It’s really a very beautiful, safe, quiet and private place, with a wonderful garden with a private pool, .
This apartment is not inside my house is a private apartment with its own door and key. It is located next to my house, in the condo where I live; a horizontal condo of only 10 houses, most or the houses are empty; only rarely used during Christmas and summer school vacations, the few neighbors that live here in Cancun including us, almost never use the pool or the garden, you will have those areas mostly to yourselves.

. All the supplies you may expect to find in a hotel are included (like shampoo and conditioner, soap, toilet paper, napkins, and tissues. We only drink bottled water; every week I buy lots of 5-gallon water bottles, we always have one bottle in a dispenser in the kitchen for lukewarm water ( for refilling bottles, cooking and coffee), and we also connect these bottles to the fridge pump, so the cool water and ice cubes are also from bottled water.

I have 2 private parking spots if you want to park a car.

Location: Cancun's hotel zone is the most exclusive and beautiful place in México, a single main boulevard with the sea on one side and the lagoon on the other side, with markers on each kilometer: we are on kilometer number 6; in the heart of the hotel zone but only 8 minutes away from downtown Cancun and the biggest local mall. supermarkets like Wall mart, Sam´s Club or Costco are 12 minutes away, is really super easy to get here either if you are driving or taking a cab or a Bus you won’t have a problem finding us. The Bus Stop is one minute away walking; the boat to Isla Mujeres is just across the street.

Cancun's hotel zone (Kukulcan Boulevard) is only 12 miles long and its full of restaurants, malls, discos and hotels, and no matter what area of the hotel zone you choose to stay you need transportation to get around but fortunately, transportation is easy; 24 hours a day the buses run, you never wait more than a minute, and costs under a dollar each time you board (half of the buses are air conditioned), taxis are everywhere and are very cheap also, and if you are a fitness fan we have a beautiful running/biking track that runs all along the boulevard.

My place is right on the Hotel Zone, if you look at a map of Cancun you will notice that the Hotel Zone is a thin strip of land; with the lagoon on one side and the ocean on the other side, the beach is everywhere, all the Beaches in Mexico are public, and there are several entrances between the hotels to get there, you can get to the beach from my house just by crossing the Boulevard and walking straight in to it, I am on the Km # 6, a lot of my guests like also to go to spend one day at the beach in Isla Mujeres, because it has a nice pueblo vive; Isla Mujeres is an old city founded in 1850, by pirates and Mayas running away from the cruel War of Castes. Is a very small island and its located just in front of my house, (it has amazing snorkeling sites also). The boat (Embarcadero Isla Mujeres Ultramar) is just across the street, is $15us round trip, and it takes about 30 minutes to get to the island, it’s a nice boat ride.

  • My girlfriend and I stayed at Fernando's place in Cancun April 2014. It is a nice, quiet location north of all the clubs and bars in zona hotelara. We preferred the calm and quiet. There is a beach and ferry to Isla Mujeres right across the street and you can take a short cab or drive to the heart of hotel zone. The apartment was clean but hot water ran out quickly and there were no towels or blankets. Other than that, Fernando was very accommodating and met us when we arrived late - due to a delayed flight - and early in the morning when we left. Very nice guy and easy to contact through airbnb messages. I recommend this place to anyone looking for the basics and a safe, quiet place to stay!

  • Fernando was very helpful and a great host. The apartment is as listed - basic and functional. There are fans and aircon, although both options are very loud. Kitchen had a few basics which was helpful, but didn't have any saucepans. The pool area onto the lagoon was beautiful and really well maintained. The location is great - just 10 mins on the R-1 from downtown Cancun, and the street is right opposite Playa Tortugas and the ferry to Isla Mujeres. Playa Tortugas was crowded and set up with restaurants and shops. Shower pressure, as said by someone else, was great, and WIFI and cable TV both worked well. Double bed is small for 2 people, but there are 2 single beds in the other room if needed. Overall, a great place to stay if you want a base for exploring Cancun, and well serviced with regular buses.

  • Super convenient and a great price in the hotel zone. Just moments walk from the Playa Tortugas bus stop which is perfect for going to/from downtown Cancun and moving between places along the hotel strip. Also a ferry to Isla Mujeres is across the road - great for day trips. I have to say - the best shower experience I had I Mexico! :) Most places we've been to use solar/wind power so the water is usually lukewarm and low pressure - but in Fernando's flat we've had perfect showers! :) We met Fernando and his son and they are lovely, gave us a ride to the dinner place, overall great experience.

  • Fernando's place was perfect for our needs! It was clean, had good beds, hot water and a shower. It was a real bargain especially given the location - the apartment is right across the road from the beach. Fernando himself was extremely helpful and told us to contact him if we needed anything. I would definitely come back again!

  • I stayed in this apartment for 4 days. It has all what you need: Internet WiFi, kitchen, pool, 2 rooms and the location is near to several places.
    Just crossing the street, you have playa tortugas and the ferry that takes you to Isla Mujeres. Or you can take a taxi or bus just in the street to go anywhere you like (downtown, market, beaches, La Isla,etc.)

    Fernando was really helpful of anything I needed. He called me everyday to check if I needed something in particular and the last day he offered my a rye to the airport at a lower rate that the taxi cabs.

  • We loved staying at Fernando's apartment. Fernando is very friendly,nice, and helpful with his guests. The apartment we rented was cozy,comfortable for two people and right by the beach. I will recommend staying at his apartment anytime! :) Gracias Fer!

  • Fernando and his partner Sylwia were very helpful, and patient with us even though we were slightly late arriving and early departing! The only issue we had was that the cell phone number he had listed on his profile was not current, but he is very responsive to airbnb messges.

    The apartment is clean, spacious, and pleasant. The street is lovely, quiet, and nothing like the rest of the Zona Hotelera. Along with towels and sheets, they provided shampoo, TP, water, and some juices, which was very helpful! Right across the street is a taxi stop, two convenience stores, a lovely little beach, two restaurants (the family-style one is much better than the other), and ferry rides to Isla Mujeres. You can also pick up the bus there, which is a short ride to the center of town.

    I suppose it really depends what you want to do while you are in Cancun, but if you are looking to enjoy a michelada by the beach, stay away from other tourists and tacky nightlife, and have a jump-off point for exploring Quintana Roo, this is really ideal: a little hidden taste of true paradise in a tourist-soaked town!

  • This apartment is very spacious for two people and is in a nice, quiet neighborhood. It was also very clean upon arrival! We felt the location was very safe and secure, however the apartment did not have all of the amenities it boasted to have in the description. For example, we picked the place because it claimed to have wifi, but we found out there was no internet access when we arrived. We had some work to do so this was one of the main reasons that we chose the apartment, so this was very disappointing and inconvenient for us. Fernando was very kind and apologetic, he drove us to a nearby Starbucks where we could use wifi but it was still inconvenient. He was also kind enough to offer us a ride to the airport for a lower rate than the taxis, which we appreciated very much. When we booked the apartment, the description also said there was a flat screen tv and a couch, which was not true (no tv at all, no couch, only chairs). There were also no bed sheets in the second bedroom and no blankets on the beds. We did not come prepared for this. All of the other basic stuff was included like tissue, toilet paper, and basic kitchen needs. He even provided drinking water which was very thoughtful of him. I relaxed in the pool/garden area for the afternoon which was nice, but there were some local neighbors painting which made it less private and relaxing than it could've been. Also the pool was not very clean, but the view of the lagoon was beautiful, especially at sunset. The air conditioning also worked well, but the water in the shower never really got hot. Fernando was a very kind host who tried his best to make us feel at home in Cancun. I just wish our expectations would have been met regarding the wifi and other amenities that were not included with the apartment but were listed on the description. I would still recommend this place for someone looking for a basic place to stay in Cancun at a very decent price. Thanks again, Fernando!

  • I was disappointed in my stay with Fernando. He had communicated that his apartment would be well-appointed but there were no kitchen supplies or trash cans or internet. He had not put sheets on one of the three beds. The apartment overlooks the street rather than the lagoon.

    You only need to walk across one busy boulevard to get to the swimming beach but the apartment and the surrounding area are otherwise lacking in charm. Fernando kindly gave my brother and I a ride to the airport for half the cost of what a taxi would have charged us.

    This place could be made livable with improvements. Overall, I do not recommend staying here.
