The Space

L O C A T I O N
Our Duplex is located on Place Béguinage, 10 minutes walk to Grand Place (Brussels Main Square) and all major sights of Brussels. It is right in the middle of Saint Catherine neighbourhood with its sensational restaurants and great night life. Trendy Antoine Dansaert street and center of exciting nigh life Place Saint Géry are all just around the corner from us.
For us this is unquestionably the most convivial, charming, traditional and trendy part of Brussels. We have been living in this neighbourhood for more than 8 years and can say with confidence that some of the city´s best restaurants, bakeries, bars, cafés and trendy shops are located around our apartment.
Although our duplex is very central, it also enjoys tranquillity of Place Béguinage and its beautiful baroque church.

G E N E R A L · I N F O
The complete renovation of our duplex was finished in November 2013. We put a lot of thinking and feelings into it. Everything is charming, modern, new and sparkling. We attempted to get the closest possible to the standard of a low-energy house.
There is wifi access in the entire duplex. This is a non-smoking place.
There are 2 separate bedrooms, a large one and a quiet one, with their own private bathrooms and own private toilet on the second floor of the building.
Bed linen and towels are provided for our guests at no extra charge.
There is one large living area (living room and kitchen) on the third (and last) floor of the building.

B E D R O O M S · & · E X T R A · D O U B L E · B E D
The duplex has one large bedroom (13 m2) and one quiet bedroom (10 m2).
Both bedrooms features a wooden floor in massive bamboo, a double bed, a smoke detector, a ventilation with fresh air-blower,double-lined curtains, large wardrobes with a mirror.
Each bedroom has special acoustic door which reduces noise intrusion and brings a better comfort.
Our convertible sofa in the living room offers an extra double bed (140 cm).

L A R G E · B E D R O O M
The large room (13 m2) features one double bed (US king / UK Super King size, 180 × 200 cm, 71 × 79 in).
You will find in the large bedroom a low armchair, a small round table and one chair, a very large wardrobe for your cloths and a space for your personal items (4 door-wardrobe).
The 2 large windows of the room are laminated double glazed with a specific layer for acoustic and thermal insulation.

The room features beautiful fashionable double-lined curtains which are left dragging on the wooden floor for more elegance and have a fixed return point to the wall on both sides to prevent the daylight from entering.

The room has a ventilation with a fresh-air-blower at the room temperature to renew the volume of the air of the room several times per hour without cooling the temperature of the room in winter.
Your room and the living area are monitored by a smoke detector.

Q U I E T · B E D R O O M
The quiet room (10 m2) features one double bed (US Queen size / UK King size, 160 × 200 cm, 63 × 79 in).
You will find in the quiet bedroom a large wardrobe for your cloths and a space for your personal items (2 door-wardrobe) and several shelves.
The large window of the room are laminated double glazed with a specific layer for acoustic and thermal insulation.

The room features beautiful fashionable double-lined curtains which are left dragging on the wooden floor for more elegance.

The room has a ventilation with a fresh-air-blower at the room temperature to renew the volume of the air of the room several times per hour without cooling the temperature of the room in winter.
Your room and the living area are monitored by a smoke detector.
The quiet room has an en suite/walk in bathroom with a toilet and a large shower (100 cm x 100 cm).

Y O U R · B A T H R O O M S
The duplex includes 2 bathrooms. One large bathroom with a separate toilet and one en suite/walk in bathroom with toilet accessible from the quiet bedroom.
You will enjoy your own cosy and warm bathrooms with either a large tub (180 cm x 90 cm) or with a large shower (100 x 100 cm).
The large bathroom is equipped with a washing machine, a dryer, bath/shower and a large real glass shower-screen.

Both bathroom are equipped with a hair-dryer, a centrally heated towel rail with a built-in extra heating booster remotely enabled for better comfort.
Each bathroom features a wooden floor in massive bamboo and fully tiled walls.

L I V I N G - R O O M · & · K I T C H E N
On the second floor of the duplex, you will have access to the luminous, spacious and comfortable living-room area and the beautiful fully equipped open-kitchen.

In the open and luminous kitchen you will find all you may need for your stay; refrigerator, dishwasher, oven, induction stove, microwave, espresso coffee machine and of course all the utensils.
Kitchen receives natural light from a large flat ceiling window (120 cm x 120 cm) and 3 other windows.
The dinning/kitchen table can receive up to 6 people.

Our charming and modern living room has a comfortable convertible sofa, large and cosy armchairs, flat screen TV with a great home cinema :
- a 5.1 sound system (Yamaha A/V receiver 5.1)
- a Blu-ray player
- a media player (Western Digital TV player) with nearly 1500 HD movies and the Netflix network
- some local Flemish and French TV channels (foreign TV channels are available upon demand).

Our living space is beautiful and full of light ensured by 4 large Velux windows in the roof and 2 extra regular windows. All of them feature a triple glazed glass.
A smoke detector constantly monitors the living area.

The main entrance door of the duplex is armoured, treated to resist fire and smoke threat, acoustically improved and electro-mechanically secured (automatically locked without manual intervention). A keypad digicode© system with remote electronics gives you access to the apartment without keys.
We give a new digit combination to every new guest. The previous combinations are deleted.
The main entrance door of the building requires a key but a keypad will be added soon.
A hands-free color video intercom with Pan-Tilt-Zoom (capable of remote directional and zoom control) has been installed.
A sophisticated ventilation "system D" with heat recovery and a passivhaus institute accreditation has been installed.

A C C E S S
Our duplex is very easy accessible from all major train stations, and airport. It is walking distance to 2 metro stations (Saint Catherine and De Brouckère), and number of buses and trams which will take you anywhere you wish in Brussels.

P A R K I N G
Finding a spot in the center is particularly difficult. Our duplex is located in a quiet and safe area of the center of Brussels. If you come visiting us by car, we want you to know that there are 2 spots front of our building, behind the church. Although these 2 spots are unauthorised, cars have never been fined by local city agents for leaving your car on these 2 unauthorised spot.

- We don't allow any early check-in since our previous guests check-out latest at noon
- For early arrival we allow an early drop-off of your luggage in a locked storage room for a small extra charge (3-4 euros) since it involves a pick-up service of the keys at a place which remains opened 24/24h (excepted on Sunday night)
- For late check-in, we allow a pick-up service of the key of the residence at a place which remains opened 24/24h (excepted on Sunday night). Small extra charge requested (3-4 euros)
- For late departure on the day of your check-out, we offer to our guests a locked storage room free of charge for their luggage. Keys are dropped together with an envelop into our mailbox

Getting around

All information and instruction to reach our duplex from Airport, Train Station, Car, Taxi, will be sent directly by email following your booking.

Other Things to Note

YOUR ARRIVAL DETAILS
Ideally we would appreciate you confirm us your arrival details (estimated arrival time, means of transportation...) as soon as you get to know them.
In particular, if you plan to meet our cleaning lady between 2 pm and 3 pm or will use our 24/7 key pick-up service (see below).

3RD FLOOR, NO LIFT
Our apartment is located on the 3rd floor with no lift in the building. Make necessary arrangement to manage your luggage appropriately, pack something you can lift, carry and manoeuvre easily in a 3 floor-staircase.

WHEN CAN YOU START ENJOYING OUR DUPLEX FROM?
First of all, make sure you have picked up the key of the building (see below for the 2 OPTIONS: at the pub or with our cleaning lady)
Then, you can start enjoying and occupying our apartment, any time AFTER 4:00 pm.

OPTION 1: 24h/7 KEY PICK-UP SERVICE
The key of the residence is available at a pub (24h/7 except on Sunday night). All details in a document to be email to you later on. Fees apply (3-4 euros). Please note that you can start enjoying and occupying our apartment ONLY once housekeeping is finished (from 4:00 pm latest).

OPTION 2: KEY PICK-UP AT THE DUPLEX
From 2:00 pm to 3:00 pm you can come in and get the key of the residence from our cleaning lady (Ring the bell of the intercom). Please note that you can start enjoying and occupying our apartment ONLY once housekeeping is finished (from 4:00 pm latest).

BUILDING RULES
Don't forget reading our residence/building rules before entering into our residence (a document will be emailed to you later on). Our neighbours got annoyed by some of our recent guests and we are currently trying to ease the situation.
This includes,
- Keep quiet in the common public staircase and hallway (no talking, no laughing, no phone call...) until you the public areas
- Don't bang your luggage on each step of the public stairs
- Lock the main entrance door of the building without slamming it

STORAGE ROOM for EARLY DROP-OFF/LATE DEPARTURE
We provide a storage room for your luggage for early arrival / late departure. All details in a document to be emailed to you later on.

EXTRA KEY
An extra key is available in the envelope "extra key" placed in a drawer of the kitchen island. When checking-out, please put back this extra key in its envelope in the drawer.

KEYPAD / YOUR PERSONAL DIGITS
Digits are required to open the door of the duplex. They will be e-mailed to you later on.

CHECK-OUT
Any time before noon (12:00 pm). Late check-out (after 12:00 pm) is not allowed. You can use our storage room for your luggage.

CHECK-OUT KEY DROP-OFF
Drop the key together with its thick envelope in the mailbox of the entrance door of the residence.

EXTRA FEES FOR IRREGULAR CHECK-IN/PICK-UP: 35 EUROS
If because of your own organisation you haven't read our instructions sent by email and the situation clearly requests us or a relative to come over to help you to get the key at the pub (pick-service) in order to enter the residence, you will be charged 35 euros extra.

YOUR PHONE NUMBER
Could you please confirm us that you will be reachable on a cell phone number while roaming in Belgium.
NOTE: There is no need to call us. We use mostly WhatsApp to communicate with our guests. Ideally inform us once you arrived in the duplex and just before your departure via WhatsApp/E-mail/SMS.

BED LINEN, TOWELS & SLEEPERS
We provide clean bath and toilet towels and fresh bed linen. Sleepers are available at the entrance of the duplex.

SOFA BED (9 € / night for a group of 3 or 4 guests)
- For a reservation for 5 or 6 guests, the sofa bed will be always prepared (NO additional fees).
- For a reservation for 3 or 4 guests, in the case you do want the sofa bed to be prepared as well, please inform us way in advance so that we can brief our housekeeper (additional fees apply: 9 € / night).

ADDITIONAL GUEST (7 PEOPLE)
If you wish to add a 7th guest to your party (child below 3 years stays free of charge) with your own sleeping arrangement (inflatable mattress...), we ask you to pay an additional fee of 7 euros / day. You must inform us about the situation. We will prepare bath and toilet towels for the 7th person.

CRIB/COT (free of charge – ONLY ONE BED AVAILABLE)
If among your party there is ONE kid up to 3 years old, please specify it so that our cleaning lady prepares the cot/crib for the master bedroom with its mattress protection, a cover and a bath towel for baby (no pillow).

  • Nous n'avons pas rencontré les hôtes mais l'appartement était parfait… propre, clair, bien placé et plein de petites attentions (guide, café, boissons…). La récupération des clés au bar fonctionne très bien. Le local pour les départs en fin de journée est un plus très appréciable.

  • Tres bel appartement lumineux et tres propre. Ideal pour rester plusieurs jours, tres bien situe en centre ville. 2 salles de bains, tres (email hidden) plus, les hotes sont sympathiques.

    Great place to stay, very clean, convenient and comfy. I really recommend it, besides, the hosts are friendly and helpful if need be. Two bathrooms, very practical.

  • Fantastic appartement close to the city centre. Very comfortable and fully equipped. Comfortable beds and quiet rooms, no traffic noise. Very friendly host who is delighted to tell about nice things to see and do. Our car got towed away and he helped us to get back our car, he even rented a car to get us around!
    This place is definately a recommendation!

  • This was a beautiful apartment outside the tourist side of Brussels, but in a very sweet neighborhood with plenty to see and do. I highly recommend this apartment. The place was impeccably clean, beds were very comfortable and it was in a good location. The host was kind enough to share with us a few of his favorite spots, including a bakery that served the best croissant I've ever had. We had one each morning we stayed! The only downside is that this apartment seems to be in a building with a considerable amount of construction, and there was a lot of dust in the staircase to get to the top floor. However, construction work began at a late enough time so we were not bothered in the mornings. I would definitely stay here again.

  • Très bel appartement bien agencé. Idéale pour passer un bon séjour. Situé dans un endroit calme et près du centre ville. Nous avons trouvé cet appartement parfait. Le contact avec les propriétaires est facile et les instructions sont claires. Ceci est très agréable.
