Our 1 bedroom "Noci" apartment is private, self-contained yet spacious and with great views. One large beautifully appointed bedroom (plus a large double bed-settee) sleep up to 4 and a fully equipped kitchen and generous shower room provide contemporary standards of luxury and comfort in a rural setting.

The Space

At 520 m (1,700 ft) above sea level 'Casa sul Monte' (House on the Hill) is an imposing 200 year old stone farmhouse nestled high in the wooded hills of central Umbria with spectacular views over the Tiber valley to the Apennine ranges beyond. Surrounded by hectares of natural forests our home is perfectly located for seemingly endless walks through the spectacular and dramatic landscape of this region while providing an ideal base from which to visit some of Italy's most beautiful medieval towns in Umbria and Tuscany.

Casa sul Monte offers flexible accommodation provided by two independent but interconnected apartments, each furnished and equipped to the same standards. Ulivi (the large 90 (website hidden). apartment) has 2 bedrooms (one x double bed and one x twin beds) plus bed-settee that can be used either as full single or standard double. Ulivi can therefore sleep up to 6 people. Noci (the smaller 60 (website hidden). apartment) has 1 double bedroom and a bed-sette that can be used either as full single or standard double. Noci can therefore sleep up to 4 people.

When used by one group the combined accommodation can provide comfortable sleeping for up to 10. While both apartments are provided with their own kitchen and bathroom the living areas are interconnected by a service door, allowing guests to share the full accommodation or retain privacy as and when required.

Guest Access

Our guests invariably visit Orvieto, Assisi, Todi, Perugia, and Deruta (all less than 1 hour's drive) and frequently extend journey times to between 2 and 3 hours to include Rome, Florence, Siena, San Gimignano, Norcia and Gubbio in their travel itineraries.

For days when a long drive doesn't appeal there are dozens of small villages, towns and hamlets in the region, each offering unique opportunities to wander unhurried through quiet cobbled streets to find the local Bar for mid-morning coffee and pastry, or a friendly Trattoria for a simple lunch of authentic local fare.

Numerous local wineries offer tours and tastings of Umbrian specialities such as Orvieto Classico, Sangiovese, Sagrantino, and Grechetto while most local restaurants proudly feature seasonal specialities such as summer truffles, cured meats, pecorino cheeses, freshly picked porcini mushrooms and wild boar stew.

Highly popular annual events such as 'Umbria Jazz' (early July) and Eurochoccolate (late October) provide excellent reasons to visit central Umbria as do numerous other food and cultural festivals packed into the annual events calendars of most cities and towns in the area.

Long walks through local forests will delight with the number and variety of butterflies, flowers, mushrooms and wildlife that can be found, although good shoes and a strong stick are essential. On early morning or evening drives you might encounter badgers, porcupines, hares, red squirrels, deer, pheasants, partridges and many other fauna including wild boar, for which this area is renowned and which can often be heard, and sometimes seen, foraging at night for walnuts, acorns and black truffles.

Although surrounded by woods Casa sul Monte is actually just on the outskirts of the small village of San Vito in Monte making us and our guests a very welcome part of the local community. A few minutes walk on a warm summer evening will bring you to the local square where many of the villagers sit to chat through the events of the day and, if you wish, will happily give you plenty of opportunity to try out your Italian vocabulary.

Interaction with Guests

As proud owners of Casa sul Monte since late 2011 we now live permanently in the property, having spent much of our first year designing, planning and project managing the restructuring and refurbishment of the old ground floor stables, stores and cellars, retaining original features and details wherever possible.

Our primary objective has been to create two beautiful rental apartments that can meet and hopefully exceed the needs and expectations of well-travelled holiday rental clients looking for quiet and peaceful surroundings in a truly rural setting while still benefitting from high quality beds, bedding and furnishings; modern bathrooms with large showers; well equipped kitchens; and some of todays other 'necessities' such as wireless broadband and satellite TV, etc.

With most works completed by autumn 2012 we have, over the last year, been able to share our vision, our home and part of our daily lives with many guests, many of whom have since become close friends.

When asked we are delighted to help with indications of local places to visit, restaurants to try, seasonal events worth attending, local customs, etc. all helped by Rob being fluent in Italian. As a UK qualified Food Technology and Cookery Teacher Betty is able to share her passion for and interest in local cuisine with guests and, on request, can prepare special meals for that unique holiday celebration.

This exciting venture has been the fulfilment of a long-held dream for us both. As parents of five daughters, Rob (an international Brand Management consultant) and Betty (a recently retired food technology teacher) we have for some time planned to combine our love of travel, food, culture, property refurbishment and traditional architecture into a family home and holiday accommodation. Although of New Zealand descent, Rob was born and brought up in Italy so is fluently bilingual and, having worked professionally in Italy as well as in the UK and internationally, has a unique perspective on Italians and their culture. By contrast, Betty is London born and bred, but her life-long passion for teaching the joys and disciplines of every-day cooking has fuelled the passion we both share for the simple Italian cuisine even when compared with the often far more exotic and complex international culinary delights we have experienced together. Our hope is to share our enthusiasm for and knowledge of all things Italian, from their language to the local area, traditions, culture, foods and wines to make a stay at Casa sul Monte not only a comfortable and relaxing break at any time of the year but provide a deeper and richer insight into rural life in central Umbria.
