A 18th century olive plantation with a tobacco tower exquisitly restored with the original beams and stone floor into a guest house. It is composed of 2 bedrooms each with its own bathroom on two floors. There is a living room and a big dining room seating 8 with an open kitchen. Outside there is an infinity swimming pool, a pergola attached to the guest house and an outdoor barbecue big enough for grilling a lamb.. Quiet and peaceful with magnificient unobstructed views of the olive plantation and the green hills of Umbria yet only a few minutes by walking or automobile into Umbertide.

We have a film library for your enjoyment so you only have to choose and ask the housekeeper to give you the film.
There is also many fiction and non-fiction books for your perusal and we only ask that if you take the book then please leave another one behind for future guests.
If I am there then I normally invite them to a barbecue and some wonderful Montefalco wine and offer inside tips on what to see or do.

Our Truffle Hunt
My friends and I had a lovely vacation in the Caimeli guesthouse. The property is exactly as shown in the pictures if not more beautiful. The views are certainly phenomenal. You can hear many birds and perhaps even see the wild ponies which roam the hills. The infinity pool is fantastic for a dip on a hot day. The kitchen is well equipped for cooking and there is patio outside for dining. The nearby town has some shops and a weekly open air market which we enjoyed. We bought delicious cheese, wine and produce locally for cooking. James, the host, is gracious and helpful if needed and had many good suggestions for activities in the area. The property is so beautiful you may not want to do anything but relax. The yoga studio is also a nice feature on the property. We had a lovely stay and would certainly recommend the property to others.

The swimming pool takes your breath away - every single time you go there.
There´s a lot to see and do if you´re up for it, and peace and quiet if you´re not.
We visited Cortona, a few wineries and the Umbertide marchet as well as the nearby pizza-restaurant.
James was a very friendly host. He emailed us back very quickly, answering all of our question beforehand, and gave us lots of tips on what to see, where to buy what in Umbertide etc., when we got there.
We are already talking about, when we can go back!
We had a wonderful time at James's house, and I can clearly recommend it to those who look for a quiet place in the middle of Italy.
Although a bit hard to find (a sign on the road would help), the place is a beautiful, peaceful hideout with all ameneties you could wish for. The bedrooms are perfectly comfy with very good bathrooms and showers, kitchen and living room are clear and well-equipped. There is very nice patio for dining, which offers a fantastic view of the valley and the mountains.
The swimming pool is even larger as it looks on the photos, and it was in excellent condition. During the summer months, protection against the sun (e.g. an umbrella) would be desirable, as the sun is very intense, and more deckchairs would be good, especially if both houses - villa and guesthouse - are booked.
There are a couple of good restaurants available around the place, and the market in Umbertide has plenty of fresh food available.
Our stay with James could not be better... What a gracious host.. Upon arriving at Azienda Agraria Caimeli we were greeted by James with a bottle of Preseco. We arrived a bit late, so he had appetizers for us on his beautiful patio, overlooking his estate. We went for dinner at his truffle purveyors restaurant that evening. It was our first introduction to scrambled eggs and truffles ...AMAZING dish, we had a fantastic dinner and great wine...
The carriage house was delightful. Beds were comfortable and the home beautiful... The next evening, James slow roasted us lamb on his firepit. But prior to the wonderful dinner, he had made reservations for us for lunch and also a reservation at a Catina in Montefalco. James extensive knowledge and kindness made it easy for us to navigate our way through the many areas of Umbria & Perugia...This was especially helpful for us not knowing the Italian language!!!!!
. WE will be back to spend more time with our gracious host James... but the next time we will spend more time enjoying & his unbelievable estate. Thank you James for making our stay in Umbria spectacular & Unforgettable!!!!!!!!!!!!!!!!
We had an amazing time at James' guesthome in Umbertide; definitely the highlight of our trip! The house and surrounding area were exactly as pictured. Everything was beautiful and serene. James was very helpful and booked us with wineries, scooter outings, etc. Would definitely return and recommend to others, especially if you are looking for a host who can tell you a lot about the area and what it has to offer.
The images of Caimeli on airbnb are stunning and spot on -- in person the villa is just as magical as the pictures make it out to be! This property is a modern take on classic Italy with a historic stone structure, updated features and breathtaking views. Plus, James and his family are excellent hosts which makes the entire experience that much better. Would definitely recommend as a tranquil countryside retreat with neat day trips just an hour+ away. James was also a great resource with suggestions and logistics about wonderful day trips and local historical sites.
Beautiful property and excellent location to visit Umbria and Southern Tuscany. James is a great host and knows the region well, so don't forget to ask for tips on what to do and where to eat! The hills surrounding the house are so peaceful and lovely. We'll visit again.
This house is beautiful. And the surrounding countryside also stunning. The house is roomy, we were three people. We went there to get some peace and quiet and have a relaxing time, which is exactly what we got. The infinity pool and decking area is phenomenal, and perfect for spending lazy days to clear your mind, with the view of the surrounding hills filling your sight. the cooking facilities are also awesome. great outdoor grill, and all you need inside. also a large stone table that could easily fit up to 14 people. i would not hesitate to visit again, and am already planning my next trip. james was really helpful, and full of tips for the local area. plus left us some prosecco as i was celebrating my birthday on one of the days. there are some cute towns nearby. If you are thinking about coming here, then stop thinking and just book it! i guarantee you wont be disappointed in any way. just blown away!
The Azienda, is perfectly located. From here you have access to many cities from umbria and Tuscany. Moreover, the house is off the road, which means the place is quiet, very relaxing.
Only tip: do not enter the address in your GPS but follow James' directions.

The swimming pool is awesome. Very wide, with a incredible view on the country side.
And if the weather is not so nice (pool can be mild, when there is no sun) or for the evening, there are some DVD / video games for fun entertainment.
I spend 1 week at James house with friends, everything was just perfect, and the view just stunning the pool amazing and perfectly cleaned each day. Each time I had questions I just texted James and the reply was prompt.
Even I did not meet James he was always responding as soon as possible.
