Villa MULINELLO. 980 sf. Tucked into the hillside, perfect views across to Montepulciano, set over 2 levels. Ground floor: lounge with fireplace. 3 bedrooms: 1 double, 2 twins , one bathroom with bath tub and one shower, which is en-suite with one bedroom. Large kitchen/dining room, fireplace barbecues. 2 terraces for sitting and dining outside.

The space

Villa MULINELLO approx. 90 sqm, renovated in 1990, is the result of different interventions on the original structure from the 17th century, a tower. It consists of 2 levels: on the ground floor a living room with a fireplace, which is the centre of the house, the entrance to the three rooms and a wooden staircase leads to the upper floor, where there is a large living room with fireplace. The kitchen is also accessed directly from the outside via a terrace, which is equipped with table and chairs. Bathrooms: a bathroom with tub and a small bathroom with toilet and bidet, assigned to one of the rooms. Simple antique furniture form the décor. An oak and a stones give shade and freshness. Extensive outdoor facilities around the house. Barbecue (only in the house). Washing machine, central heating and hot water, drinking water, baby cot and high chair. Sun loungers, garden table and garden chairs.

Capanne di Sopra is located 1.4 km from the medieval village of Montefollonico and enjoys a splendid panoramic view above the Montepulciano’s valley and its XV century temple of Saint Biagio. At 450 mts above sea level, the horizon widens onto the skyline of Montepulciano to the south, Val d’Orcia hilly border and top of Mount Amiata to the west, the hill of Montefollonico to the north.

The farm covers a 5 hectars hilly surface, with an olive grove and a small vineyard, from which owners get directly an “extravergine” olive oil, and a Chianti Colli Senesi DOCG red wine. The two stone farmhouses of the property -six sleeping places each- have been restored in accordance with Tuscan traditions, and carefully furnished with pieces coming from owner's family.
* The two houses, although closed one another, are independent and assure absolutely privacy to residents.
To preserve the rural character of the site the owners chose not to build any swimming pool. In any city nearby there is a public swimming pool. Thermal spas of Chianciano, Bagno Vignoni, Bagni San Filippo and Rapolano Terme are no more than half an hour drive.

Guest access

Guests have the availability of all the house and the adjoining outer parts.
Some 400 meters from the bituminized road, the site remains secluded while accessible only via a private driveway, ensuring that you'll be holidaying in the midst of olive groves, vineyards and woods.

Interaction with guests

We share our time between Tuscany and Roma. We assist our guests at arrival and during their stay, relying on the help - if we are not there - of our housekeeper Signora Maddalena, who is on the spot.

Other things to note

Included in the rent: water, final cleaning, internet access, fire wood for barbecue, taxes.
Not included in the rent: Bath towels and bed linen (1 set/person): € 4, for less than 1 week rental. Gas (heating, warm water, gas for cooking): € 5/m3 – about €1,5 a day-. Power: 0,40€/Kw – about €1 a day-. Utilities are by counter, under user control.
The house is fully equipped for maximum six: in the kitchen, bedrooms and bathrooms. Barbecues in the kitchen (wood is available), drinkable water from public utility, instant hot water, telephone, washing machines and central heating. Baby cots and high chairs. There are a number of sun chairs and iron made chairs and table to dine outside. WiFi.

•Parking. Vehicles are to be parked in the parking area at the entrance of the property.

•Detergents/soaps. Biological ones should be used. Fire. Not allowed outside. Barbecuing in the kitchen. ASHES: do not remove if still hot.
•Windows/doors. ALWAYS CLOSE ALL, when you are out and in case of storms, wind, rain, etc.
•Indoor. Do not alter the setting of the house. For any need ask the housekeeper.
•Rubbish. To be removed when leaving.

No superlatives can do this place justice. It is exactly as advertised--the views, comfort, sights, sounds and smells were absolutely fabulous. A great place to stay with a great host and a great value.

We bought the property more than 20 years ago. Done a big restauration work, in several installments. Planted olive trees and more wine. Reshaped the cellar, we make wine and oil for the family and guests, not a commercial production, although under certification procedures. We are retired, an ex computers systems manager and a librarian archeologist.
