Our house is located in the charming and accessible Brooklyn neighborhood.
Your private upstairs studio apartment consists of a spacious bedroom and adjoining living area with your own private bathroom. We offer key-less entry and free parking.
This private upstairs studio apartment consists of a spacious bedroom and adjoining living area. Huge windows overlook the backyard/garden, welcoming lots of sunlight and fresh air. A private bathroom is not connected but is only a door away. The entire space is newly remodeled with bamboo floors, sliding doors, custom blinds, ceiling fan and light fixtures. Rooms are fully furnished with a plush king bed, 42" LCD TV, comfortable reading chair, pub table and mini fridge. The mini fridge can be used to store any foodstuffs you bring/acquire; Wi-fi internet is included; I also have a small collection of DVDs for your viewing pleasure. There is a washer/drying on premise. Please inquire about laundry prices.
Before your arrival, we will program your own personal key-code into our electronic front door lock so that you can come and go as you please.

A final note - Although we live on-premise the room is very private, as attested by our guests in their comments.

The entire apartment area and private bathroom. Laundry facilities are available with prior permission. The downstairs common area and kitchen and dining areas are open.
Interaction with guests
We live at the house but as we both work during the week so we can't always be present when you arrive. We look forward to greeting when we get home.
Our house is located in the charming and accessible Brooklyn neighborhood. Oaks Bottom Wildlife Refuge, the Springwater corridor, several parks, pubs, grocery and convenient stores are all within walking distance of the house.
Brooklyn scored 78 on the Walk Score, 85 on the Bike Score and 60 on the Transit Score.
It is 10 minutes to downtown by bus or car but traffic can be very heavy and parking can be difficult.
There is convenient access to 3 bus lines and light-rail within a few blocks of the house. Bus lines #19, #17 and #9 and the Orange Line (MAX light-rail) will all drop you downtown in 10-15 min (sometimes less!).
NEW: The Orange Line (MAX light-rail) crosses over the new Tilikum Crossing and continues on to Pioneer Courthouse Square.
A FlexCar is parked just 3 blocks away! There are always Car2Go's parked within a few blocks of the house. And we also have Uber!
Other things to note
The room includes a coffee maker, hot plate, mini fridge, and plates and utensils.
We have an inflatable mattress that can be used in the sitting room if requested.
The room is on the top floor of the house and requires climbing two flights of stairs from street level.

Plenty of free parking out front. Please don't block the neighbor's driveways.

For your safety and comfort please note the following rules:
- The front door stays locked at all times. Ensure the deadbolt is secure when you leave by testing it.
- No smoking or flames of any kind are allowed inside or outside on our property.
- Absolutely no illegal drugs may be brought into our house or left on the premises.
- No illegal activities may be conducted in our house or on the premises. This includes illegal online activities using our provided internet.
- Please take your shoes off at the door.
- Keep conversations and noise to a respectful volume level.
- If you use the kitchen, please clean up after yourself. B.Y.O food & beverages.
- We have an indemnity agreement. A copy of the agreement is included below but we will send you an official copy via e-mail once you book. All of the details of the indemnity and how to agree as well as important information for your stay with us will be included in our Welcome Letter that we send shortly after we see your booking request.
GUEST INDEMNITY & WAIVER AND
Guest will protect, indemnify and save owner (the “Host”) of the premises located at (the “Property”), its partners, shareholders, members, managers,
employees, officers, directors, agents and their respective successors and assigns harmless (if
Host is a trustee, the term “Host” for the purposes of this Agreement shall include the trustee
and all beneficiaries of the trust) from and against all liabilities, obligations, claims, damages,
penalties, causes of action, costs and expenses (including without limitation, reasonable
attorneys’ fees and expenses) imposed upon, incurred by or assessed against Host by reason of
(A) any accident, injury to or death of persons or loss of or damage to property occurring on or
about the Property or any part thereof or the adjoining properties, sidewalks, curbs, streets
or ways, or resulting from an act or omission of Guest or anyone claiming by, through or
(B) any failure on the part of Guest to perform or comply with any of the terms of this
Agreement or any agreements affecting the Property;
(C) the use, occupation, condition, or operation of the Property or any part thereof; or
(D) performance of any labor or services or the furnishing of any materials or other property in
respect of the Property or any part thereof in case any action, suit or proceeding is brought
against Host by reason of any such occurrence. Guest will, at Guest’s sole expense, resist
and defend such action, suit or proceeding, or cause the same to be resisted and defended.
Waiver of Claims
Except with respect to Host’s (and Host’s agents) gross negligence, Guest waives all claims it
may have against Host and Host’s agents for damage or injury to person or property sustained
by Guest or any persons claiming through Guest or by any occupant of the Property, or by any
other person, resulting from any part of the Property becoming out of repair, or resulting from
any accident on or about the premises or resulting directly or indirectly from any act or neglect
of any person, including Host to the extent permitted by law. This Section shall include, but
not by way of limitation, damage caused by water, snow, frost, steam, excessive heat or cold,
sewage, gas, odors, or noise, or caused by bursting or leaking pipes or plumbing fixtures, and
shall apply equally whether any such damage results from the act or neglect of Guest or of any
other person, including Host to the extent permitted by law, and whether such damage be caused
or result from anything or circumstance above mentioned or referred to, or to any other thing or
circumstance whether of a like nature or of a wholly different nature. All Guest’s equipment and
other personal property belonging to Guest or any occupant of the Property that is in or on any
part of the Property shall be there at the risk of Guest or of such other person only, and Host shall
not be liable for any damage thereto or for the theft or misappropriation thereof.
Indemnity for Litigation
Guest agrees to pay, and to indemnify and defend Host against, all costs and expenses (including
reasonable attorney’s fees) incurred by or imposed upon Host by or in connection with any
claim to which Host becomes or is made a party without willful misconduct on its part, whether
commenced by or against Guest, or any other person or entity or that may be incurred by Host in
enforcing any of the covenants and agreements of this Agreement with or without the institution
of any action or proceeding relating to the Property or this Agreement, or in obtaining possession
of the Property after an Event of Default hereunder or upon expiration or earlier termination
of this Agreement. The foregoing notwithstanding, Guest’s responsibility under this Section
to pay Host’s costs and expenses (including reasonable attorneys fees) shall not extend to such
costs and expenses incurred in defending an action brought by Guest to enforce the terms of this
Agreement in which there is a court determination that Host failed to perform its obligations
under this Agreement. The provisions of this Section shall survive the expiration or earlier
termination of this Agreement.
Notwithstanding anything to the contrary herein contained, there shall be absolutely no personal
liability asserted or enforceable against Host or on any persons, firms or entities who constitute
Host with respect to any of the terms, covenants, conditions and provisions of this Agreement,
and Guest shall, subject to the rights of any mortgagee, look solely to the interest of Host, its
successors and assigns in the Property for the satisfaction of each and every remedy of Guest
in the event of default by Host hereunder; such exculpation of personal liability is absolute and
without any exception whatsoever. If the entity constituting Host is a partnership, Guest agrees
that the deficit capital account of any such partner shall not be deemed an asset or property of
Cancel up to 5 days before your trip and get a full refund, including service fees.
