1. CHECK-OUT time: 11:00 AM
The CHECK-OUT time will be 11:00 AM on the date the rental agreement ends
If the lessee does not vacate the room by 11:00 AM a penalty of THB 200 will be
deducted from their security bond for each additional hour they stay after 11:00 AM.
2. ROOM CLEANING and CHANGE OF LINEN
COMPULSORY ROOM CLEANING:
The lessee agrees that there will be a MONTHLY compulsory service of room
cleaning and linen change that is charged at THB 200.
(The charge includes a change of towels, bath mat, shower gel and toilet paper).
The service will be arranged every month on the initial check-in date. (Or on the
check-out date when the stay is for less than 1 month).
ADDITIONAL ROOM CLEANING:
Additional room cleaning and change of linen can be requested once a week when staying on monthly rate, 3 times a week when staying on weekly rate or daily when staying on daily rate.
Additional room cleaning must be arranged and paid for in advance.
Please NOTE that quality bed linen is provided with the rental and it is not permitted for the lessee to use an external laundry service or launder his own bed sheets.
(Should the lessee want to do his own bed sheets laundry, the lessee will have to
use his own bed sheets and return the provided bed sheets to the lessor).
ROOM CLEANING AND LINEN CHANGE SCHEDULE:
The dates and times of room cleaning and linen change are given upon check-in.
The lessee accepts that their room will be cleaned at these times and under normal circumstances will vacate the room during room cleaning.
3. ROOM and FURNITURE LAYOUT
The Lessee is NOT AUTHORIZED to modify the layout of the room/furniture.
Should any change(s) to the layout of the room / furniture be considered necessary, the lessor's agreement must be obtained before any changes are made.
Other than the staff at the front desk in the lobby, we did not feel welcome at all by the owners (Wanwisa and Eric) because neither of them was there to greet us nor a representative to accompany us up to the apartment to show us around or how to operate anything. The apartment had not been cleaned in anticipation of our arrival and was quite dirty and the refrigerator was disgusting. The apartment was also in desperate need of repainting. There were many stains and scratch marks on the walls, peeling paint in multiple areas including at the head of the bed in the master bedroom, nails protruding from the walls, multiple maintenance problems (very wobbly wash basin and faucet in master bedroom as well as having to flush the toilet manually by pressing the release valve on the inside of the water tank because it could not be flushed from the outside, leaking air conditioner in the living room).
Then there was the endless pigeon crap on the balcony. There were pigeons with chicks nesting on either side of the balcony walls in planter boxes and the constant flow of pigeons as well as all that disgusting pigeon crap made the balcony unusable.
The kitchen was quite lovely on the surface but there was neither a complete set of dishes nor silverware to serve 4 people although the listing says it can accommodate 4 people. There were very few kitchen utensils or pots and pans. With such a lovely kitchen it was a shame that it was so ill equipped.
There were absolutely no amenities included in the price of the apartment, unless you consider toilet paper an amenity. I had to pay the electric bill, water bill, buy all my drinking water, internet/WiFi, cleaning service, laundry service (because the washer/dryer listed as an amenity was actually a laundry service for fee on the ground floor).
I could go on and on about what was wrong with this apartment but I am limited to only 500 words.
I have only3 words to describe what the apartment sorely lacks, PRIDE OF OWNERSHIP!

The DAILY and WEEKLY rates are ALL INCLUSIVE. The daily rates include daily American breakfast for 2 persons, daily linen change and room cleaning, Electricity. The weekly rates include daily American breakfast for 2 persons, linen change and room cleaning 3 times per week, Electricity.
The review is kind of an "outlier" on the listing, isn't it?
I am still puzzled after reading (that Richard wrote that) his apartment was not cleaned before arrival. I really wonder what he means. We are basically working/providing accommodation at the the same level as a hotel here: rooms DEFINITELY are ALWAYS PREPARED and NEAT for EVERY CHECK-IN. Yes, there may - obviously - be issues with cleanliness - sometimes - but ROOMS are ALWAYS CLEANED and BEDS are ALWAYS PREPARED (with quality fresh 100% cotton bed sheets, I will add) before every arrival.
I also wanted to point out: Mr. Richard Auchmoody's reservation was on MONTHLY rate basis.
We clearly advertise/inform on AIRBNB - AND in the COMMUNICATION with every guest prior to confirmation of reservation - that basically the MONTHLY rate DOES NOT INCLUDE ANYTHING.
It is the standard offering in Chiang Mai market and we follow the market.
MONTHLY RATE = MUCH REDUCED RATE (versus daily/weekly) = ROOM RENTAL FEE ONLY (As it would be the case with a real estate agent for example) . Electricity charges, room cleaning and all supplies like shower gel, etc. are EXTRAS.
For the rest. Mr. Auchmoody is an incredibly demanding guest (who, for example, truly believes that a water purifier system should be provided standard in every apartment. I am almost tempted to say: enough said!).
The bulk of his complaints seems to center around the bird crap. The apartment that Mr. Auchmoody rented is a large 100 square meter unit with a large round balcony that CANNOT be fenced off. Birds will come on the balcony. But it is actually pretty easy to get rid of them by simply making use of the balcony.
This type of balcony is not of much interest to the birds as it does offer enough "protection"/"shield". The smaller balconies of the studio units are more problematic and must be be fenced off.
Mr. Auchmoody chose not to use cleaning service and did not request that we do anything about the bird nests.
He actually never informed us anything about the bird nests! (Or leaking air-conditioner, by the way). Only basically complained about the lack of water purifier system in the room (and did not like my reply, I guess!)

The room is not so good as we can find bugs and fleas on the bed which make us couldn't sleep at all. We needed to sleep on the sofa to escape away from them! The rooms looked very old with spiderwebs at the wall corner. Air-conditioner is old and not functioning.
The living room is big and the kitchen is well-equipped though. We love the balcony also.
It is a must to renovate the bedrooms as they were occupied by those blood-sucking insects...
The apartment is great! This is definitely one of the best experiences I've had with airbnb!
Pros: The apartment is large, clean, and airy. The rooms look like they've recently been renovated. The furniture, paintings, and decorations are nice and tastefully decorated. There's a modern kitchen complete with big refrigerator and electric stove. Basically this place provides everything you'd need for a comfortable stay. I felt like I was staying at home.
Cons: The location is a bit far from city centre ( about 10 min drive).
All in all I had a great time here with my family. There was a bit of an incident when someone called my mom and asked why we haven't checked out and cleaned up the place yet ( we paid for 2-nights stay, but we got the call after staying only 1 night). It was a bit strange having to explain that we booked the room for 2 nights. In the end, the lady who called us said she misunderstood.
Apart from this, everything was great. I'd recommend this place to friends and family and would come back again if I visit ChiangMai
Place was ok..... Not as new as the pictures. Everything was available. But there were ants everywhere. Felt kinda beat down. But it was a short stay so I didn't complain. But definitely need some work. Checked in at the reception so not much interaction with the owner. Wifi is not included as part of the stay. I needed to pay separately for it, which was annoying. But someone cleaned and tidy up the apartment everyday. That's a plus.
We just checked in with the front desk. Place is dated and needs some paint. Lots of space and a pleasant view of off a big balcony.
It's a little ways out of the center so a Tuktuk or cab is mandatory coming and going.
