Villa MULINELLO is in the farm Capanne di Sopra, located 1.2 kms from the hamlet of Montefollonico, in a quiet setting, enjoying the unmatched skyline of Montepulciano, with its masterpiece temple of San Biagio, Val d’Orcia's hilly border and top of Mount Amiata.
The property is situated on a slope at 450 meters of altitude, covering a 5 hectars hilly surface, with an olive grove and a small vineyard, which give an “extravergine” olive oil, and a Chianti Colli Senesi DOCG red wine.
Some 400 meters from the paved road, the site remains secluded while accessible only via a private driveway, ensuring that you'll be staying undisturbed, in the midst of olive groves, vineyards and woods.Parking area at the entrance of the property.
To preserve the character of the site, the owners chose not to build any swimming pool. In any city nearby there is a public swimming pool. Historical and cultural sites nearby include Montepulciano, Pienza, Montalcino, Cortona, Chiusi, Monte San Savino, Siena, Arezzo, Perugia and Lake Trasimeno which are all within 75 minutes drive. The thermal spas and bathing at Chianciano, Bagno Vignoni, Bagni San Filippo and Rapolano are no more than half an hour's drive away
Interaction with guests
We share our time between Tuscany and Roma. We assist our guests at arrival and during their stay, relyong on the help of our housekeeper Maddalena, who is on the spot.
Montefollonico provides basic services ( food shops, post office, bank, pharmacy, restaurants, and sport bar), and
is at 7 kms from Montepulciano and 5 km from Torrita di Siena. Take A1 Highway ( Autostrada del sole) and leave it at Val di Chiana or Chiusi exit. Then you need about half an hour drive to the farm. The closest Railway station is at Chiusi, on the Roma – Firenze line, about 15 miles away. At reservation we will forward you a detailed road map and instructions.
To reach the house you need a car.
Whether you come from South or North better to drive on the A1 Highway ( Autostrada del sole) and leave it at Val di Chiana gate. It takes about half an hour drive from Bettolle to the farm. The closest Railway station is at Chiusi, on the Roma – Firenze line, about 15 miles away.

Other things to note
The house is fully equipped for maximum six: in the kitchen, bedrooms and bathrooms. Barbecues in the kitchen (wood is available). The houses have: drinkable water from public utility, instant hot water, telephone, washing machines and central heating. Baby cots and high chairs. There are a number of sun chairs and iron made chairs and table to dine outside. A USB key is available for Internet access ( 3G Network).
The Tenant and all members of his party agree to abide by the Rental Rules at all times while at the property:
•Parking. Vehicles are to be parked in the parking area at the entrance of the property.
•Smoking. Not allowed inside.
•WC’s. They work by biological action in a septic tank. DO NOT FLUSH anything other than toilet paper.
•Detergents/soaps. Biological ones should be used. Fire. Not allowed outside. Barbecuing in the kitchen. ASHES: do not remove if still hot.
•Windows/doors. ALWAYS CLOSE ALL, when you are out and in case of storms, wind, rain, etc.
•Indoor. Do not alter the setting of the house. For any need ask the housekeeper.
•Rubbish. To be removed when leaving.

We bought the property more than 20 years ago. Done a big restauration work, in several installments. Planted olive trees and more wine. Reshaped the cellar, we make wine and oil for the family and guests, not a commercial production, although under certification procedures. We are retired, an ex computers systems manager and a librarian archeologist.
