Our house has a RUKU TV. You can use the TV to log into your favorite streaming services like Netflix, YouTube and Hulu, etc.

The space
Our home is a two bedroom, one bathroom property located on a spacious corner lot with 2 spaces for off street parking. One bedroom has a vanity area with mirror for getting dressed. The other has a dresser with nearby mirror. Guests will have access to a full kitchen including a Keurig Coffee maker.

Josephine House was built around 1917 and is in the Historic District of Fredericksburg. With its age comes quirks. We’d love to answer any questions before you book to be sure our place fits your needs! The bathroom is small in size and has a shower, no tub.

We also have an outdoor sitting area for 4 with a fire pit.

Guest access
Guests have access to the entire home featuring two bedrooms with king size beds. A queen sleeper sofa in the main living area is available for an additional charge allowing Josephine House to sleep an additional 2 guests.

We enjoy making stays personal for our guests. If you let us know about any special occasions or your reason for traveling we are glad to work with you to make the occasion super special.

Josephine House is subject to City of Fredericksburg STR Ordinance Compliance, guests at any Short-Term-Rental in the City of Fredericksburg must comply with the following:
• Observe the City of Fredericksburg Quiet Hours (10 PM to 7 AM)
• The City of Fredericksburg is a Dark Sky Community with outdoor
lighting restrictions. All outdoor lighting is encouraged to be turned
off when no one is present to use the light.
• Observe the designated on-site and off-site parking spaces.
• Place all trash in designated containers.

Neighborhood highlights

We are located just a few short blocks from Main Street. About a 10-15 minute walk. We suggest crossing Llano street to Adams and walking up to Main Street though the residential area. Llano can be busy and doesn’t have sidewalks the entire way.
