Guests have complete and exclusive access to the house and property which is gated and locked, easily accessed from the kitchen door on the Fifth Ave side of the house.
In addition, there is a locked bike area. And, if guests prefer a shower curtain around the beautiful claw foot tub, just ask...design-wise, we like the master bath free of the curtain, and built it that way during the restoration of the Bungalow.

Please do not hesitate to ask for whatever you want help with or require for your personal comfort...I really encourage my guests to enjoy Venice and happily do what I can.
Venice is not for the rulekeepers of the world...it is a neighborhood where free speech is encouraged and protected. So, I don't actually have house rules.
I do have an expectation of reasonable behavior. There are never complaints from neighbors, just monitor your own actions and all will be well. The security deposit will take care of damages. Please understand that the furnishings and accessories in the house have been collected over time with care...I own a shop called Gumbo Kinney and many furnishings, lighting etc are for sale. Please do not hesitate to inquire. Enjoy!
We've had a unforgettable experience for the past two days. The house is decorated extremely well and stylish. All those artifacts and paintings are amazing.
We had a lovely time in Venice. Place was 10 minute walk to boardwalk/beach. Right in heart of Abbott Kinney shopping! Bed was comfy, but only enough towels for 1 day w/3 people. Nice claw foot tub! Very noisy construction next door, new home being built early in am...also Jeff was great til almost week after we left accusing me of breaking a decorative bowl in kitchen. We only used kitchen once in 3 nights & didn't break a thing. Hope this all works out):
We had a lovely Venice experience renting Jeffs bungalow with our two kids (10 months and 7 years of age). The eclectic interior paired with the back yard made it a fun and homey spot for us to stay in.
A short ten minute walk to the beach and a block from Abbot Kinney was very convenient.
Highly recommended for a genuine Venice beach cottage experience.
Jeff was great, period. Very easy to get in touch with which is key. But there were also important issues/problems we had which included no trash bags, wi-fi, shower curtain and toilet paper. Also the fridge was not clean and had old food and liquids in it. Hot Tub and cable didn't work either. So as much as the owner was nice and friendly and easy to get a hold of, the House was not as advertised. Also there was a Huge Trailer sitting outside the kitchen window which was strange. Also be prepared for folks digging thru trash on Weekend mornings looking for recyclables to sell. Other than that if you want to be near Abbot Kinney, great location.
I stayed here one week. This is an unconventional rental that certainly won't be for everyone. But I enjoyed my stay. I'm a tolerant sort. Its a great (but noisy) location so close to A. Kinney. Parking can be iffy. Be careful to follow the signs. The house is sunny & charming but seriously cluttered. The yard is nice. The gas pot belly stove is awesome. The plumbing is great. The kitchen is solid, but no coffee maker.
Worth mentioning: broken hot tub heater; the level of security here is insufficient, the drawers/closet are filled with personal items and not usable.
Jeff was such a lovely host and was very accessible and lovely! The hot tub was broken while we were there, but he was super helpful and accommodating! Yes, there are a lot of treasures from his shop, but it just adds to the charm. Thanks, jeff
The house worked fine for the 2 days we needed it, but it is much more cluttered with vintage items than the photos show. I like thrifting and antiques myself but seemed a little much for a rental. It is also quite noisy at night which I guess I would have known if I had been to Venice before but since it was my first time I didn't realize that we were so close to night life, and people digging the trash for recycling. Also there is a trailer parked literally right next to the kitchen window separated by a fence but still on his property which again makes it feel like everything is jammed in together and wonder who is staying in there. The shower needs a curtain, without one the water ends up spraying all over the toilet, toilet paper and anything else within 2 feet of the shower so you have to wipe everything down once you are done. If you are young and want to party it is a ideal place for a couple to get away.
