Detached private studio offers a quiet place to recharge within all the hustle and bustle of the city. Sleek decor, plush linens, wifi, and a mini-kitchenette with refreshments make for a restful travel alternative.
Renovation was finished in October 2013 with ultra-quiet heating and cooling unit, separate entrance, dedicated parking for one car, and well-appointed en suite bath.
The kitchenette has a mini fridge, microwave, Nespresso coffee maker, and assorted dinnerware. Please read description through to the bottom - "Other Things to Note."
Guests have access to a large shady backyard and entertaining area, complete with fire pit during the colder months.
Interaction with Guests
We will be present during your stay, but we respect our guests' privacy and recognize that this is often an alternative option for those seeking peace and quiet that they couldn't otherwise get in a hotel. Check-in and check-out are completely self-sufficient and we rarely meet our guests.
Located in the heart of South Congress, this guest studio is a 10-minute walk to all of Soco's famed shopping and restaurants. A quick 5-minute drive, or a walk to the nearby bus stop, will bring you Downtown. This is the ideal spot for travelers looking for peace and quiet in a historic neighborhood with a distinct “South Austin” feel.
The airport is a short 20-minute drive, depending on time of day, and there are bus routes nearby if you're comfortable walking. Austin's bus system is reliable, but we recommend getting a car while you're in town. You will be able to park your car in our driveway during your stay.
Other Things to Note
There is NO TV in this home.
There are two dogs on the property that will occasionally be seen chasing tennis balls in the backyard during your stay ☺ They will never be unattended.
While the water tank is not shared with the main house, it WILL run out of hot water if you're in the shower for longer than 5-10 minutes (depending on how hot your shower is). Both of us have stayed in the guest house and it hasn't been an issue - but we understand that some people love to preen for 30-40 minutes at a time. Please be aware!

CHECKING IN & OUT
Check-in is at 3:00pm and check-out is at 12:00pm. Because of our price point, we book back-to-back reservations regularly and it's critical that we have the full 3 hours to thoroughly clean the unit, wash/dry linens, and restock the kitchenette before the next guest arrives.
Check-in instructions will be provided: there is no need to arrange a formal meeting for to give you the key, noted for those of you who enjoy your privacy!
Access the guest house through the side gate off the driveway and please be sure to lock it with the latch once you are inside.
When checking out, please leave the key on the keyhook next to the door in the studio.
The driveway is yours to park in during your stay.
This is a quiet residential neighborhood. Please be mindful of noise after 8pm if you are in the backyard. Though the yard is wooded and private, sound carries to the neighboring homes and we like to be respectful to our neighbors.
You are welcome to bring up two additional guests onto our property with prior notification, however they CANNOT stay the night and must use available street parking.
When you're done using the fire pit, douse the flames thoroughly with the hose in the back of the guest house and turn off the water when you're done. Texas gets dry! And yes, you can roast marshmallows... :)
Stayed here for our last night in Austin. Beautiful neighborhood, and the guest house was very cozy and comfortable. Nicole and Chris were very helpful when we had a little mishap with the room! Loved the beers left in the fridge for us, and the nespresso machine was a godsend as we didn't want to have to find coffee in the morning before leaving for the airport.
We were so happy with this adorable guest house. The location was amazing! Downtown was only a short drive but it wasn't necessary to go far to find several great restaurants and shopping, many we're even walking/biking distance. The house was exactly as described and even cuter in person. We'd definitely stay here again!
My husband and I stayed at this adorable cottage close to Congress. Super clean. Very convenient to everything. Despite the Rainey weather we had a wonderful time. Would definitely stay here again. Thanks Nicole!
Cute and cozy guesthouse. The bed was comfortable and the place spotless. We had no problems with the water heater as mentioned on other reviews; there is also soap/shampoo/conditioner in the shower, which was nice. Nicole and Chris were thoughtful hosts, leaving us some beer to try and a sweet note. The location was quiet but close to South Congress sights and Whip-In, a terrific tap house/South Indian restaurant. Recommended!!
Das Gartenhaus von Nicole ist ein großartiger Ort, wenn man Houston erkunden möchte. Es ist ausreichend groß für 2 Gäste, die zum Schlafen kommen und ansonsten die fußläufig gut erreichbare Stadt erkunden möchten. Wir haben uns wohl gefühlt und würden auf jeden Fall wieder hier übernachten.
This place was ideal for an Austin first-timer! The location was awesome, a little outside downtown which we preferred, but in a really neat area that we ended up loving! Nicole and Chris were great, prepared us for the trip and gave some great recommendations through their guidebook! This guesthouse was perfect and suitable for our needs!

Nicole is a NYC transplant and Chris is an Austin native. When we're not running around town with our dogs, Campbell and Barley, we're soaking up the city's food, art, and music scene. We're diehard fans of the Soco neighborhood so when you ask as what to do and see, we're going to be a little biased :-)
