A modern studio apartment off a secluded garden court with a separate street entry. Central to the happening Mission neighborhood scene. There is a private bathroom, a small kitchen, a clothes washer/dryer, and a queen-size bed.
A modern studio apartment off a quiet private garden court with giant timber bamboo. Access is through a gate off the street and then down a passageway to the courtyard. The apartment has a kitchen with sink, refrigerator, and stove-top, but no freezer or oven. There is a private bathroom with walk in shower, as well as a Bosch clothes washer and dryer. The queen size bed has a comfortable SONOS firm memory foam mattress and down comforter. Storage is provided by an armoire custom made from sustainable bamboo. The polished concrete floor has radiant heat. There is a sofa that is also a twin size daybed suitable for a child to sleep on. There is free WiFi, but no TV. Bedding and towels are included. Complimentary SodaStream carbonated water is included. The building has solar hot water and electricity collectors.
There is a small woodworking space on the courtyard, associated with my architectural firm. During the day there are occasional periods of noise from this activity.
There is an arts event space, StoreFrontLab, sharing a wall with the mission garden apartment. Occasionally there are opening parties and other activities that make some noise. These are infrequent, and don't go past 10pm.
Occasionally my neighbors have a party and make some noise.
This area is the location of many top restaurants and cafes: wonderful upscale Italian at Locanda, Farina, and Delfina, some of the best pizza in San Francisco at Flour and Water and Pizzeria Delfina. Local California cuisine is great at Universal, Range, Frances, and Commonwealth. Those who are adventurous might try Mission Chinese, named one of the 3 most innovative restaurants in the USA by The New York Times. And for quick, cheap, and excellent tacos you can't beat the food truck on 16th and Shotwell.
CAFES and BREAKFAST
Stable around the corner is great. Full breakfasts at Mission Beach Cafe and St. Frances Fountain. San Francisco's most popular bakery/cafe is Tartine. Linea Caffe on 18th just past Mission Street is my favorite with great artisan coffee, waffles, and salads.
Five of the best artisan coffee roasters in San Francisco are nearby: Blue Bottle, Four Barrell, Ritual Roasters, Sightglass, and Linea Caffe. Great ambiance and super coffee at every one. Waffles and salads as well at Linea.
Bi-Rite Creamery always has a line for it's organic house made ices cream cones. Humphry Slocombe makes their own excellent ice cream as well.
THe Uptown is a great dive, and where I hang out. Pool table and reasonable prices.
The vegan Mexican restaurant Gracias Madre on Mission Street is excellent. Rainbow is a vegetarian grocery store nearby with an great selection of bulk foods.
Bi-Rite is an incredible local full service grocery in a tiny space. They have organic produce, local meats, fresh fish, and a great selection of prepared dishes.
On the premises is StoreFront Lab with occasional interesting programs. Next door is ODC Dance Commons where numerous dance classes are offered every day. The ODC Dance Theater is in a new award winning building on the corner and has a full schedule of excellent modern dance performances. SOEX Gallery is near with ongoing shows and openings. There are many studios and art galleries in the area.
There is a shared courtyard with seating and a table that guests are welcome to use.
Interaction with Guests
The apartment is separate from our living space upstairs so interaction is up to the guests.
Our Mission neighborhood is gritty and transitional, mixing poverty, upscale restaurants, artisan coffee, taco trucks, dance theater, and hipster bowling.
Be aware of your surroundings and be careful with your expensive electronic devices.
Two orange Public bicycles with locks and helmets are available for borrowing. We are located close to major bike routes, and the neighborhood is flat.
Convenient to transit, both bus and the BART subway (0.4 mile, 10 minute walk). The Walk score is 97, and the Transit Score is 95, so this is the place to be car-free. MUNI serves this location very well, with routes 12, 22 and 33 stopping about a block away, with many more routes a short walk away. There is a San Francisco City Pass available online that is a good deal for visitors, though BART is excluded. Another option is getting a CLIPPER Card which is accepted at all Bay Area transit operators. It's very convenient and can be ordered online and set up to load from a credit card. San Francisco is the home of UBER and LYFT so these services are very available and convenient, including airport service.
There is no private off street car parking on site. Street parking is tight, but available. There is a public parking lot nearby with reasonable rates.

A portion of the income from the Mission Garden are donated to a local community non-profits: StoreFrontLab. Past recipients include 7 Tepees, Cell Space, Sunday Streets, Root Division, Greening Guerrero, 826 Valencia, Creativity Explored, 18 Reasons, Systems Mural Project, Mission Community Market, and Walk SF.
NO SMOKING PLEASE, inside or in the courtyard.
NO TRAVEL WIPES (or other stuff besides toilet paper) in the WC PLEASE. They will jamb the drains and cause disaster!
David and Yosh were fantastic hosts. My flight arrived early, but this wasn't a problem and David was able to let me straight into the apartment. The apartment itself was exactly as depicted - spacious, clean and well-stocked with everything you'd need. It was perfectly located too and David provided a bike to allow me to explore areas a bit further away.
I would stay here again in a heartbeat.
We were thrilled to find such a great place in the Mission District. The city's best restaurants were on our doorstep and we were able to explore the rest of the city using the bikes provided by David. Heaven!
Great studio apartment - good facilities (washer and dryer were much needed by this point in our trip), comfy bed, fast wifi and lovely garden to relax in after a say of seeing SF. Highly recommend!
Amazing place and host! David was very easy to get in touch with from the beginning of the reservation. We drove up from LA so we had to plam our check in time by ear and via text and David made it really easy. The place and neighborhood will both make you feel like you are a true San Franciscan because of all the art. I definitely recommend trying the local Mexican eateries for some amazing tacos. Also the Castro is just a mile away which makes it really easy to move around and try different things! I highly recommend this place
The space is wonderful. Great location. Cozy, clean. The dryer and washer were a bit confusing but that is the only thing I can think to even *remotely* complain about.

David and Yosh's apartment was great! Perfect location in the mission, and had everything we needed to make our stay comfortable. Having a washing machine and dryer was a bonus after a few weeks travelling! We were also very grateful to ride around the mission on the bikes that came with the apartment! David was also kind enough to let us have a later check out as we didn't realise our flights were leaving so very late that day which was really appreciated! Thank you!!
However, we aren't sure if it is just a cultural difference or not, but when we arrived we didn't feel very welcome at all with Yosh unfortunately, and felt like a bit of an inconvenience. In particular when we saw her at a nearby cafe the next day, who walked straight past after eye contact with no hello or acknowledgement. We are pretty friendly people, who don't expect our beds folded down for us but a hello is always polite to us I guess! We were really surprised after all the great reviews we read before arriving. One more thing, the walls are so very thin that when the gallery next door was being used during the day / night, you could hear every word.
Other then that, a great apartment and has everything you need, and still loved our stay in the mission :)
