Suitable also for winter vacations where you will arrive at a toasty warm and dry house by the sea with a log fire burning in the Jotul stove. Beds made up with cotton damask and feather/down quilts.

Ground floor open plan, this A rated house also has its own Solar panels. Outdoor shower beside basement, to the back of the house. The basement is ideal for small boats, canoes etc.

At the end of Sea Road, Ballymoney, just meters from the beach, this house enjoys all the sounds and sights of the natural environment. The waves, the stream and an abundance of birdlife with balcony overlooking the sea and dense thicket. The refreshing sea air and clear night skies are added pleasures coming with this unique house built to the highest specs.

The stream and large pond attract all kinds of wild life, a foot bridge leading from the house and immediate garden to woodland including four smaller ponds. Heaven on earth for adults and children. The only house of its kind in the area.

The two bedrooms over look the sea and share a balcony. 2 single beds can be made into a double King. Very large (shared) bathroom, bath and separate shower also WC. I more WC ground floor. Compact shared kitchen. Ground floor open plan. Plenty of secluded garden and lawn. Child's paradise with their own adventure space. Bar-B-Q and outdoor dining.

Other things to note

The house is especially attractive, very well laid-out with stunning views. Watching the sun rise out of the sea from your bed is a good way to start the day, followed by a swim before breakfast.

Minimum booking 2 people. There are two bedrooms. Seaward bedrooms facing east with balcony, a large double bed and two large singles that can be put together as a King double. The house can therefore sleep 4 guests comfortably. We have two very friendly dogs and a cat. Our donkeys, Brown and Thomas love any left over bread or salad leaves.

Paul was exceptionally friendly and always available particularly when we had a minor emergency which he responded to and sorted very quickly. The area is lovely with fabulous beaches just a stone throw away and the sea was even warm enough for swimming every day. There is an excellent village shop at the end of the road for emergency supplies rather than going to Gorey which is 10 mins in the car. It was perfect for our few days of peace, rest and relaxation.

We had a lovely family holiday in Paul's property. The house is really comfortable and the location is something special. It's right beside the beach and surrounded by trees. There's loads to do in the surrounding area with pubs and shops nearby. Paul was really helpful and responded to any queries really quickly.

Loved this little piece of heaven in ballymoney ! Our stay was perfect.. from the basics of fresh bread, milk butter to the privacy. Beautiful house and welcoming hosts. Thank you both for our holiday in a home away from home

Paul and Karin were super hosts...really responsive and very flexible. Their home is a delight beside some fabulous beaches. They also made sure to leave some essentials like bread, milk, etc which was really appreciated. Great spot for a family getaway.

Every effort was made to make us feel welcome from my first contact with Paul. The welcome starter pack to the lovely bunch of flowers that Karin and Paul brought over on our arrival. We first came to visit for a week in April and we all agreed then, that we would love to come back. The house is so special and the area is really beautiful. We've just returned from a lovely holiday in Paul's wonderfully warm and spacious house. Our arrival was delayed so it was great to be welcomed with a glowing fire in the stove and some basics in the fridge. We were taking my mother on a trip down memory lane and Paul was very helpful in finding some information for us beforehand and also recommending a good restaurant. The house is a great location for exploring the south east, or the sunny south east as it's known, which it certainly was! Paul and Karin are wonderful hosts and we would love to visit again before too long.

My wife and I enjoy growing our own vegetables, collecting our own oysters and mussels in Bannow Bay, swimming, long walks, gardening, traveling and good debate.

We love our children and our grand-children. We love to travel, visit friends and have friends over.

We also love slow-food and good wine!
