—1 Master Bedroom has King bed, vanity with sink, private waterfront balcony, large ensuite bath with 2 person jacuzzi style whirlpool jetted tub. double granite floating vanity, and extra large walk-in shower.
— 2nd bedroom is a queen with a full bath less than 3 ft' from the bedroom door
—3 rd bedroom has 2 twins and ensuite bath with walk-in shower and floating granite vanity.
-4th bedroom is an open loft with a private waterfront balcony where you can see the sunrise over Assateague. It has a Queen and Twin.
—All bedrooms are small which is why we call them ‘staterooms' like on a ship.

Guest Access

Entire House, yard, parking, waterfront deck with BBQ, and private dock.
Owners keep the property in top shape and employee the best housekeepers on the island to provide you with an excellent setting for your stay.
Located in Private HOA Community with rules, quiet hours, and restrictions. Entire home, private parking and giant deck plus dock and property is only for registered guests during the specific times listed on reservation. No parties or events. No visitors - All guests must be pre-registered and sign our agreement and terms, and all adults are required to provide govt photo ID due to insurance requirements. No pets -- we are highly allergic and you are not permitted to take them across the bridge from Chincoteague onto Assateague as it's a National Wildlife Refuge in addition to being a National Seashore.

Interaction with Guests

Caretaker is lives close by and is on-call should you need anything. Assistance with check-in, reservation agreement, and to answer any questions. We provide information and updates on Events and Activities to do in the Area as well as the Wildlife Calendar!

The Neighborhood

Private waterfront community of all private homes and dead end street, so not much traffic. . Free neighborhood boat launch. Great kayaking area across from Assateague Island with it's National Seashore and National Wildlife Refuge, Wallops Island NASA base.

Getting Around

Car is needed. Parking on site: please let us know how many vehicles you want to bring! There's lots of bike trails. Most guests drive -- if you're flying, please let us know. Please see map of our area for location of shops, beach and wildlife refuge. Suggest bringing bikes and kayaks! House is a short drive to the shops and restaurants, beach on Assateague National Seashore, and to see the wild ponies on the Chincoteague National Wildlife Refuge, as well as the NASA visitor center.Parking on site: please let us know how many vehicles you want to bring! There's lots of bike trails. Most guests drive -- if you're flying you probably want to rent a car. Please see map of our area for location of shops, beach and wildlife refuge. Suggest bringing bikes and kayaks!

Other Things to Note

— We are established licensed vacation rental property owners and have wonderful 5-star reviews all over the net and a proven rental history.
— Please read House Rules for Guest Requirements Upon Booking including payments for taxes & good care deposit, guest list, and signed reservation form and photo ID to be submitted directly to owner within 48 hrs.
—Minimum number of nights varies with seasons, holidays and events. Please check with us.
—Crab traps provided. Swimming ladder is provided and permitted from dock.
—You may bring a boat and dock it 24/7 at our private dock. Please provide boat and trailer specifications.
—Locked guest storage area for bikes and kayaks and equipment.
—We are in a private HOA for 'single families' with noise, parking, and other restrictions. Not a good area for large groups or parties even if staying in different homes.
—Exterior surveillance, and nice quiet neighbors.
—Since often it's only 2 guests that stay, rates do not include sheets and towels as we're in a drive-to location and most folks prefer to bring them but you may rent them locally -- we'll be glad to provide the info. That way, linens for more than those in your group are not built into our rates.

House Rules

Minimum age is 30 except for children with parents.
All quotes do not include lodging tax 11.3%. Guests must pay the tax separately upon booking. We are a licensed property and therefore must collect state and local and county tax on every booking.
Each booking guest agrees to provide list of al occupants (names, DOB, permanent address, plus phone, and photo ID required for all adults ) and agrees not to exceed the number of occupants listed on the submitted guest list. We also often provides specials, up dates, and previous guest discounts so we require the email address of each guest.
We also charge a good care deposit separately, minimum of $500 which depends on the number of guests and the make up of the party etc. We will provide this information with your inquiry if you let us know you want to proceed with the booking.
Failure to provide within designated time results in automatic cancellation by the guest giving owner the opportunity to re-rent the property for the same dates and charge the guest a cancellation fee. Strictly no pets; no smoking anywhere, NOT 420 friendly. No visitors or unregistered guests anywhere on the property! No parties. You will be charged a fee of $500 minimum for each of these violations for required deep cleaning and oder removal and will be asked to leave immediately. Only pre-registered vehicles are permitted on the property and in designed area and not over pipes or septic.. No campers or RVs or Tents. No on-street parking.
No Parties, events, reunions, weddings or any commercial activities.. We are located in a quiet residential community with HOA regulations against noise and fireworks etc.
Should you want to rent sheets and towels rather than bringing them, we will provide the phone number to arrange locally.
A customized Reservation Agreement will be prepared for your specific party.
We encourage recycling. We are proud of our re-cycling center!
Additional Spinnaker Waterfront Vacation Home Terms:
1. Occupancy: Spinnaker home and property are only to be used and enjoyed by Guest(s) listed on page 4 of the signed reservation agreement unless advance written permission has been granted and any required fees paid. Permitted extra guests rates are published; unauthorized persons will be charged $200 per person/per day in addition to immediate termination.

2. Check in is 4PM. Checkout is 11AM. Guest(s) agree to vacate on time, and follow checkout instructions, or pay double the daily rate according to ABB rules.

3. Smoking: This is a non-smoking home. Violations require guest payment for required deep cleaning and oder removal in addition to damages.

4. Pets: This is a no pet home. Due to allergies, no pets or animals are permitted anywhere on the property at any time.

5. Property may not be used for any type of event, reunion, party, dinner, gathering, wedding, social function, or hired outside services without specific written permission. Guest(s) agree not be disruptive, engage in any unlawful activity, or other activity that constitutes a nuisance; Guest(s) may not sublet or otherwise grant any right to the property, or engage in any business or Commercial use; Guest(s) understand that outside area may be monitored or recorded by cameras, and their status as a Guest(s) is subject to the Innkeeper laws; Guests agree to abide by the Oyster Bay Community Association Rules. Nothing in this agreement shall be construed to create a tenancy or establishing residency.

6. Guest(s) Inspections, Notifications: The house will be in clean and in working condition. It is the Guest(s) responsibility to notify the owner immediately if there are any problems, and agrees not to post negative reviews about the property without first reporting a problem and giving the owner a chance to remedy it. For items under owner's control, the owners will make every attempt to rectify problems that may occur. No compensation will be given for non-working items outside the owner's control, including but not limited to power outages, cable TV outages, Internet outages, etc.

7. Owner's agents reserves the right to enter premises at any time, with advance notice when possible, for the purpose of effecting necessary inspections, repairs, maintenance, and check on reported problems. The owner, manager, or owner's agent must initiate all repairs.

8. Parking is limited to number permitted on page 1. All vehicles or boat trailers must park only in the driveway. Parking on grass is prohibited and may damage septic, water and utility lines. No RV's or camping trailers, tents, canopies are permitted. Parking on the road is not permitted. Illegally parked cars are subject to towing with applicable fines/towing fees to be paid by guests.

9. Guest(s) shall not use heat or air conditioning with any windows/doors open, or fireplace with air conditioner on. Air conditioner may freeze if set under 72 degrees resulting in a repair fee to the Guest(s). Unit may shut off if windows or doors are open.

10. Payment: lack of payment in a timely manner results in guest cancellation with loss of fees and payments according to ABB cancellation policy.

11. Any payment not received when due, is deemed a cancellation by the Guest(s), and owner may {with or without notice} re-rent the house.

12. Security Deposits & Refunds: Refundable Good Care Security Deposit is required to be paid with final payment. It will be fully refunded as soon as owner or agent determines that the premises were left in an acceptable condition, and provisions of this agreement have been met. The owner reserves the right to use all or a portion of the security deposit towards costs and or damages. Guest(s) liability is not limited by amount of the security deposit.

13. Owner Cancellation & Hurricanes: A full refund of unused funds will be made in the case of a casualty or other reason that causes Spinnaker to be unavailable or unusable, or days that a govt. mandatory evacuation is in effect. In the event owner is unable to provide the property to Guest(s) due to damages, mandatory evacuation, eminent domain or acts of God, or if the property is unavailable because of construction delays or lack of utilities, or other, Guest(s) agrees that owner's sole liability, will be a full refund of all unused payments. In no event will owner be held liable for any condition out of the control of the owner, or for any incidental or consequential damages. No refunds or partial refunds will be given for storms, weather delays or canceled flights; road or traffic conditions, inclement weather, or due to a guest's decision to depart the property early for any reason

14. Guest Cancellation: Full Security deposit will be refunded if guest cancels before arrival or does not arrive, less applicable cancellation an administration fees. Refunds are not guaranteed for cancellation by Guest(s). Guest(s) should immediately notify owner in writing of cancellation and request owner try to re-book dates. If successfully re-rented owner will provide a refund up to the net amount received less a $500 administrative fee after all funds have cleared. Purchase of travel insurance is strongly recommended; see sites such as 'insure my trip' etc.

15. No phone Internet or cable services will be charged to owner's accounts. Guest(s) agree to follow Internet laws and accept full responsibility for any fines and all costs for violations incurred.

16. We will not rent to vacationing students or singles under 30 years of age unless accompanied by adult guardians or parents who must remain with the Guest(s) at all times.

17. Guest(s) are required to secure property before leaving the house for any period of time and at end of stay; and to close all doors (double-checking to insure they are locked) and windows before it rains, and to avoid unnecessary service calls to replace minor items such as light bulbs.

18. Personal property: Guest(s) are solely responsible for personal property left in or about the property. Owner shall not be held liable under any circumstances for any damages to, or loss of property.

19. Water and Septic: Do not flush anything other than toilet paper. No disposable diapers or personal wipes, or feminine products should be flushed. Accomack County septic regulations and limitations apply.

20. Each Guest(s) is expected of follow proper checkout procedures including removing all food & rubbish; leaving house broom clean; and secure property upon departure. Guest(s) are responsible for all expenses required to restore property to prior condition including broken and/or missing items, excessive cleanup, as well any subsequent loss of income from the property. Guest(s) agree to leave the property on time and in the condition as found, less normal wear and tear.

21. Termination and Non-Compliance: Any reservation obtained under false pretense will be subject to termination. Non-compliance with this agreement may result in immediate termination, loss of security deposit, no refund, and responsibility for all expenses including damages, deep cleaning, if necessary the costs incurred in removing Guest(s) and their possessions, plus any subsequent loss of rental income. Upon termination, Guest(s) agrees to vacate immediately. Failure to do so will entitle owner and or Agent, in addition to all other remedies available, at Guest(s) expense, to: have Guest(s) ejected as trespassers and /or to physically remove Guest(s) and all Guest(s) possessions from the property, and obtain damages and injunctive relief against Guest(s) for which Guest(s) hereby grants permission and consent.

22. Every effort is made to ensure all information is accurate and complete. However, owner is not liable for errors, omissions, mistakes, changes in tax rates, and/or any changes in furnishings, equipment, bed arrangements and other accommodations.

23. The terms and conditions stated herein will be interpreted by and governed under the laws of the state of Florida and any action arising out of this agreement shall be litigated in the county of Collier in the state of Florida.

24. If any provision of this agreement is held to be illegal, invalid or unenforceable under present or future laws, such provision shall be fully severable, and the remaining provisions shall remain in effect.

25. Guest(s) agree to release and indemnify owner from and against all liability should anyone including third parties be injured as a result of the Guest(s) use of the premises or items therein during the term of occupancy, resulting from any cause whatsoever, except in the case of personal injury cause by willful gross negligence on the part of the owner. Guest(s) assume the entire risk of injuries arising from use of the property by all Guest(s); and agrees to follow safety precautions when using the dock, decks, balconies, porch, fireplace, grill, whirlpool tub, all appliances, etc. Children are the responsibility of the Guest(s) who agree to supervise them at all times. The property is not “child safe."

26. If owner consults legal counsel or a professional collection service, for collecting any amounts due to owner under this agreement, Guest(s) shall be responsible for all costs of litigation and/or collection in case of such, including actual attorney's fees.

27. Any exceptions to the above mentioned policies must be approved in writing in advance.

28. This agreement sets forth the entire understanding of the parties.

29. By our signatures on page 1 we agree to all terms and conditions of the agreement.

30. Reservation confirmation requires the submittal of a complete guest list and funds for all guests, and signing of the agreement and sending a copy of all adult govt. photo ID within 24 hrs. of receiving the agreement from the owner.
