The house is particularly suited for European guests who will be familiar with fixtures and layout. Proximity to the sea and the enjoyment of its sounds and atmosphere are indeed very special.

Ideal also for winter vacations where you will arrive at a toasty warm and dry house by the sea with a log fire burning in the Jotul stove. Beds made up with cotton damask and feather/down quilts.

Ground floor open plan, this A rated house also has its own Solar panels. Outdoor shower beside basement, to the back of the house. The basement is ideal for small boats, canoes etc.

At the end of Sea Road, Ballymoney, just meters from the beach, this house enjoys all the sounds and sights of the natural environment. The waves, the stream and an abundance of birdlife with balcony overlooking the sea and dense thicket. The refreshing sea air and clear night skies are added pleasures coming with this unique house built to the highest specs.

The stream and large pond attract all kinds of wild life, a foot bridge leading from the house and immediate garden to woodland including four smaller ponds. Heaven on earth for adults and children. The only house of its kind in the area.

Guest access

The two bedrooms over look the sea and share a balcony. 2 single beds can be made into a double King. Very large bathroom, bath and separate shower also WC. I more WC ground floor. Compact but well equipped kitchen. Ground floor open plan. Plenty of secluded garden and lawn. Child's paradise with their own adventure space. Outdoor dining, especially breakfast.

Interaction with guests

As much as the guests like to interact. Normally we will be in the area and can assist the guests at a moment's notice.

Other things to note

The house is especially attractive, very well laid-out with stunning views. Watching the sun rise out of the sea from your bed is a good way to start the day, followed by a swim before breakfast.

Minimum booking 4 people. There are two bedrooms. Seaward bedrooms facing east with balcony, a large double bed and two large singles that can be put together as a King double. The house can therefore sleep 4 guests comfortably. We have two very friendly dogs and a cat. Our donkeys, Brown and Thomas love any left over bread or salad leaves.

You must also acknowledge
Must climb stairs - wide wooden stairs from ground floor to bedrooms, 6 steps to 'return' 1 step to 'return' and 6 more steps to bedroom level.

We spent a magical six days in this lovely little house close enough to the ocean to hear and see the waves from our windows. The house very clean and has absolutely everything you need, and the hosts were very accommodating and friendly. It is close enough to town to easily purchase supplies, but far enough away to make it feel like you have escaped to a more remote location. It would have been nice to have had more time for exploring the beaches and surrounding area! This is a very special place, and I hope to come back again someday! Thank you for sharing it with us and making us feel so welcome! :)

Paul came right away after we called him upon our arrival and was always prompt to respond to email before our trip. The house was exactly as advertised and our kids really loved the proximity to the beach and playing with Paul's dog. We really enjoyed the peace and quiet. Everything in the house was very clean and in working order and I wouldn't hesitate to recommend the house to another visitor.

Paul and Karin were welcoming, gracious hosts! They treated us as honored guests and made us feel right at home. The beach house was spacious, comfortable and well-appointed, and the surroundings were lovely with Karin's gardening and the shoreline. We especially enjoyed sitting out on the upstairs deck gazing at the ocean. The kitchen was well-stocked and had all the amenities for making meals. The beach was fabulous and stretched for miles; it is definitely a hidden gem. Karin shared her knowledge of the local flora and fauna to make our hikes and beach walks even more memorable. While the accommodations were top-notch, what made our experience truly unforgettable was the kindness and hospitality of Paul and Karin. They are simply the best!

Paul was a very gracious host, friendly and made us feel at home. We loved our conversations and interactions with him. The house is absolutely beautiful! All of the reviews are correct. He even included special touches, such as fresh flowers from the garden throughout the house and having some staple foods waiting for us . We loved using the wood burning stove and kayaking. Thanks a million for making our honeymoon so special!

For someone to stay anywhere other than Paul's home in Ballymoney would be a mistake. The pictures don't do this place justice. It's extremely spacious, very well equipped, and a stones throw from the beach! We could literally hear the waves crashing at night from our bed. We could also SEE the ocean from laying in bed!! It's a small country; just rent a car, drive to wherever you need to be, and lay your head in this house at night. You won't be disappointed!

I had a wonderful time in Paul's beautiful home. It was clean, cozy, and perfect. Paul is one of the nicest guys I've ever met. Paul made sure I had everything I needed. I feel like I have a new friend in Ireland! I would love to come back and stay here again. Well worth the money!

My wife and I enjoy growing our own vegetables, collecting our own oysters and mussels in Bannow Bay, swimming, long walks, gardening, traveling and good debate.

We love our children and our grand-children. We love to travel, visit friends and have friends over.

We also love slow-food and good wine!
