Welcome to our spacious studio vacation home located on a two acre private estate with an awesome ocean view. The Hill Top Studio vacation rental is completely separate from the other two vacation homes on the estate, which makes it a perfect for a romantic getaway. This is a quiet affordable sanctuary that offers privacy and a spectacular view. It is ideal for couples, friends and small families.You'll appreciate the cooling breezes on our hillside. The lanai is a great place to enjoy the views as you have your morning coffee or supper off the grill. This home is conveniently located within a mile of the H3 freeway for easy access to the airport, Waikiki and Honolulu, a 20-25 minute drive. Our amenities are free, we have wifi, bikes, kayaks, shared hot tub, gas bbq, shared laundry room, gameroom and plenty of beach gear and of course a beautiful view just a 5 minute drive to Kailua beach. Each home has its own parking spot.
Pool can only be used if you have rented the villa.
Please note, There is No A/C in the home.
RENTAL AGREEMENT for the Hillside Estate, Kailua Ocean View:
Villa, Terrace , Guest House, Garden View, Hill Top Studio and Bay View Studio Vacation Homes.
The guest agrees in consideration of the use and occupancy of the premises herein specified:
• To use said premises as a residence only. No more than 10 people in the Villa, 6 people in the Terrace, 3 people in the Guest House, Garden View, Hill Top and The Bay View may reside there unless otherwise agreed upon. Guests and ages will be noted on the Guest Information sheet attached.
• Visitors. Visitors or any gathering of additional people will be disclosed and planned with owners. We enjoy having a private hillside and we rarely have someone drive up the private drive that isn’t visiting here. This is not an open house, you must clear visitors with us—we’ll note their names and license #.
• Quiet Hours
While the Hillside is private, we are located in a residential neighborhood. We are considerate of our neighbors and appreciate your being considerate too. We have posted Quiet Hours of 8pm to 9am. This doesn’t mean you can’t be outside enjoying the lanai, pool, or view, but we’ve found that it only takes 1 loud voice by the pool to disrupt the serenity others might be enjoying.
The owners are neither responsible for any accidents, injuries or illnesses that renters or their guests have while on the premises or while using the amenities such as the pool or the beach gear: surf boards, kayaks, skimmers etc. By accepting the reservation and signing this agreement, it is agreed that all guests are expressly assuming the risk of any harm arising from the use of the premises or others whom they invite to use the premises.
• Owners entering the House
Owner has the right to enter and inspect premises at all reasonable times to insure maintenance and safety of the premises and to show the unit to prospective guests by specific appointment. We enter the houses on rare occasions: if you notice a problem, we’ll come in and fix it right away, or we will wait until you leave.
• Tropical Climate and Pests
Hawaii is a tropical climate in which insects, rodents and lizards unfortunately flourish and Geckos eat bugs but they look like lizards. You will undoubtedly encounter these pests during your stay and understand that we make our best efforts to hold to an absolute minimum your interaction with them. Contact with a pest inside or outside of your rental is not reason for termination of this Agreement nor is it a reason for a refund of your monies.
• Cancellation Policy
Guest may have a full refund less 20% up to 90 days of booking date. After that time guest will only receive a refund less 20% if we are able to rebook their dates.
• Security Deposit
The Security Deposit covers: Accidental damage—not normal wear and tear.
Moving ANY furniture in the homes are not aloud.
Unauthorized visitors ($100 each per night) will also be deducted from the Security Deposit. Please let us know what is happening: we don’t want to keep your Security Deposit. The cost for replacing keys is $25 and the gate remote is $150. We will keep your security deposit if the police are called due to excessive noise.

1) Checking In
We guarantee we’ll be ready by 4pm, but our team works to get your house ready as soon as we can. You are welcome to leave luggage in the Game Room or often in the entry way. Feel free go to the beach, to lunch or grocery shopping. When you get back we’ll show you the house and answer questions.
No smoking inside please. We’ve provided ashtrays outdoors, if you need more than one, please let us know.
We have provided waste baskets in the kitchen, bathroom and bedrooms, along with a container for recycling in the kitchen area. Please take Garbage/Recycling to the containers next to the Garage/Game Room or in the garage at the Terrace.
The County has decided we’ll be shipping our garbage to the mainland so we appreciate your recycling cans, bottles, plastic bottles, paper, newspaper and cardboard. We empty the cans regularly and are happy to take it away.
We provide 2 keys that are by the front door. When we stay in the houses we do not lock the doors and we enjoy the ‘private-ness’ of our hillside. We encourage you to lock it up. If you should lose the key, we appreciate your covering the cost of a new one. For further security, there is a safe in the master bedroom of the Villa.
6) Pool and Hot Tub
Use the pool at your own risk and please observe the posted rules, which include no running or jumping and diving in the shallow end. The deep end of the pool is 9 feet. Guests shall not permit any use of the Pool or Hot Tub by unsupervised children or other guests.
If we ask you to tone it down, it means we’ve determined the sound is carrying. We also ask that are guests are always courteous of our neighbors and 8pm is quiet time.
8) Events out of our Control
Hurricanes, earthquakes, Construction, even parties in the neighborhood are examples of what we can’t control. We do our best to be prepared and respond appropriately.
9) We provide…
We provide toilet paper, Kleenex and Paper Towels to get you started, however you will have to replenish your own paper goods. We also provide all linens, towels (including beach towels) and pretty much everything in the kitchen you’ll need. We also provide your first tank of the propane for the grill. There are condiments and spices left by other guests, which you can enjoy or set aside for other guests. If there is something missing, please let us know!
10) Beach Gear
There are boogie boards, skimmers, surf boards, kayaks, snorkels, fins, umbrellas, chairs and floats. There are also carriers for the kayaks and surf boards. As we noted, you use these at your risk.
11) Game Room
Currently there is a Pool Table, Ping-Pong table, Foosball, Air Hockey and Darts in the Game Room. There are also Tennis Rackets, Basketballs, Frisbees and a Television. As a shared amenity, the Quiet Hours apply
12) Moving Furniture
Furniture may not be moved from room to room or from unit to unit.
13) Cable TV and Wireless Internet Access
We have cable TV and Wireless Internet Access. There are TV’s in some bedrooms, and Wireless Internet in every house. We make every effort to ensure the wi-fi and cable is working but we cannot control our vendor’s reliability.
14) Security, Safety and Visitors
It is safe here, and we work to keep it that way. Please note that all visitors must be registered with us.
You may not sublet or assign this Agreement.
16) Cook in the Kitchen or on the Grill please
You may cook only in areas specifically designated for cooking…yes, believe it or not there have been guests cooking in the living room.
Please notify us immediately of any fire or other damage to the property or injury to any person on the Property.
Guests who are unable or unwilling to comply with the rules and policies of the estate will be evicted by the owner or the staff.
Breakfast on this deck every morning made our vacation a little more wonderful! Even on a hot day without air conditioning, the hilltop location and tradewinds made the evenings very comfortable. The apartment was well appointed, and Nick responded to an unexpected gas outage with speed and aloha! The location was great. We had a fantastic time there, and hope to return someday.
A Super 8 with a Hilton View, for the price of a Hilton.
Online looks beautiful, but the actual studio looks as if the owners don’t pay attention or don’t care about it’s condition. A large carpet stain at the foot of the bed (not pictured in the ad), mildew on bath tiles, a table lamp that had been broken and glued back together (I mean, who does that?), huge scratches on the wood, etc. The coupons in the hospitality book expired in 2012 and no one bothered to notice.
The pictures appear to have gotten more than a little help from photoshop and a wide angle lens. You wouldn’t know from the online posting but I’d estimate the interior is about 200-250 sq ft.
Broken WIFI on day 1, but Nick took care of it by day 2.
There is no AC, not even a window unit, which was conspicuously omitted from the description.
Hey, I enjoy sweating in my sleep as much as the next guy, but at least mention it in your ad description.
These examples by themselves are not the end of the world, but at $1,000 total for 4 nights make the value overall pretty low. There are nicer places on airbnb for the money, and now wishing we would have picked one instead.
The only good part was the view, which is truly inspiring. Though in my opinion it doesn’t make up for everything else at the price they’re asking.
The kicker, and this may seem petty to some, is that there is a 14% tax added but that it’s accounted for *after* the cleaning fee. Which is a sneaky way of making an extra $17.
I get the impression the owner is looking to make this as profitable as possible with the least effort or upkeep possible. If this type of thing doesn’t bother you, and you’re willing to ignore most everything for a nice view of the water, then I’d say go for it. : |
Thank you for sharing your review about your stay at our hilltop studio. I am sorry that the home did not meet your expectations. On our web site that is not connected to Air Bnb, our policy is to give a full refund to any client that is not happy with our homes. We have returned 2 in 10 years. As for not caring for the home. In the past 12 months we have installed a new kitchen, with granite counter tops. Another lanai facing the ocean, new tile in the dining area. New gas water heater and repainted both in and out. This year we plan to redo the bath room and replace the rest of the floor. Our home is at the top of our hill 100 feet from any other home but it is in the tropics. We fight mold and you are right the calk is moldy and being replaced. As for the carpet stain, we have cleaned it 2 times and it keeps wicking up. I have no idea what the guest spilled on it. As stated we are going to have to replace it when we have an opening. The hospitality books are left by other guests, we should have checked the dates. As for the size of the home. Your estimate of 250 square feet would be about 10X13 feet, the size of a standard hotel room. Our home is 28 ft. X 20ft. 560 ft. total. We normally have great trade winds at the hill. Your days did not have any trades. I would have been happy to provide a roll in a/c that we have on hand, if notified. About 80% of the homes on the windward side have no A/C. I live about 100 ft. away from the hilltop studio and am here to address any of your concerns, like I did with the wifi. You contacted me on your first night that the wifi was not working. I took the next day off and found and fixed the problem by 8 pm. I know it took longer than you wanted because you contacted me at least 5 times on when it would be finished.. We received $885 from Air Bnb. Air Bnb gets the rest. As for the tax on the cleaning, all of Hawaii pays the excise tax of 4.71%.The 9.25% is for transient accommodations. We had a very nice stay. We didn't stay in the Hilltop Studio. Stayed in the Garden Unit. Don't know why it showed up this one. Quiet place to stay. Very pretty view. We weren't there much as we were out sightseeing. Kitchen has a few things. Glass coffee cups. I was concerned about microwaving them. But all was good. Visited with Nick briefly a couple mornings. Washer and dryer on site is handy.
I liked the bed. My husband didn't but Oh well :) Driveway is a little spooky but there isn't anything you can do about that.
This is a super place to see the Island from! It has wonderful views and is roomy and comfortable. Nick was super and helped with little issues I had. I have lived in Hawaii most of my life and I can tell you this is a super deal and is really easy to get to from the H3 on the Windward side of the island. You don't have the noise of Waikiki just birds chirping in the morning. With much Aloha (website hidden) I would definitely stay here again and the remodeled kitchen was great.
It's an amazing studio with views. We stayed for 8 days and everything went smooth. Albert is very helpful and nice. Nick was very busy we hardly saw him. There is a weak Wifi signal for this house we had to come out to use the Internet, it is a little inconvenience. Except that no major issues. We loved the games room it was quite and relaxing.
The reservation was canceled 6 days before arrival. This is an automated posting.
