge); the bathroom is inside while room 4 is in the backyard (not fun when it was pouring while I was there); bed in room 4 is like a giant pillow, no support. And this doesn't really matter but there's a FOR SALE sign on the yard which just makes me wonder. The biggest CON - another reviewer said this too and I should have done something about it when I read it: the wall between room 4 and room 3 is paper thin. There's a bathroom in room 3 adjacent to room 4. You can hear EVERYTHING. It's disgusting. Bathroom use, cell Phone use (I could even hear the voice coming from the phone!!, coughs, the snoring... it was SO UNCOMFORTABLE and kept us from sleeping. It's like literally having that person in your room with you. I emailed the host requesting another room halfway through my stay. They said they'd get back to me but I didn't hear back. They ended up telling room 3 occupant to quiet down. When I don't think it was really that guest's fault, they weren't being out of the ordinary, it's just the thin walls. This place was adequate overall, but I don't see how it has such a high rating, that mislead me. If you want super basic and are easygoing, or maybe doing the backpacking thing, this place is good. If you're in Austin on vacation and want a nice and relaxing place to come home to, I don't recommend.

There is a great coffee shop, Cenote, just a couple blocks away, highly recommend walking there for your morning Jo and breakfast.

Location is walkable to main part of Austin. Like others said, a little pain that room #4 is outside and you'll need to trek inside to use the restroom. Other than that it was great

Although the house was in walking distance to downtown and 6th street, it was not disclosed in the description that room #4 was outside and we had to walk through the backyard to get into the house to use the restroom. There is no real problem with it, but should be written somewhere. No one told us anything so we were wandering the house super weird looking for a restroom. There is also a locked door inside room 4 which we thought was strange, but figured it was a closet. The looks on our face during the night when we heard a toilet flush behind it and someone groaning while using the restroom was priceless. I guess there is a private bathroom for another room next door , but walls are paper thin and it was as if we were inside the restroom with them. We heard everything while they used the bathroom. I mean everything. It was hard to sleep during it. My husband slept ok , but I got no sleep due to the bed just being made out of a foam type of material. You kind of sink in. Just was not what I thought I would get for the rate of 95$ for two guests for one night. It was very clean though which was a plus. The light in the room on the ceiling also does not work so your only light is a small lamp that you have to plug in.

If you have the outside room be sure to know that you will need to go to the house to use the community bathroom.
