Please review our rate notes in the space section below. Our condominium consists of three levels: 2 bedrooms, full bath, & laundry are on the first floor. Living room with fireplace, kitchen, full bath, & alcove are on the second floor. A loft open to the second level is on the third floor.

The space
SPECIAL COVID-19 NOTE:
Effective June 12, 2020 Placer County is allowing short term rentals (vacation rentals) to re-open. The County has provided a set of guidelines for proper cleaning and general property management of short term rentals. Our vacation rental is in compliance with these guidelines. We have a single housekeeping service that fully understands the requirements and will be providing an increased level of cleaning while also making sure that their personnel are safe and protected. As just one example, all high touch surfaces (hand rails, door knobs, counters, bath and kitchen surfaces, etc) will be wiped down with disinfectant after each guest stay. And of course, all sheets and towels will be thoroughly laundered. We are pleased to be re-opening and want your stay to be as worry-free as possible. Also note that the pool and exercise amenities will be closed for the summer of 2020. The HOA Board felt there was no other option to insure that the facility was not contributing to the spread of COVID-19.

RATE FEATURES:
1 - Required taxes are already built into our nightly rates and cleaning fee so there is no additional charge for the required 10% Placer County Occupancy Tax.
2 - Our cleaning fee is $145 per stay for occupancies of 1-8 guests. Please note that we reserve the right to charge more for cleaning IF housekeeping up-charges us because of conditions that exceed a “normal clean”. Examples include excess use of towels/bedding or unusual/deep cleaning requirements in the kitchen or bathrooms or carpet cleaning due to spills that were not addressed properly.
3 - Our rates vary by season: Prime season is $145/night and runs from June 1 to August 31 and from December 1 to March 31. Off Season is $120/night and runs from September 1 to November 30 and April 1 to May 31.
4 - Our holiday rate is $170 and requires a 3 night minimum stay for these US holidays: New Years, Martin Luther King Jr. Day, President’s Day, 4th of July, and Christmas.
5 - We offer a long stay special - Regardless of the nightly rate, for every six nights of occupancy, the seventh night is free subject to availability.
6 - Unfortunately we have a no pets policy. Sorry pet owners. This position is actually driven by rules enforced by the condominium complex.
7 - Please plan to bring your own shampoo. We do provide hand soap, kitchen soap, laundry soap, and plenty of paper products.

CONDO DETAILS:
Please note! Our condo can only accommodate a maximum of 6 adults. The futons we offer are best suited for children.

Our condominium consists of three levels as follows:

The first level includes a large master bedroom with a king-size bed, cable TV/DVD, and private deck. There is also a second bedroom with queen bed, flat screen TV and DVD player. This level contains a full bath as well as a new full-size washer and dryer.

The second level includes an open kitchen with seating for three at the counter as well as a dining area with a table that comfortably seats six. The kitchen includes a ceramic cook-top and oven, a new microwave, and dishwasher. Small appliances include a coffeemaker, a Keurig, toaster, blender, griddle, wok, fondue pot, and mixer. The kitchen is very well equipped with pots, pans, utensils, and dishes. The family room includes a wood burning fireplace with gas starter and vaulted ceiling with overhead fan. The entertainment center in the family room includes cable TV/DVD/CD/VHS and a large collection of DVDs. There is also a deck on this level with a new natural gas barbecue and dining table. This floor also features a second full bath as well as a small gaming area that hosts a TV with “old school” Nintendo, Sega, Xbox, and Xbox 360 gaming systems and many game titles (a real walk down memory lane). We also provide access to a Mac laptop which allows you to enjoy music from our personal iTunes library or access Pandora web radio or other streaming services. Internet access is both wired and wireless.

The third level is a loft that overlooks the family room and includes two twin beds as well as two portable futon mattresses. We request that you bring sleeping bags or sheets if you plan to use the futons. If you use our extra twin sheets there may be an additional fee due to the extra cleaning/laundry effort required by housekeeping. We do offer blankets and pillows for your use should you need them.

Our condominium is located within Kingswood Village in Kings Beach and is just five miles southeast of Northstar Ski Resort. It's just over half a mile from the Lake Tahoe beach as well as a 24 hour Safeway in Kings Beach. It is centrally located to 12 ski resorts in the Tahoe area and just 10 minutes from the North Shore casinos.

Kingswood Village offers a large pool and wading pool built in 2001 as well as three tennis courts, a small exercise room, and a bocci ball court. Kingswood Village is one of the best-kept complexes in the Tahoe area and has numerous tall pines and cedar trees that remind you that you are in alpine country. Additionally, we are located on the lower edge of the complex adjacent to a cul-de-sac that has a trail head leading to an extensive trail system popular with hikers and mountain bikers. You can be on the trail in less than 2 minutes from our front door.
