This is NOT a Bed & Breakfast, hotel, or hostel! It's a PRIVATE furnished room in a SHARED furnished house. No concierge. No maid. No frills!

My house was built in the 1930s and retains much of its original character and charm. It is a simply, but lovingly, furnished home.
You will not find anything fancy here. There is no maid or room-service to tend to you. What you will find is a comfortable space at a budget-friendly price to call home while you are in town.
In your bedroom you have one double bed that can accommodate up to two people.
Guests are welcome to use all of the common areas in the home which include the kitchen, living rooms, both bathrooms, and our outdoor space. Everyone is expected to clean up after him or herself.
I also have satellite TV and high-speed WiFi that you will have access to.
There are two bathrooms, shared by everyone in the house. The downstairs bathroom has a hairdryer in it if you require one. I have toiletries that you are welcome to use during your stay. Towels and face cloths are provided.
Please leave your bedroom and the house in the condition that you found it in. If you make a mess or use the dishes, please clean up after yourself as if it were your home.
Interaction with Guests
This listing is for a private bedroom in a shared house so there will be other people around while you are here. The other people may or may not be interested in engaging.
If you want to be assured of silence and privacy, please do not book here. If you want to be assured to have nice people to socialize with, please do not book here. Personally, I really enjoy getting to know my guests. Unfortunately though, I am not on holiday and usually very busy so I rarely have time to interact. Please don't be offended if I'm not available to socialize with you. It isn't personal.
I do not live in the house but am nearly always available though via an AirBnB message. I respond to messages as soon as I get them. Keep in mind though that I do sleep and work so I may not receive your message right away. Please be patient.
It's important to me that you have a great experience so please do keep in touch if you have any questions or need anything during your stay. Bear in mind though that I'm not a concierge. I have taken the time to include a lot of information on this listing, in the confirmation email I send out to confirm your booking, and in the House Manual you will find in your room upon arrival. Please take the time to check those sources or do an internet search to find answers to your tourist related questions. If you still have questions after doing your due diligence, I'll happily to do my best to answer them.
My home is located close to The Falls themselves, parks, Little Italy, and numerous other cultural and historic treasures. It's also just a short drive or bus ride to the outlet mall if you wish to go shopping. Downtown Buffalo is about 30-minutes away by car and an hour by bus.
There are many restaurants and a couple of grocers within three blocks of the house.
My house is not at the water. I am situated in the city, 2.5 kms from the entrance to the state park (where the Falls are located) and slightly less to the Rainbow Bridge (where you can drive or walk across into Canada).
It takes me about 20-minutes to walk, 7-minutes to ride my bicycle, or 5-minutes to drive and park. A taxi costs about $5 from the casino (right in front of the park) to my house.
If you would like to have a clear understanding of where my house is located in relation to what you wish to do on your visit, please look at the map provided on this listing. It is accurate and includes a measure for distance so you should not be surprised by how far your interests are from here.
The neighborhood that I live in has a handful of fantastic neighbors but beyond that there are many annoyances (as can be found throughout the entire city). If you are not comfortable staying in an urban neighborhood you may want to look for other accommodations in the tourist center. But if you enjoy the character that goes along with city-living and want to experience Niagara Falls like a local, you've found the right place to stay!
If you drive there is plenty of free street parking available - just ask about which side of the street to park on - or if you would prefer parking in my back yard, I have space for 3 cars and you are welcome to use it. Please don't ask me if it's safe to park your car here, it's really a rude question without a possible answer. If you require a parking garage or are fearful of having your car broken into, please do not book here. (In the two years I've lived here I have not heard of any auto break-ins on my block. But life happens so I can't guarantee that yours won't be the first.)
There is a bus system that serves the city of Niagara Falls and connects it with Buffalo. NFTA is the name of the transit company. While it provides fairly simple transit to Buffalo and the outlet mall here in Niagara Falls, it's not very convenient for getting around downtown. Check out the trip planner online if you want specific route and schedule information.
If you want to enjoy the Canadian side of The Falls while you are here, I'd suggest leaving your car on this side to avoid the toll, high parking fees, as well as the long border waits. You can simply walk across the Rainbow Bridge in just a few minutes and the bus system on the Canadian side is quite decent. Aside from the convenience you can enjoy breathtaking views and get a picture at the international boundary line located in the middle of the bridge!
Other Things to Note
Check in is after 3:00 pm (15:00). If you need to check in before 3:00 pm please ask if it's possible BEFORE booking your room. Likewise, check out is at 11:00 am and if you'd like to stay longer please ask if it's possible.
Due to many early/late check-in/out issues and the inconvenience to me to work my schedule around the shortened window to reset the room from/for another guest, I now ask for a $10 cash contribution for check outs after 11:00 am and check ins before 3:00 pm.
Do note that there are lockers to store your bags at the tourist information center by the falls if you arrive early.
My house is located in Niagara Falls, NY which is in the USA - not in Canada.
If you are with a group, it may be possible to book multiple rooms at the same time. No, you may not have part of your group sleep on the floor or on my sofa. I appreciate that you don't mind but I do.
This is a drug-free, crime-free, smoke-free property. My home is LGBT friendly and everyone is welcome. Unfortunately it is not wheelchair accessible though and the bedroom is upstairs.
If you don't like or have fear of people that are another race, religion, or anything else different than you, please do not book here.
I love animals but sorry, no pets due to allergies.
I love kids but sorry, for the comfort of all guests I do not host children under the age of 12. And yes, your child counts as a person when booking.
Please be respectful of everyone you encounter and treat my property with the care you would your own. Clean up after yourself. Conserve energy - as in, please don't leave your laptop/lights/fan on if not in use and be mindful of how long you shower for. Care for the plumbing - scoop your hair from the drain covers and do not dispose of anything other than human waste and a reasonable amount of toilet tissue in the toilets. Please wrap and dispose of any other items in the waste basket. If you accidentally damage something, please tell me so that I can tend to it. Do not make me figure it out later when the next guest complains.
Everyone is expected to observe "quiet time" in the house between the hours of 11:00 at night and 9:00 in the morning.
No food or dishes are permitted in bedrooms!!! This means it is NOT ok to eat snacks in the bedroom or drink anything other than water there. Please store and consume your open food and beverage items properly in the kitchen.
I do not allow visitors. Only booked guests may enter the house.
The bedroom outlets only accommodate 2-pronged plugs. There are plenty of 3-pronged outlets in the living and dining rooms for you to use. If you wish to use your 3-pronged-plug devices in your bedroom, please bring an adapter as I may or may not have one available for your use.
