The Space

A modern studio apartment off a quiet private garden court with giant timber bamboo and outdoor dining area. Access is through a gate off the street and then down a passageway to the courtyard. The apartment has a kitchen with sink, refrigerator, and stove-top, but no freezer or oven. There is one private bathroom with walk in shower, as well as a Bosch clothes washer and dryer. The queen size bed has a comfortable SONOS firm memory foam mattress and down comforter. Storage is provided by an armoire custom made from sustainable bamboo. The polished concrete floor has radiant heat. There is a sofa that is also a twin size daybed suitable for a child to sleep on. Also an ipod compatible music system and free guest WiFi, but no TV. Bedding and organic cotton towels are included. Lower your carbon footprint by staying in a "green" building with solar hot water and electricity collectors. Complimentary seltzer water in antique siphon.

There is a small woodworking space on the courtyard, associated with my architectural firm. During the day there are occasional periods of noise from this activity.

There is an arts event space, StoreFrontLab, sharing a wall with the mission garden apartment. Occasionally there are opening parties and other activities that make some noise. These are infrequent, and don't go past 10pm.

Occasionally my neighbors have a party and make some noise.


This area is the location of many top restaurants and cafes: Locanda, Farina, and Delfina, some of the best pizza in San Francisco is served at Flour and Water and Pizzeria Delfina. Local California cuisine is great at Universal, Range, Frances, and Commonwealth. Those who are adventurous might try the super spicy Mission Chinese Food, named one of the 3 most innovative restaurants in the USA by The New York Times. And for quick, cheap, and excellent tacos you can't beat the food truck on 16th and Shotwell.

Stable around the corner is great. Full breakfasts at Mission Beach Cafe and St. Frances Fountain. San Francisco's most popular bakery/cafe is Tartine. The newest addition is Linea Caffe on 18th just past Mission Street: waffles and salads.

Five of the best artisan coffee roasters in San Francisco are nearby: Blue Bottle, Four Barrell, Ritual Roasters, Sightglass, and Linea Caffe. Great ambiance and super coffee at every one. Waffles and salads as well at Linea.

Bi-Rite Creamery always has a line for it's organic house made ices cream cones. Humphry Slocombe makes their own excellent ice cream as well.

THe Uptown is a great dive, and where I hang out. Pool table and reasonable prices.

The vegan Mexican restaurant Gracias Madre on Mission Street is excellent. Rainbow is a vegetarian grocery store nearby with an excellent selection of bulk foods.

Bi-Rite is an incredible local full service grocery in a tiny space. They have organic produce, local meats, fresh fish, and a great selection of prepared dishes.

On the premises is StoreFront Lab with occasional interesting programs. Next door is ODC Dance Commons where numerous dance classes are offered every day. The ODC Dance Theater is in a new award winning building on the corner and has a full schedule of excellent modern dance performances. SOEX Gallery is near with ongoing shows and openings. There are many studios and art galleries in the area.

Guest Access

There is a shared courtyard with seating and a table that guests are welcome to use.

Interaction with Guests

The apartment is separate from our living space upstairs so interaction is up to the guests.

The Neighborhood

Our Mission neighborhood is gritty and transitional, mixing poverty, upscale restaurants, artisan coffee, taco trucks, dance theater, and hipster bowling.

Be aware of your surroundings and be careful with your expensive electronic devices.

Getting around

Two beautiful orange Public bicycles with locks and helmets are available for borrowing. We are located close to major bike routes, and the neighborhood is flat.

Convenient to transit, both bus and the BART subway (0.4 mile, 10 minute walk). The Walk score is 97, and the Transit Score is 95, so this is the place to be car free. MUNI serves this location very well, with routes 12, 22 and 33 stopping about a block away, with many more routes a short walk away. There is a San Francisco City Pass available online that is a good deal for visitors, though BART is excluded. Another option is getting a CLIPPER Card which is accepted at all Bay Area transit operators. It's very convenient and can be ordered online and set up to load from a credit card.

There is no private off street car parking on site. Street parking is tight, but available. There is a public parking lot nearby with reasonable rates.

A portion of the income from the Mission Garden are donated to local community non-profits. Currently StoreFrontLab. Past recipients include 7 Tepees, Cell Space, Sunday Streets, Root Division, Greening Guerrero, 826 Valencia, Creativity Explored, 18 Reasons, Systems Mural Project, Mission Community Market, and Walk SF.

  • I loved every minute of my stay. David and his wife are the perfect hosts. The apartment is great. It's bright with high ceilings and everything you could want, and it's well decorated too. It's minutes form BART and several good bus lines. I'd hop on the 12 every day and be downtown in minutes. I was in San Francisco for work and the apartment was a perfect place to stay. After a long day working, I would come back and relax and then head out to walk to one of the many, many fabulous restaurants in the neighborhood. A truly wonderful experience. I'm already thinking about booking it again next year. Thanks David!

  • Excellent appartment in an alive neighbourhood. Very quiet at night. If you get atound with tue bilke early in the morning, you reach the Hot Spots bevor the japanese do.

  • David´s apt. is great. Located in the backyard of a really quiet street in the middle of everything the mission district has to offer (and that´s a lot). We didn´t meet David himself but we can´t thank Barret (who welcomed us) enough for all the tips and hints to get around! The apt. has everything you might need, and is really tastefully furnished - It´s not hard to guess what David does for a living. And the bikes were a huge plus too!

  • David's Mission apartment was a great place to stay while in SF! It is within walking distance to many great restaurants and bars. We had no problem checking in and David even offered to hold our bags past the check-out time due to our later flight. The apartment had a fun, artsy vibe and we would recommend it to those looking to stay in the Mission District!

  • We had a great experience staying in San Francisco with David. The apartment was absolutely wonderful, it was very clean and spaces; the kitchen and washing machine was an extra plus. We enjoyed taking the bikes out and exploring the city and all it has to offer. Would definitely book again!

  • David and Yosh we're great as hosts, discrete, welcoming and gave lots of useful info pre arrival. Also a very informative folder in apartment.
    The apartment is really good, everything you need is there . It is truly perfect.
    The Mission district is diverse, lots of great coffee, eateries and shops all run by local enthusiastic entrepreneurs. Great community feel, e.g. Dolores Park when the sun is shining and Mexican taquerias at lunch time.
    Would fully recommend staying here as it is off the tourist track and feels real.

  • David is an excellent host. He responds quickly and provides excellent recommendations and directions. The apartment is well stocked and has a washer and dryer! I loved the location, but what really took it over the top for me was the bike. The bikes are well tuned, and come with a lock, lights, and a map. I have visited SF many times, but cruising around on the bike made this visit the most special. I visited so many new neighborhoods and parks because of his bike. I am convinced this is the only way to go now. Rolling around town all day and finding a great restaurant in David's neighborhood for dinner at night--fantastic plan! Breakfast at Tartine and ice cream at Humphrey Slocombe---Chocolate smoked sea salt and brown butter vanilla--really? Come on now….how do I live outside of SF now that I have tasted the good stuff? Bikes plus Mission location--I will definitely return to the Mission Garden Apartment.
