Playa del Carmen bedroom, sleeps up to 6 people, in the heart of playa del carmen (quintas del carmen) fully renovated in 2014, 2 blocks from 5th avenue and 3 blocks from the beach of Mamitas the best beach in Playa. Free WIFI, cable tv, AC.
The space is a newly renovated 2 bedroom, with 1.5 bathrooms, 3 blocks from the beach and only 2 blocks from the 5th avenue in playa del carmen, mexico.
this property is completely private, you will not be sharing anything with anyone.
Interaction with Guests
I tend to leave guests alone so they can relax and enjoy their vacation, however i am always a call away or an email, if for some reason i am not around then Claudio or Samuel my property managers takes care of everything. There info will be given to you once you book. If for some reason something is not working in the condo we fix it wright away.
The neighborhood is one of the most wanted by locals, its just a 4 blocks from playa mamitas and only 2 blocks from 5th avenue. Its great because its close enough to 5th but with out the noise of 5th avenue.
in-front of the home there is a small corner store and a laundry place and around the corner a few coffee places. Playa del carmen if full of restaurants and i will send you a list of my favorites when you book the place. You can see from all my reviews that the place is fantastic and the price even better.
From Cancun Airport it takes just under 1 hour. There is plenty of taxis in playa del carmen and buses that take you around. If you need private transportation from the airport to playa we can arrange that for you, usually for a fee of 75 dollars for a private van up to 6 passengers.
Other Things to Note
AC will not work when windows are open or when the door to the bedrooms are open. To re-activate the AC you need to close the door to the bedroom, or/and close the window and press the AC BOT which is located next to the bed or in the room but you should see this because it has the AC BOT on it. And then by pressing the AC controls to the temperature desired. In some cases it may take 3 minutes for the system to restart.
This might be a bit of an inconvenience however the electric bill where becoming ridiculous from people going to the beach and leaving the AC on all day.
This condo only has AC in the 2 bedrooms not in the living room, there is 2 ceiling fans in the living room.
Donate old clothing - This one is very simple if you have space in your suitcase and you have clothing that you don't want or don't use anymore just bring it down with you and leave it in the condo when you leave and we will distribute it to people that need it. Same for non perishable food that you buy in Mexico any leftover's will be distributed.
CHECK IN IS AT 3PM and CHECK OUT IS AT 10AM
IF YOU GO TO THE BEACH THE DAY OF CHECK OUT AND DON'T LEAVE BY 10AM, AN EXTRA DAY CHARGE WILL OCCUR AND YOUR THINGS WILL BE PLACED IN A SEPARATE CLOSET, YOU WILL NOT HAVE ACCESS TO THE CONDO. IF THERE IS NO CHECK INS ON THAT DAY AND YOU GET OUR PERMISSION WE WILL BE ABLE TO EXTEND CHECK OUT. BUT ONLY IF THERE IS NO CHECK-INS THAT DAY OR THE DAY AFTER.
Please be nice and follow this house rules:
Do not drink the tap water
Do not throw anything in the toilet us the baskets.
Turn off the AC if you go out
Close the door and windows if you leave the apartment.
If you break something, just tell us ;)
Treat this apartment as if it is your own.
Smoke outside on the balconies, NOT in the unit please if we smell smoke we will not return the deposit because of cleaning fees
no parties past 12am
NO Pet please unless its a fish
1 Try to pay everything in Mexican Pesos
2 Leave tips if you are satisfied (the salary here is really low)
3 Take local transportation! Its cheaper!
4 Once in a while eats where local eats ( i will give you a list)
5 Go at least once to a Cenote!
Remember it only takes 5 minutes to cool down a room and it helps if you if you close all the windows. Dont leave the AC on all day.
When we got there it was really inconvenient to find no toilet paper or trash bags. It would have also been helpful for a note-card (like the ones in the bathroom) telling us where/when to take out trash, and to not leave food out because of the tiny ants. It seemed like some staples in the kitchen (i.e. coffee, salt, cooking oil, etc...) were randomly left behind from earlier guests, but it would be a really nice touch for basic staples to come with the rental (instant coffee, sugar, salt, oil, etc). It would be really useful to describe the A/C situation more clearly. In the Air BnB description for the house it simply asks to not leave the A/C on all day but it doesn't say, first, that there is a limit to the amount of electricity that is covered with the reservation, and second, that even if you wanted to pay to have the A/C on all day that is not an option because the A/C is engineered to only turn on when there is someone physically in the room. And always providing two keys with the rental would be really great, as it cannot be opened or locked from inside without a key.
Dear Oscar all the toilet papers where in the drawer under the stairs where all the cleaning supplies to the home are. If you looked outside every morning the neighbors left the garbage out side on the street as its costume, but thanks for pointing out that it's not in the description I will add it right away, never anyone complained about garbage people just used commonsense and put it outside.
With regards to electricity there is NO limit to the electricity you use if on your vacation you want to spend all your holiday in your room with the AC on that is your prerogative but when you leave your room the AC is automatically turned off like in all the hotels in the world do, you have to put a key card, in my case you just have to turn on a button, not a big inconvenience. And you never asked us to remove that if you did ask then I could easily take the reading of the electricity when you entered and charged you accordingly but I do that only for people that stay for longer than a month.
You pay 89 dollars per night and sleeps 6 that's 14 dollars per night per person, would you like me to include a maid every day also ???? Can't please everyone all the time. Hope that the rest of playa treated as a king should be treated.
keys, we only give one because there is a key box where you can enter a code and take it out and leave it in, its 4 numbers long again no one has ever complained about that.
Francesco provided plenty of communication about the place, the check-in and the surroundings.
The place is well located within a walking distance to the Mamitas beach and the big supermarkets Mega and Wallmart. In the close vicinity there is a fair amount of dining options, from cheap taco stands to full service restaurants.
The condo was well supplied and had everything that we needed. The neighbourhood felt safe. We had minor problems with the aircon and the TV but Francesco took care of them promptly. Overall it was a great stay and we would definitely book with him again.
Very clean and well located condo. Walking distance to 5th Ave. and La Playa. My friends and I enjoyed our stay here. Francisco gave us our space while we stayed there, but was very responsive if we had any questions.
Easy to find, clean and easy to get ahold of the owner/manager of the building. Wouldn't change a thing.
