The space
I designed and built this cottage specifically for Airbnb. It sits tucked beneath a natural rock ledge on a wooded property, a short walk to town — a setting that creates a sense of enclosure and quiet from the moment you arrive.

The house is compact. It works best for one or two people, but can accommodate up to four. If you’re looking for something large or social, this probably isn’t the right fit.

The interior is hand-built, simple and comfortable. The materials, layout, and details were all designed together, and the space tends to make sense quickly once you’re in it.

The kitchen is intentionally small:
It has a four-burner induction cooktop and a microwave / convection oven (no full-size oven)
It works well for light meals, but it’s not set up for large or elaborate cooking.

A note on cooking: this is a tight, well-sealed house and the kitchen does not vent to the outdoors. Strong smells (especially frying) tend to linger, so it’s best to keep things simple.

A fresh air system runs continuously, and people often notice how the space feels when they walk in.

The location is both quiet and convenient. You can walk to the rail trail, the Rosendale Trestle, and into town. Mohonk Preserve and Minnewaska State Park are a short drive.

The property itself — the rock ledge, hillside, and woods — is a big part of the experience. You’re not just near it, you’re in it.

It’s also possible to get here from NYC without a car. The express bus from Port Authority takes about 1 hour 45 minutes, and the stop is a short walk from the house (pickup can be arranged).

I’ve been hosting here for over a decade and take pride in making the place work well for guests.

Other things to note
Checking in:
Lets coordinate arrival times at least 24 hrs in advance. Check-in is typically after 3pm. I appreciate a one-hour window of arrival. Please keep in touch with changes to your ETA--as no one likes to wait. I also ask guests to please call or text when about an hour away. I personally meet all guests and provide the key-code upon arrival.

Check-out time is noon.
