Suitable also for winter vacations where you will arrive at a toasty warm and dry house by the sea with a log fire burning in the Jotul stove. Beds made up with cotton damask and feather/down quilts.

Ground floor open plan, this A rated house also has its own Solar panels. Outdoor shower beside basement, to the back of the house. The basement is ideal for small boats, canoes etc.

At the end of Sea Road, Ballymoney, just meters from the beach, this house enjoys all the sounds and sights of the natural environment. The waves, the stream and an abundance of birdlife with balcony overlooking the sea and dense thicket. The refreshing sea air and clear night skies are added pleasures coming with this unique house built to the highest specs.

The stream and large pond attract all kinds of wild life, a foot bridge leading from the house and immediate garden to woodland including four smaller ponds. Heaven on earth for adults and children. The only house of its kind in the area.

Weekend or monthly renting to be negotiated. Special rates for 2 families with children including some meals, wines and or fresh juices from local grown fruits.

  • I have just spent a lovely week with my family in Paul's great house in Ballymoney.
    The house was ideal for us - lovely and bright with lots of space and beautiful views over the garden. We enjoyed family meals around the large table and in the evenings for those who didnt want to watch the world cup there is another sitting area in front of a wood burning stove. There is a lovely sunny deck in front of the the house where we sat for hours reading, relaxing, enjoying the garden and views of the sea. Ballymoney beach is perfect and practically on the doorstep! Ideal for swimming and walking. I never left the house/beach for the whole week! - except to visit the lovely coffee/craft shop at the top of the road, run by Camphill. Paul is an excellent host - non intrusive but always available if needed.

  • We had a great week in Ballymoney. The house is even more beautiful in real than in the pictures. Paul and Karin are very kind hosts. Thank you for everything, Paul, Karin and Julia! We felt very much at home and would have loved to stay longer. One of the highlights was to go with the kayaks along the coast to discover the ship wreck, the beaches and the the caves nearby. We also hiked up Tara Hill and enjoyed the wood and the amazing view of the east coast. Kind regards, Michaele and Ellen

  • Like the many guests before us we had the most wonderful time in Paul and Karin's house in Ballymoney. It is a really special place, right by the beach bust with this amazing woodland full of singing birds, a babbling stream and beautiful trees. We had fantastic weather while we were there so we spent all of our time at the beach, my 2 year old was in his element! The house is really clean and comfortable and Paul and Karin leave it well stocked for your arrival. They are wonderful hosts, very friendly without being intrusive, relaxed and helpful. I cannot recommend this house enough, we will most definitely be back. Thanks so much to you both.

  • Paul was a very gracious host, friendly and made us feel at home. We loved our conversations and interactions with him. The house is absolutely beautiful! All of the reviews are correct. He even included special touches, such as fresh flowers from the garden throughout the house and having some staple foods waiting for us . We loved using the wood burning stove and kayaking. Thanks a million for making our honeymoon so special!

  • Ballymoney is a very special place and Paul's house is truly only 30 meters away with stunning views of the sea and sky.
    I had a great month there and was looked after so well by my host who was on call whenever I needed. When I arrived the house was stocked with fresh wild flowers, fresh bread and fresh fruit, I had as much fire wood as i needed, delivered on a regular basis and while on one side i had the sea, to the north, out of the living room windows i had a view of a river and trees.
    Not that I made much use of it but there are dvds, and plenty of games supplied. Also, the main bathroom is enormous.
    I would most certainly like to revisit this place, both to revisit this particular beach and my hosts.

  • We have just completed our second stay at Paul and Karin's house in Ballymoney and had the most fabulous week, helped in no small way by our charming and gracious hosts and some some unseasonably fine weather. We were made to feel welcome from the moment we arrived and our children loved the daily visits from Lilly and Angeles.

    I cannot recommend this warm, cosy, spacious, tranquil house highly enough, and I hope we get to return again in the near future. Thank you Paul & Karin.

  • It was a pleasure to stay in the pleasant and well furnished house of Paul & Karin, located about one hour from Dublin in a remote but pleasant place. We met them at our arrival and they provided us with good beach visits. They were very friendly and helpful hosts. Too bad we could only stay one week !

It was a perfect retreat, absolutely stunning and peaceful surroundings, wonderful beaches and a great and very cosy and spacious house. Paul is a wondeful host and was most welcoming and helpful.   • I am tempted to keep this beautiful place a secret but in all honesty can't recommend it enough. A stunning property by the sea, perfect for long walks and exploring the coastline. We were there for new year with storms throughout the week which meant a few rainy afternoons reading by the wood burner and when the rain stopped taking a mug of coffee down to the beach- it's so close!

    As well as being beautifully cut off there is also lots nearby if you drive- we took a day trip to Dublin and also made the most of the nearby award winning spa.
    We managed to brave the Balleymoney New Year's Day swim in the sea which was 'refreshing' but its obvious how amazing this place would be in the summer ( sea kayaks lurking under the house!).

    Perfect for groups of friends/ families and dogs- our collie had the week of her life!

    Alice, Thanks for your very kind review. Yes the kayaks are great fun. I am looking at some wet suits and also some special shoes for climbing rocks - of course the initial investment will be in size S and XL. We stayed in the house last night, Karin has a Spanish colleague over. Karin found it too hot!!!
    The coastal erosion is quite dramatic, so much for coastal path/walks, at least most of our are natural and we just find a new route or do without until things settle down again. Look very much forward to your return visit. Regards, Paul

  • THis is a fantastic house, Warm, Cosy and is literally seconds from the beach.
    Myself and 4 friends enjoyed a lovely few days in Ballymoney. Paul is an excellent host, having the stove blazing for when we arrived and plenty of logs to keep it going. The bags of cooking apples he left for us were a bonus. And they were well used when we got home, lots of apple pies been cooked :)
    This is a great house to stay in either the winter or summer months.
