Charming cottage with sweet garden tucked away in the quaint hamlet of Smallwood, 5 miles from Bethel Woods, in the Catskills. 1 1/2 hours from George Washington Bridge, Manhattan. 100 miles from Midtown.
Cozy up to the fireplace on a cool evening. Large country kitchen, wireless and basic cable tv. Bring your cell phone but check to see if it works in our area.
The garden attracts humming birds, dragonflies, butterflies, and chipmunks. From the deck you can watch the family of deer in the woods across the road. (Last summer they added twins). A stream runs through the property.
This is the perfect retreat setting for a writer, musician, artist, or other creative people who are looking to get away. It's private, yet not secluded as neighbors are nearby. It's especially quiet during the week. Not so much on weekends.
Access to a beach at Mountain Lake is limited to guests staying a minimum of 4 weeks during July and August. Open access to Toronto Reservoir beach for guests staying any length of time.
Ice skating on Gabriel Lake at the end of the street in winter months.

Cottage sleeps 2 adults only and one child. We are very strict about this.
No pets, we are very sorry.
Ceiling fans keep kitchen and living room cool in summer.
"Friends" just around the corner, serves burgers, basic American fare and an astonishing array of local and international beers. Live entertainment on summer weekends too.
Lakeside eating at White Lake and Kauneonga Lake a 10 minute drive.
Shop-rite in Monticello, 7 miles away.
Local Smallwood Deli - pizza, sandwiches etc, 1 mile away.
Plenty of local farmers markets for fruit and veggies are a drive away.
Antique stores and plenty of yard sales.
There is golfing and horseback riding nearby and of course swimming at the Smallwood Lake (Mountain Lake), Toronto Lake Reservoir, Lake Superior, and you can rent boats at White Lake.
In Smallwood itself, there is not a lot to do, except relax and swim BBQ, watch the birds and the bees, walk around the lake, and picnic at Minnie Falls. We love it.

Other Things to Note
Please practice water and energy conservation.
(Though the well water is uv'd and filtered, we do not drink it nor cook with it as it sometimes has an odor. We recommend you buy bottled water as we do). We try to leave unopened bottled water to set you off.
Cottage can sleep no more than 2 adults and 1 child.
We are very sorry but no pets, no parties, no guests, no loud music, etc. -- neighbors are close by. Please refrain from any activity that offends or disturbs neighbors or interferes with their quiet enjoyment.
No smoking indoors, out on deck ok.
We welcome mature, responsible guests.
Please present current photo id upon arrival, and leave us an emergency contact number. Thanks!
We cannot be responsible for any items that are lost, stolen or abandoned. There will be a $25 shipping fee deducted from the security deposit for any returned items.
A $25 fee will be deducted from security deposit if keys are not returned.
When you leave please make sure that all doors and windows are securely locked and lights, heat and water pump are turned off. The cottage must be left the same as you found it. Rearranging furniture is not permitted. All trash removed from the cottage, dishes washed and put away, all floors vacuumed/swept, and any breakages reported. Thanks!
Smallwood does not have garbage collection so you must take it with you when you depart. There is a recycling station in Monticello where it can be disposed of.
It is recommended that for extended stays you secure a Tenant's insurance policy which will protect your belongings.
We have a dog, and though we clean thoroughly, allergies may be a problem. Again pets are NOT allowed, we are very sorry.
The cottage is a private residence and no portion may be sublet. We reserve the right to inspect the property during your stay. (We've never had cause and don't expect to). One of the closets will be used to store our personal belongings.
The garden and lawn will be maintained by a gardener (probably me) every two to 3 weeks, but for week long stays, we'll work around your vacation. For longer stays, we'll give you notice.

We had a lovely stay at the cottage - it is truly charming. We were only in town for a few days to work a festival, but this was the perfect place to come back to after a 12+ hour day at work. I wish we could have stayed longer to really enjoy the tranquil setting. The host was attentive and super accommodating. I hope to be back soon.
I stayed in the Cottage during the first ever Mysteryland USA on the grounds of Woodstock '69. It was the perfect silent and peaceful haven to come home to after spending the days working at the festival. Ann and her husband gave me a warm welcome and everything was clean, spacious and easy. Glad I booked an extra day to enjoy reading a book lying in the tall grass by the lake enjoying glorious sunshine and birdsong. Utter bliss.
In the area I can recommend Java Love for organic food and perfect coffees and across the road delicious pulled pork at Bubba's BBQ.
We had a terrific time. The cottage is very sweet, nicely furnished and very comfortable. Neighbors are close by which we liked but it was also very quiet and peaceful. No traffic. Perfect escape. All the essentials were provided, towels, blankets, linens, etc. Well stocked kitchen if you feel like cooking. We enjoyed the fireplace in the cooler evenings with a glass of wine. During the day, walking to the lake, local antiquing and some great restaurants at Kauneonga Lake. Our hosts were easy to communicate with and responsive to any questions and requests. We loved our stay.
Ann was a wonderful, conscious host. The cabin was cozy, clean, and well-suited to our needs. Communication with Ann was prompt and courteous, and the area in which the cabin is located is a nice jumping-off point for exploring the Catskills region. The area was a bit difficult to navigate, but once familiar, we found that there were cultural activities, lovely walking trails, and great restaurants in close proximity. Bethel Woods, the restaurants on Kauneonga Lake, and Toronto Reservoir are particular highlights. We were very happy with our stay in Ann's cabin, and highly recommend it!
This little house is so adorable. It's extremely clean, well-maintained, and charming in every way. The kitchen is unusually large and well-stocked. We took daily walks through the tall forests to the lake and pond. We stayed here in summer, but I would love to visit in the winter and enjoy a fire in the gorgeous fireplace.
There is a well and the water has been tested as safe to drink, but we used bottled water to drink and cook with.
The owner of the cabin has filled her home and its grounds with delightful touches. It was lovely to fall asleep to the sounds of the stream in the yard and wake to birdsong. No traffic whatsoever. In a month, I probably heard four cars pass by.
If you are a writer, this cottage makes a great retreat. There's even a little bedroom set up with a desk and shelving.
My husband loved being so close to the Bethel Arts Center, the historical site for 1969 Woodstock concert. It's only four miles down the road!
Wonderful stay, fully equipped, charming cottage, and so peaceful. Everything I needed was there. Clean and comfortable. J.Ann was a wonderful host, answered all questions promptly and cheerfully. Though I rented the cottage to visit friends in the area, will come back this summer for an extended stay. Loved it. Especially the deer sightings of the twins!

I am a writer. I love theatre and I love Smallwood! My new hobby when I'm in the country is gardening, back breaking but oh oh, so rewarding. I used to travel a great deal, New Zealand, Bali, Europe... but now I really enjoy my home, love the location and I love to have company. Though I can adjust if you prefer to be private, no problem. I can't live without Central Park, dark chocolate, and my little dog.
