Edinburgh's best park is literally our front garden. Our comfortable flat is so centrally located that you can walk to the foot of the Royal Mile in little over 10 minutes. Guests say it's a home away from home and many return time after time.
This well-maintained top floor flat (third floor) is very central, 10 minutes walk from Holyrood Palace, the Scottish Parliament and the Royal Mile. 20 minutes walk from Waverley Station.
Street parking is free and wifi is included. You can walk to a Sainsbury's supermarket in 5 minutes. And Edinburgh's best park is literally on your doorstep.
There are two bedrooms available, but please note the core price quoted is just for the flat with one bedroom.
Bedroom 1 has a comfy double bed, a hairdryer, hair straighteners and a wardrobe with lots of hanging space.
Bedroom 2 has a single bed plus cot if required. A fourth person can be accommodated on a comfortable sofa bed in the sitting room.
So if there are more than two in your party or you would like to book the second room please look for the extra people section on my listing. And, in case you are wondering, the second room will never be rented out to guests that are not in your party.
So back to the facilities. We have an ever growing selection of tourist information and guide books for Edinburgh that you are free to use whilst in town.
In the bathroom you'll find fresh towels, a bath with unlimited hot water and shower facility, washbasin, and toilet (naturally!).
An initial supply of breakfast ingredients – milk, cereal, fruit juice, toast, jam, marmalade, and eggs – means you won't have to rush to the supermarket straightaway, and you have full use of the kitchen should you require it. There's tea and coffee and a jar of shortbread too, so just help yourself.
The front room is a great chill out zone with stereo system that you can plug your iPod or laptop into. There are books a plenty on the shelves that you are free to read and take away. And there are great views of the world's best city park, Holyrood Park, from here.
Your host has lived in Edinburgh for more than 20 years and has great insider knowledge of the city. And if you are into live music we host bands at our house just down the road. Many of our guests have come along and had a fantastic experience. You can read about it in some of the reviews.
NB I have checked the 'pets on premises' box as my dog Colin often comes to 'help' with the changeovers, but he doesn't live in the flat.
You will have access to all the flat's facilities for the duration of your stay. And you won't have to share them with any other guests.
Interaction with Guests
99% of the time I am available to meet guests personally, and can usually come and pick you up from the tram terminus, bus stop or train station in town to make your arrival as easy as possible.
The neighbourhood is quiet, but very close to the centre of town. Just 30 seconds walk from Holyrood Park, ten minutes from Holyrood Palace and a little bit more from the foot of the Royal Mile. There is also unrestricted parking on the street which means you won't have to pay to leave your car there.
The bus stop into town is a five minute walk away, and you can get buses to all parts of the city from there. And you can walk to the train station in 20 minutes. The last tram stop (York Place) is about 15 minutes walk away and is easily connected to the local buses.
Best of all you can walk to many of the city's main attractions. Holyrood Park is just 30 seconds away, Holyrood Palace 10 minutes away and the foot of the Royal Mile, under 15 minutes.
The flat was really wonderful for us, a travelling couple wanting to make meals. The view to Holyrood Park is spectacular and the vast park is right out the door and away from tourist bustle. All is exactly as described and well managed by Jane Ann and the flat is well stocked with cooking basics. The rail station is maybe 20 minutes walking and not bad with light luggage. The flat itself and Holyrood Park make this a wonderful find, especially for those who like to explore on foot.
Jane-Ann was so helpful and communicative in the build up to our stay, on the day & throughout our stay. She was accommodating when our arrival plans changed and even let us check in slightly early & check-out slightly later. And of course Colin the dog was very friendly and welcoming.
The listing was exactly as described, spacious, clean and homely.
The neighbourhood and surrounding areas are lovely. We were fortunate enough that it was fantastic weather, and with Arthur's Seat & the bottom of the mile on your door step, what more could you ask for to begin your trip.
We loved this place and Jane-Ann was the most considerate and easy going host during our stay. The flat is great, we loved the décor, it felt very clean and it had everything we needed for a short break.

We had a great stay at Jane-Ann's flat. It was perfect for a short trip, with spacious and well equipped rooms. The view from the sitting room of Holyrood Park was beautiful and made meals at the dinner table lovely. Being able to plug our music into the music system was great. Jane-Ann gave us a couple of recommendations of places to eat which were spot on.
The stay in the flat was wonderful again! It was the third time we stayed at Jane-Ann's place. We just love the apartment it's so comfortable and you find everything you need! The view outside the living room is always amazing! It is a place where you really feel at home! Jane-Ann is the perfect hoste.
Jane-Ann flat is the most charming place to stay in Edinburgh, close enough to the city centre but so close to Holyrood Park (you actually sees the park from the living room window) that the neighbourhood is quiet, really green and most of all you can have a proper night sleep because you can't hear a single noise! What else do you want after day walking up and down Edinburgh hills? a nice an lovely bath? check, a nice home cooked meal?the flat has everything you will ever need to make your stay perfect.
Janne-Ann is such a good host she provides milk, juice, eggs , bread and biscuits that is what I call to go the extra mile!

The apartment is gorgeous -- it looks out over the park, is in great condition, charming and with everything one needs for self-catering. Jane-Ann welcomed us and had set everything up including basic provisions. The area is very quiet, so easy to sleep, and lovely to wake up to sunlight streaming in the windows.
This will be top of our list next time we are in Edinburgh
