Check out time largely depends on if I have someone coming in when you are leaving. Since I like to work closely with all of my guests to ensure they have a comfortable, stress-free stay, I have set my check in/out time to FLeXibLE︎ so we can discuss the many options available to you.
Please understand that I work an EXTREMELY busy job during the day and it may take me a while to get back to you. I always however, ensure a response by the end of the day

Make yourself at home when you're here! I have a large fridge with a water filter inside, stovetop and oven, utensils, cookware and dinnerware that you can enjoy on a bar sized dining table, so if you feel like relaxing inside, all of the amenities you would expect from your own home are right here.
Consider yourself lucky because I am currently in the process of redesigning my space, which means everything is BRAND NEW, including my bed! You will fall into the memory foam, queen sized mattress and never want to leave.
As far as the bathroom goes, I offer your very own shampoo, conditioner, lotion, soap and body wash!! I also offer clean linens, comforter, pillows and ONE *1* fresh towel. Anything more MUST be requested separately for an extra fee.
All of the luxuries of a hotel you will have right here in my apartment!!
You will have access to virtually EVERYTHING in the city because you will be steps away from the subway station, Port Authority bus terminal and only a 5 minute subway ride to Penn Station, Long Island Railroad and New Jersey Transit. This means that not only is getting to my apartment easy, but getting around is extremely easy too! Great access from JFK, LGA and Newark airports.
Interaction with Guests
Having lived in Manhattan now for 8 years, I would be happy to give any travel tips to/from the airport and around the city, as well as any recommendations you may want for bars and restaurants.
Hell's Kitchen is such a unique neighbourhood because it is close enough to Times Square, but is also a fresh, fun and trendy experience that isn't so "touristy". You can enjoy a world class meal surrounded by fun and interesting people from locals to world travelers. Experience anything from South African to Japanese to Californian cuisine!

Samantha was more than helpful about getting the keys and texting directions when we arrived later than expected. The fresh flowers were a nice touch. The location was excellent.
Samantha's studio apartment was exactly what I was looking for: neat, clean, and located in a great neighborhood. Hell's Kitchen is rich in bars, restaurants, and things to do (and a really cute brunch place right around the corner called 44 & X). She was very easy to talk to and encouraged me to ask her any and all questions that I had, and was very quick to offer her own things that I needed. If I had one complaint, it would be that the apartment was rather dark at night and could do with another lamp stand, but that's a personal preference I suppose. I'd love to come back here for a future visit!
The apartment was not as described. Supposedly Samantha ran into some medical issues but we arrived had a difficult time with the key exchange and when we showed up at the apartment were disappointed with how dirty it was. It's very small, too small for more than 2 people. There really isn't two beds one is a cot on the floor separated by a cardboard cutout. The bathroom was filthy. I paid 250.00 per night and told Samantha there was no way I could stay with the kids here. She texted me no problem she was sorry and she would give me a refund. She was very nice about it yet I have still not received my refund and two days ago she said she felt she was only obligated to pay for one of my nights. We didn't stay at the apartment for more than 15 minutes and went up and checked in 5 blocks away at the Westin for less money. I would not choose to stay here again whether with my children or not. Pictures are professional photos compared to how the place really looks.
Unfortunately, I can't please everyone. As I had explained to Vinny, I was having extreme medical issues - they were not "supposed," (as if I had lied?) but I was actually in the doctor all day (which landed me in the hospital a week later) and this meant I couldn't clean the place beforehand. I told this to Vinny and his children and I also offered alternatives. For example, if he wanted to wait, I would go clean it and he could then check in. But he said it was fine and that it was no problem. He then texted me hours later and said he wouldn't be staying. Please keep in mind that because I couldn't get there between guests, I gave him my personal set of keys that I was going to pick up later on that evening. So after he texted me that he wouldn't be staying, I felt terrible because I assumed the place was a disaster, so I told him I would refund him. Well, he chucked the personal set of keys I gave him on my floor so I had to call my landlord to let me in (an entirely separate issue). When I arrived the place was not messy at all! It needed a little cleaning here and there from my previous tenants but nothing out of the ordinary. Not sure what "cot" he is talking about - I have a rather expensive futon that I rent out for other guests on a separate listing. While I was in the hospital, I only later found out that he sent me a barrage of text messages demanding his refund. I did not give him a refund in full because he never actually cancelled the reservation which meant my place could not be re-booked for the time he stayed there. So in reality, I never actually had to refund him since HE cancelled - but since it was MY fault that the place was not up to the cleanliness standards I always like to keep it at, I figured it was my duty to refund him. Then once I asked him if he could kindly take down the review, he was nowhere to be found and has still not answered my phone calls or text messages. It's unfortunate because I did my part and gave him his refund and ONCE AGAIN, the guest did not do his part to take down the negative review which you, my potential guest, are currently reading.
Great place really well located.
Perfect for a couple. The second bed (Sofa-bed) is not incredibly comfortable, but it works.
Samantha was very responsive and was easy to meet her for the keys.
