The air conditioning is set at 78 degrees. There are fans in all bedrooms and the living area. Should you require any changes to this, please advise the management company, who will be happy to assist.
SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between Ward & Holmes Rentals (“Homeowner”) and Renters (“Guest”). For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

2.Rental Party: The rental party shall consist of Renter and agreed number of other persons at point of agreed rental.
3. Maximum Occupancy: If agreed prior to agreement at the point of payment,the maximum number of guests is limited to 8 persons.
4. Term of the Lease. The lease begins at 4p.m. 11th the “Check-in Date” and ends at 10 a.m. on the “Checkout Date”.
5. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
6. Access: Guest shall allow Stateside Management access to the property for purposes of repair and inspection. Stateside Management shall exercise this right of access in a reasonable manner.
7. Insurance: We encourage all renters to purchase traveler insurance.
1.Smoking is NOT allowed.
2.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3.All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4.Keep the property and all furnishings in good order
5.Only use appliances for their intended uses
6.Pets are NOT allowed.
PARKING – Parking is limited to 2 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
8.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
9.Recreational Equipment: Stateside Management and the owners take no responsibility for guests use of any bicycles, inflatables, or any other recreational equipment used by guests. Children under 16 are required to wear helmets when using bicycles.
If there is a storm or hurricane, no refunds will be given unless:
•The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
•A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest during their stay.

I went on vacation with my wife and we where looking for a villa with a private pool. And this place was perfect what we looked for . Place was really nice clean and very comfortable. And when there where small issues we called the management and we got a responce quickly and issue was resolved right away. Overall nice place and quite area

Een zeer mooi en gezellig huis, heerlijke bedden die maken dat je je thuis voelt. Zwembad is geweldig en ook de zeer rustige omgeving. het is nu demtweede keer dat wij hier waren en zullen zeker weer terug komen.
The house was ready when we arrived. It was so nice having a three bedroom house for our family, rather than a hotel. Although it had a pool, it was too cold to use it.

Hi. This villa has been available to rent since June 2011. It is furnished to a high specification. In fact, we wanted to create the atmosphere of being at home. We made several visits from the UK to the US before choosing this villa as a rental property, with a south facing swimming pool to maximise the Florida sunshine being one of our specifications.
Our instincts seem to have paid off as we are getting very positive reviews, and already taking many bookings for 2013.
We hope to welcome you to our villa, and enjoy it as much as we do when we get the chance to stay there!

Great place to go near the villa. Pllenty of small stores, place places to eat, plus plenty of fair rides. They have vintage car/bike events in the evening. It has a feel of old main street USA.
Good Irish pub and the LBV Factory Outlet. It has many outlet stores including Tommy Hilfiger, Gap, Aeropostle, Old Navy, Osh Kosh, Carters, Eddie Bower, Reebok & Liz Claiborne.

Renamed Branigans, and no longer part of the Bennigan's chain. Irish owned with great freshly prepared food. Best Corned Beef and Cabbage I've had in Orlando. Good happy hour prices too!
Best place for Corn Beef Hash! Very basic place, but excellent home cooked food.

Located just minutes from the busy tourist corridor of U.S. Highway 192. Bald eagles, wild turkey, great blue heron, yellow-bellied turtles, white-tailed deer and river otters can be spotted here.
Really good place for seafood. Looks more expensive than it actually is.
A drive east on the 192. Winn-Dixie is a good grocery alternative to Walmart, especially for meat products.

It has Ralph Lauren, Burberry, Calvin Klein, Diesel, DKNY, plus tons of others. It is useful to get there early and avoid weekends, as it can be difficult to find a parking spot. It opens at 10am.

Just 30 minutes away from the villa.
