Our newly renovated guest house studio apartment is centrally located, adjacent to Sony studios, walkable to the hip downtown Culver City, 10 min drive to beach, near the Expo metro line, easy access to bus lines, and close the 405 and 10 freeways.

- Open living space with a wall separating the kitchen from the bedroom
- Kitchen has a stove top, refrigerator, microwave, coffee maker, tea kettle, large sink, glasses, plates, flatware, pots & pans
- Bathroom with a large shower and rain shower head. Shampoo, conditioner, and hair dryer available in bathroom
- Clean sheets and towels provided
- Wireless internet
- Smart television (standard channels plus Netflix and Pandora)
- Street parking is not a problem
- Guest house is professionally cleaned between every stay (providing a clean space is something we highly value!)
- Please note there is no air conditioning in the guest house. In general AC is not needed where we live but some weeks (usually in September) can get hot during the day. Nights are always cool.
Guests have shared access to all of our outdoor space including a lounge seating area, outdoor patio table, lemon tree, and even our organic vegetable garden.
Interaction with Guests
We would love to meet and greet you, if desired and time permits. We also respect your privacy and can keep to ourselves. If any travel advice is needed, restaurant or bar suggestions we are happy to help. We live in the front house so if you need anything we are just a few steps away!

Don’t want to rent a car? This is one of the few places to visit in Los Angeles where you don’t need one. We are immediately adjacent to the frequently running Culver City bus line which will take you west to Venice Beach or east to the Expo metro line connecting to downtown Los Angeles. If you prefer cycling, you can rent a bicycle and venture on an easy 30-40 minute ride to the beach on the Ballona Creek bike path.

Please refrain from smoking both inside and in the yard.
Even better in person! Me and my boyfriend loved this space! Our key was conveniently placed in a lock box as we checked in a little late. Great area, easy parking!

Staying at Kathleen and John's guest house was by far one of the best AirBNB experiences I've ever had. This studio apartment guest house has been newly renovated with everything you need to stay in Culver City, close to all of Los Angeles attractions. The space was clean and very comfortable; we slept like babies after long, action-packed days. Street parking was plentiful and easy to find. The garden/patio has some beautiful flowers too. I didn't want to leave!
Kathleen's charming guest cottage could not have been more perfect for my stay! The location was ideal and the neighborhood adorable and safe- always a concern for a solo female traveler. The house had all the comforts of home and I could not have asked for more. Looking forward to returning the next time I'm in LA!

Kathleen's guest house was as beautiful as the photos and very clean. The location in Culver City was perfect for exploring the city and there was plenty of places to go nearby. Kathleen was a wonderful host and very flexible with our check-in.

I'm an east-coaster, originally from Baltimore and I've also lived in Nashville and Washington, DC. My hobbies are gardening, hiking, traveling, sleeping, and hanging out with our dog Noodles. I work as an epidemiologist for an environmental health consultant in Venice.
My significant other and co-homeowner, John, is originally from Ohio and works in television here in Los Angeles.
