A damage deposit of $1,000 will be charged to your credit card, with the $1,000 credited back to your card after check out provided no additional damage, out of the ordinary maintenance, or cleaning is necessary, and the private beach HOA access card is present at check-out. A check is also accepted, but is cashed to ensure funds are present. A check will then be reissued within 14 business days of departure, provided that the provisions outlined in the DAMAGE/RESERVATION DEPOSIT section below are met.
As soon as payment has cleared, the rental agreement is considered in effect, and you will be provided information for entry to the home.

This is a NON SMOKING home. NO SMOKING IS ALLOWED ON THE PROPERTY. (Smoking will result in forfeit of deposit) PLEASE BE AWARE OF THE HIGH RISK NATURE FOR FOREST FIRES IN THE AREA.
PETS – Pets are permitted only with prior approval. Pet owners are responsible for cleaning up any/all pet refuse. If your pet joins you on the furniture, please place a blanket underneath him/her. Any additional cleaning needed due to your pet beyond normal cleaning may incur additional fees. All pets must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm prevention is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. All items above are the sole responsibility of the pet owner. The cabin owners assume no responsibility for illness or injury that humans or pets may incur while on the premises. We charge a $100 pet cleaning fee.
DAMAGE/RESERVATION DEPOSIT – A reservation deposit of $1,000 is required. This must be received at booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
•No damage is done to unit or its contents, beyond normal maintenance, and wear and tear.
•No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
•All debris, rubbish and discards are placed in the green bear box at the end of the driveway, and no food left behind.
•All charges accrued during the stay are paid prior to departure.
•No linens are lost or damaged.
•No early check-in or late checkout.
•Tahoe Park Association (Private Beach) Fob (white access HOA card) is not missing; replacement cost for Fob is $100.
•2 sets of keys are returned to the lockbox.
•The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by My Community.
CANCELLATIONS – A (90) ninety day notice is required for cancellation. Cancellations that are made more than (90) ninety days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 90 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent. For this reason we highly recommend travel insurance, as does (website hidden).
MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
MAXIMUM OCCUPANCY – The maximum number of guests is limited to 14 persons. Additional small children may be considered. Additional unauthorized people discovered will cause a forfeit of deposit.
MINIMUM STAY – This property requires a 2-night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 2 nights, the guest will be charged the two-night rate.
INCLUSIVE FEES – Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate.
NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit daily maid service is not included in the rental rate. However, it is available at an additional rate.
RATE CHANGES – Rates subject to change without notice.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
PARKING – Parking is limited to 4 vehicles. Vehicles are to be parked in the driveway only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
HOT TUB – No children under the age of 12 permitted in hot tubs at any time. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. A spa company drains, sanitizes, and refills and replenishes chemicals in the spa prior to your arrival. DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. ALSO ENSURE THE CLIPS ARE RELEASED PRIOR TO LIFTING THE COVER TO PREVENT DAMAGE. They will break and you will be charged for replacement. Remember when not using the hot tub, please leave the cover on so hot tub will stay warm and debris will stay out.
FIREPLACE – There are two wood burning fireplaces. Ensure flume open before use and ensure fire is out before leaving the house or going to sleep.
WATER AND SEPTIC – The cabin is on city water. Please be kind and conserve.
STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. The neighborhood streets and the cabin's driveway are snowplowed; however, four wheel drive and/or chains are highly recommended during the snow months. There is no refund due to road conditions so please consider travel insurance for unpredictable weather conditions.
TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance.
Guests are responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Stairs, decks, and driveway can be icy in the winter, with caution necessary. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
I hereby give permission to charge my credit card for the amounts above. I agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance.

The house was great and a lot of fun. There were ten of us in our group and we had plenty of space. The kitchen is fully stocked to cook big meals and the hot tub was a wonderful addition to our stay. We needed to check-in early and that was easily arranged by our host.
Tiffany is a very cordial host. She responds very quickly and is more than happy to help answer any questions you have or respond to any issues that may have occurred.
We had a wonderful stay at Tiffany's! Tiffany was extremely thorough in providing the necessary information about the house. The house itself is a lovely cabin with a spacious common area and great kitchen/dining room. It is a very short drive to Squaw and was perfect for our group ski trip (esp with the hot tub). We had a great time and look forward to coming back again soon!!
Tiffany is a wonderful host. Very prompt in responding and very helpful! The cabin itself is very well maintained, and is fairly close to northstar ski resort. It's a good place for a group of people around 8 to 12. We had a lot fun staying there. We would definitely like to come back here for our next trip!
