This spacious, full-floor apartment is located just off 24th Street in beautiful Noe Valley, bordering the Castro & Mission, and just steps from your new favorite local coffee shop, park, and great restaurants. Updated kitchen, in-unit laundry, and sunny, peaceful backyard make this a perfect choice for your San Francisco visit!
The flat is the entire lower floor of a classic two-unit Victorian built in 1890. The front of the apartment has a family room with a sunny and comfortable window seat (which can be used as another bed, great for kids, and complete with bedding if requested) and plenty of books to keep you company. This room also has a very comfortable luxury pull-out queen sofa bed with an air mattress.
The front bedroom is in the middle of the apartment and has a queen bed and en-suite bathroom with spacious shower. The second bedroom is in the rear of the apartment, and has a beautiful brass-framed full bed and full bathroom with shower.
The flat has an updated, fully-equipped kitchen with a new stove and dishwasher, plus a den/living area with satellite TV. There is also a separate dining room.
The apartment is completed by a lovely San Francisco-style backyard perfect for relaxing in the afternoon sun. You can even help yourself to lemons from our tree! Pets welcome with prior approval.
We do not have a garage but we do have plentiful and safe street parking with no time limits.

We (your hosts) live in the apartment upstairs with our son Silas and our very friendly dogs Sheldon & Penny, so we are close at hand should you have any questions or need any suggestions for your San Francisco visit!
Guests have access to the entire first floor of the building plus the back yard (which we share with you). There is a storage space under the front stairs for strollers or other gear.
Interaction with Guests
As much or as little as you would like! We live upstairs but the units have separate entrances. You will be able to access the flat no matter what time you arrive.
On the other hand, we love giving advice about this great city. So we encourage you to ask us about great restaurants or day trips, or whatever you might need. We also love meeting new people from across the US and the world.
In short, we would love to meet you, and we are there if you need us, but will stay out of your way if you don't!
Noe Valley (Noe rhymes with snowy) was once part of a 4,000-acre land grant called Rancho San Miguel, owned by one-time San Francisco mayor Jose de Jesus Noe (although at the time it wasn't called San Francisco, and his title wasn't mayor). In the 1850s, John Horner bought a big piece of land from Noe and started subdividing it for sale, and this purchase included Noe Valley. The neighborhood really started gaining population in the late 19th century, and many of the houses in the neighborhood were built in this era. This also means that Noe Valley has some of the best-preserved Victorian houses in the city because the neighborhood was spared major damage in the 1906 earthquake.
Noe Valley is now a thriving residential neighborhood with two main commercial streets: 24th Street between Douglass and Dolores Streets and Church Street between 24th and 30th Streets. There are both casual and fancy restaurants, plenty of shopping of all kinds, and a great pedestrian atmosphere. The neighborhood also has many families and several active playgrounds. It is quiet and safe but centrally located and easy to get to.
Staying in Noe Valley is a great way to experience San Francisco (we even have a few steep hills) so come make yourself at home!
The 24 bus that runs north-south along Castro and Divisadero and into Bernal Heights and the Bayview is two blocks away. The 48 bus that runs from Dogpatch/Potrero Hill, across the Mission, through Noe Valley, and out through the Sunset to the ocean, is one block away. The 35 bus goes through Noe Valley to the Castro MUNI station and is one block away. The J Church is a 10-15 min. walk. The Castro MUNI station is a 20-min. walk (or a one-min. bus ride on the 24 or 35).
Our hosts were all at the door when we arrived. They showed us around and explained all needed info and said they'd be available to answer any other questions or concerns. The flat was as described, WONDERFUL! Wis we could have stayed longer. We know the area, as our son lives in Noe Valley, that's why we picked it.
A wonderful home in a livable San Francisco neighborhood. The accommodations are comfortable and clean and the atmosphere of the flat lends itself to the true San Francisco experience. We did have a car and had no trouble finding a parking spot on the street at any time of day. The hosts are responsive and leave plenty of information to help you navigate your stay.
We enjoyed staying in Meredith and Patrick's flat in Noe Valley! It's in a great location (near the Castro), it was nicely appointed with ample space for the three of us adults. Big plus that both bedrooms have an ensuite modern bathroom with ceiling heat timed for your enjoyment! There's a sweet little coffee shop and great restaurants within walking distance. We had no problem finding parking. Wifi, laptop and printer were appreciated in printing a boarding pass. We would highly recommend their space for your visit to San Fran!

SPECTACULAR home, generous and helpful hosts...this couldn't have been better. we really appreciated the special help in housing 4 senior citizens (family members) in 3 bedrooms! the apartment is beautiful and fantastically furnished, updated and modern. it was perfect.
Our wedding/honeymoon in the Bay Area was fabulous in no small part thanks to the freedom and comfort afforded to us by Meredith and Patrick. We even braved the roads by renting a car. The roads were intimidating at first but we were able to travel freely and easily find parking by their home. Just remember to curb your wheels. We can't wait to visit again!
