Welcome to Philadelphia! Feel free to research room before booking. Large room just across the street from Tioga EL Station. This convenient train can whisk you to Center City Philadelphia and to most Universities such as Drexel University, University Of Pennsylvania, and Temple University.
Across from train station with quick access to center city is budget accommodations in comfortable slightly squeaky antique home. This is a narrow, deep row home typical of Philadelphia with mine being a more deeper type. There are 3-4 guest rooms available depending on season. Living room, large shared kitchen,and two bathrooms with one bathroom being Japanese style.
Home is across from Harrowgate Park if you are a jogger or want to sit in park.
No dragging luggage multiple blocks, train station is directly across the street that gives you convenient, fast, safe access to house. You will have access to shared living room with netflix flat screen. Large eat in kitchen and two full bathrooms. Clawfoot tub with shower in upstairs bathroom. Japanese style bathroom with separate toilet room and separate shower /deep soaking tub on first floor. If you want to use deep soaking tub you can reserve a time with 3 hours advance notice. The fee is $5. This is to offset the use of water and gas. I ask that you notify me in advance to reserve use of time. This gives me time to fill up tub for you. There is a small deck with seating for two and view of garden. Yard access is through downstairs bathroom. Dont worry, bathroom locks from inside and yard can not be accessed from outside.
Breakfast is free and includes cereal,Thomas English muffin,frozen waffles for toaster. Orange juice and milk for cereal.
Interaction with Guests
I am social person but also give people their space. If guest want to hang in their room or downstairs it's no worries either way.
Multicultural working class neighborhood not trendy but you can be in center city in 20 minutes and Fishtown and Northern Liberties in 15 minutes. There is a budget shopping district on Kensington Ave & Allegheny just a short walk from house. Also a Target, Supermarket, and Walmart plus other big box stores on Aramingo Ave a short drive away or a 11 block walk. Modern clean laundry facility is 6 blocks away. House is in a convenient location directly across well lit street from metro train station. The metro or the El as it's known locally will get you to Center City in 20 minutes.
House is across the street from Market Frankford elevated train Line that gives one quick, safe, and convenient access to the best locations in Philadelphia. Including Old City, Center City, Museums, Reading Terminal Market, all Universities and #3 bus on corner with direct access to Temple University Campus. Direct access to Drexel University
Things to do: you can take train to 2nd street station to explore the tourist area's of the city. Walking towards 10th & walnut you can head North to Chinatown, and or Reading Terminal Market. From there you can check out Love Park at 15th & JFK with a view down Ben Franklin Parkway of Art Museum along with other museums. At this point you can go back south to Rittenhouse Square at 18th & Walnut or continue up the Parkway. Rapidly revitalizing neighborhoods of Fishtown and Northern Liberties are 10 -15 minutes away at Berks and Girard station where there are many restaurants and a very nice La Colombe coffee house. Anything specific please ask. i,e, one guest loved vinyl records so I told him about of a few hole in the wall shops in town.
Other Things to Note
Your room has air conditioning and extra pillow and blanket in closet. Towels and washcloth are also in closet.
Netflix is on flat screen tv. Use large remote for tv to turn on power only pressing red button. Small silver remote is for apple tv and access to netflix.
Please use toaster for frozen waffles setting no higher than #5 setting.
For frozen breakfast sandwich first set time at 110 seconds then set power level at 4. I have 2 cats so you should be pet friendly.

Cat will sit on chair next to you while you eat just pull out chair and he will jump up. Please don't touch fireplace if not on. Please remove shoes in front foyer. Great experience, Glenn was very friendly and would ask if I was settling in ok or ask how my apt hunt is going. If you are worried that the area is unsafe, it isn't bad, the subway station is literally 20 steps Away from their place. I doubt much could happen in that short period.
I visited Glenn and Xin's house for 2 nights, and 2 days, on 4th of July, 2015 weekend. The house is incredibly spacious once inside, and the room is away from the street--allowing for much quieter sleep. You can hear the roar of the subway on occasion(which is probably 100-150 feet away from the house), but I liked it since I already live in New York City. The room is large and well kept--and Glenn gives a key for it as well. The bathroom has a nice claw foot tub and it feels very "spa-like". The downstairs portion of the house is cozy and worn, but in a really good, classic way. It's decorated very nicely, and feels like a bed and breakfast.
The bed was amazingly comfortable, and I slept super soundly. The cats were adorable and friendly, and were an added bonus--greeting me each morning. Glenn gives great city advice as well, and he's extremely friendly and helpful.
The biggest "downside" to this airbnb is the location. Location in terms of proximity to the train is fantastic--as the subway is literally right there--and you can be in central city Philadelphia in about 15 minutes!
However, keep in mind that the neighborhood is NOT nice and is NOT gentrifying at all. It's basically "the hood." Think some boarded up buildings here, a vacant lot there, some randoms looking at you somewhat strangely and drinking/smoking on the street. It's a place to not hang out in--the neighborhood--but simply just to stay for the location and price, and zip into the center city and back. The "mini market" deli on the corner sells the subway tokens and day passes, which is right by the train, so it's very convenient.
All-in-all, for the price of this airbnb, and the friendliness, and interior of it, it's worth it. But definitely keep in mind that the area is very sketchy still.
We were very satisfied with this accomodation. It's not far from the downtown and the house is nice and clean. Our host was helpfull and there was also great breakfast. Thank you for accomodating us!

La casa de Glenn y Xin fue exactamente o mejor que como se describe en su pagina, disfrutamos mucho el tiempo en su casa, pues esta es limpia, organizada, cómoda, hermosa y ellos son muy buenas personas tambien. Cada detalle en la casa esta en perfecto estado y en realidad nosotros sentimos que nos estabamos quedando en hotel 5 estrellas sin perder el sentido de un hogar. Tienen dos gatos muy amables. Su casa queda a menos de 20 pasos del tren (estación Tioga) y el viaje hasta el centro dura menos de 20 minutos. Excelente acceso de tren, buses y ciclovias. tambien hay espacios gratis para parquiar en la calles al frente de su casa. Con seguridad si volvemos a Philly no dudaremos en quedarnos nuevamente en su casa.

I am a architect designer, whose expertise is in architecture,historic preservation, + build and I also offer consultant service. I also renovate distressed urban property, to drive urban renewal in blighted neighborhoods.
Xin is a talented graphic designer and has designed graphics for various companies in China. She is currently pursuing a masters degree in art education.
When traveling we always use airbnb. We recently had memorable time at a charming hutong in Beijing China and a high rise in the heart of Hong Kong.
We love great food, and travel. We relax with a picnic in a park with a book, or in bed with a movie on a Sunday evening.
I can't live without my camera,and must have it with me at all times when traveling.
Xin loves to read and will usually have a book on her iPad.
