Stone built separate cottage with wood burning stove and amazing views. Breakfast is served in your room with locally sourced food. In the charming village of Ampleforth on the edge of the North York Moors, perfect for a romantic country break.

The space

This annexe is very pretty with lovely views across the valley. Meals are served in your room and there will be home made biscuits, bread and all you need to make you comfortable. There is a fridge in your room along with the usual tea and coffee making stuff, and a toaster. There is a wood burning stove, sofa and plenty of space.

Guest access

Private sunny terrace, lovely views, with adjacent storage for bicycles or motorcycles if wanted. Plenty of parking, and only a single step up from the parking area into the annexe. Lots of amazing local sites such as Byland Abbey, Reivaulx Abbey, Helmsley Castle and market town, and Castle Howard. 20 miles from York. Perfect for keen walkers, being located within the North York Moors National Park, with public footpaths into the hills right from the door.

Interaction with guests

We will give you a warm welcome, and leave you in peace as much as you want - however, we will also happily advise on walks, things to see and do, and places to eat and drink. The annexe is just 30 metres from our house, so we will be available. I can do evening meals in your room if you would like. Please see our website for more detail (website hidden) .

We booked Frances' place for a weekend break of walking and eating and drinking at the famous Black Swan. What a find Frances' place was! It is a lovely cosy annex detached from the main house in a beautiful little village set in some fantastic Yorkshire Countryside. The place is spotless and Frances is a fabulously attentive host, brimming with tips and pointers on what to do in the area...and there is a lot! Really surprising how much there is to do in a 2-4 mile radius of the farm. The breakfasts were superb! The location is perfect for exploring and walking......there are Abbeys everywhere.....the local Market, the glider club, cycling, lots of lovely pubs with great food and beer, cafes and of course, the Black Swan itself! Thoroughly recommended!, We will definitely be back and I am sure you will feel the same way! You have just got to give Frances' place a try!

This is a great place to stay if you are visiting the North Yorks area. Location is good, handily placed to walk into Ampleforth or drive/cycle to the many attractive towns and features nearby. The accommodation is bright and airy, clean and comfortable, in a lovely farmhouse setting. Frances and Simon were genuinely friendly and helpful hosts and provided a number of nice touches for our room. Good parking space. Would highly recommend.

Room was great, breakfast even better. Location is only a few minutes walk from a couple of decent pubs and lovely part of the N Yorkshire. Will hopefully be back!
