Rose Hill is situated 1.7 miles from Virginia Tech's campus. Private and serene with amazing views, our home offers convenience to the local hotspots with the bonus of a peaceful country setting. The apartment is located downstairs and has a private entrance and drive. Enjoy some gorgeous pastel landscapes, equine and canine art featured by our friend and local artist, Patricia Beven. Outdoor seating, gardens and breathtaking views are are within feet of the entrance.

The space
The guest room features a private entrance with a queen size bed. The room has beautiful views and a privacy shade mounted on the door. The room has a Keurig with decaf and regular coffee, bottled water, a hairdryer, clean towels, wash cloths, a 48" television and new carpet and snacks. For clarification, there are no stairs which need to be used by guests. The entire guest suite is contained on the lower level of the house, although there is a staircase which leads upstairs to the main house (the adjoining door is kept locked throughout your stay for your privacy). Although we have many animals on our farm, we have a strict no pets policy in order to keep the room free of allergens, as well as to protect the safety of our animals.

Gusts are encouraged to explore the farm. There is a beautiful creek running through the front of the property along with massive sycamore trees. Enjoy the beautiful wildflowers which adorn the property...Our friendly goats may accompany you on walks down the driveway from their pasture. We hope you will enjoy the outdoor patio located just a few feet away from the apartment entrance that has comfortable seating and beautiful views. You may also find a few other benches scattered throughout the property to give you a quiet place to sit and enjoy your beautiful surroundings.

Other things to note
This is a farm so please understand there may be an occasional dog bark, chicken cluck, goat bleat or horse whinney. PLEASE take your shoes off and leave them on the rubber shoe tray outside your door.
Our room is cleaned thoroughly after each guest and all the linens are washed on a three hour sanitize cycle. Rose Hill is on a septic system, however, so in an effort to preserve our resources we ask that any guests that wishes to bring their own linens, towels etc. PLEASE NOTIFY us ahead of time. We will leave the bed stripped for your convenience.

The room has only one queen size bed, and accommodations are for 2 guests. There will be a $50 fee for additional guests.

Neighborhood highlights

There is a local coffee shop just minutes from the house as well as a park and trails within walking distance. Campus is a mile and a half from the house with all the local eateries, shopping, art etc of a college town. Some of our favorite casual restaurants include Cabo Fish Taco, Lefty's, Zeppoli's, Avellino's, Rising Silo Brewery and the Social House. The Black Hen and The Palisade's are our favorites for finer dining.

My husband and I have always loved the mountains and outdoors. I have been actively involved in horses since I was 12 years old, showing on a state and national level for many years. In the early 90's I completed my BSN in nursing and worked for 14 years in pediatrics. For the last 10 years I have owned and operated Vision Equine LLC. Michael and I moved to Blacksburg last year after our older son moved away to college. We absolutely love Blacksburg and all it has to offer. The scenery is breathtaking and the climate perfect for us. We decided that it would be a shame not to share the beauty of this farm with people so we made the decision to make our downstairs apartment available to guests. We hope you choose to stay with us and appreciate this amazing place as much as we do!
