The flat is the entire lower floor of a classic two-unit Victorian building constructed in 1890. The apartment has the unique ability to function as a one- or two-bedroom space. There is a master suite in the rear of the apartment with a queen bed and full bathroom with shower. The front of the apartment has a family room with a sunny and comfortable window seat (which can be used as a third bed, great for kids, and complete with bedding if you request it) and plenty of books to keep you company. The middle parlor acts as second optional bedroom with a high-end pull out queen sofa bed with inflatable mattress. This room can be closed off to create a second bedroom suite, complete with a newly renovated bathroom with spacious shower. There is also an updated, fully-equipped kitchen with a new stove and dishwasher, plus a den/living area and a dining room. The apartment is completed by a lovely San Francisco-style backyard perfect for relaxing in the afternoon sun. You can even help yourself to lemons from our tree! Pets welcome with prior approval.

As much or as little as you would like! We live upstairs but the units have separate entrances. You will be able to access the flat no matter what time you arrive.
On the other hand, we love giving advice about this great city. So we encourage you to ask us about great restaurants or day trips, or whatever you might need. We also love meeting new people from across the US and the world.
In short, we would love to meet you, and we are there if you need us, but will stay out of your way if you don't!
Noe Valley (Noe rhymes with snowy) was once part of a 4,000 acre land grant called Rancho San Miguel, owned by one-time San Francisco mayor Jose de Jesus Noe (although at the time it wasn't called San Francisco, and his title wasn't mayor). In the 1850s, John Horner bought a big chunk of land from Noe and started subdividing it for sale. The neighborhood really started gaining population after the 1906 earthquake, and many of the houses in the neighborhood were built in this era.
Noe Valley is now a thriving residential neighborhood with two main commercial streets: 24th Street between Douglass and Dolores and Church Street between 24th and 30th. There are both casual and fancy restaurants, plenty of shopping of all kinds, and a great pedestrian atmosphere. The neighborhood also has many families and the playgrounds are full all day. It is quiet and safe but centrally located and easy to get to.
Staying in Noe Valley is a great way to experience San Francisco (we even have a few steep hills!) so come make yourself at home.
The 24 bus that runs north-south along Castro and Divisadero and into Bernal Heights and the Bayview is two blocks away. The 48 bus that runs from Dogpatch/Potrero Hill, across the Mission, through Noe Valley, and out through the Sunset to the ocean, is one block away. The 35 bus goes through Noe Valley to the Castro MUNI station and is one block away. The J Church is a 10-15 min. walk. The Castro MUNI station is a 20-min. walk (or a one-min. bus ride on the 24 or 35).

We had a great stay in this beautiful apartment in Noe Valley.
For 4 adults this was a prefect option. It was possible to have 2 completely separate en-suite bedrooms and plenty of extra living space. There was everything we needed and more. The area is very quiet and nice with local restaurants & shops a short walk away. We stayed 4 nights and after easily parking on the street for free, we did not touch the car again until we left as public transport was easy to use and taxi's reasonably priced. The streets around are quite steep but this is San Francisco! We will certainly recommend to others and would like to return in the not so distant future. The hosts live upstairs but are not intrusive but there for any information you might need.

This (email hidden) to stay in Noe Valley. We had all the comforts of home and couldn't ask for anything more. Comfortable, clean, and just lovely. Plus, the cable tv service was top notch. We will definitely recommend this beautiful home to friends and family.
Since my husband and I live in the city and the house was for accommodating my family, we asked to pass by so we could have a (email hidden) and make sure it was appropriate to my family. Meredith and Patrick were really welcoming and open for us to check the place out. Since there were three adults, one child and one baby, they made sure both rooms were perfectly set up and somehow, got us a crib, which was great so we didn't have to rent one. The house itself was lovely. It was fully equipped, from all the furniture (which was awesome) to even spices and some food in the kitchen, which by the way, was the part of the house we spent most time in. For those who appreciate some reading, they have three shelves full of titles! Perfect for sitting by the front window seat, having some tea and reading a book during the afternoon, after going around town. I would totally recommend this place and when we have family or friends visiting again, that's where we'll look first for sure!

As I write this review I find myself a bit sad because I already miss staying at Meredith and Patrick's flat. My husband, son and myself rented the apartment for an extended period and truly enjoyed all of our time there. They are considerate and accommodating hosts who were there when we needed them and incredibly prompt at helping with any small issue or question we may have encountered . Specifically, for those considering renting this flat I can recommend it for the following reasons 1). Location: the location is excellent - central, safe, lovely and quiet but very close to any of the "action" should you desire it. It is especially perfect if you have children as the neighborhood is teeming with them and there are great parks just blocks away. If you do not have children and desire a more adult experience - some of the best restaurants and nightlife in San Francisco are within 25 minutes of easy (i.e. not hilly) walking (or 10 minutes on a frequent bus). There are many great places to dine, shop etc within a much closer distance (including a Whole Foods) located only about 10 minutes on foot. With or without a car, you are covered *which btw, if you do choose to rent/bring a car, there is generally parking nearby and if you would prefer not to have a car - you can use the ample public transportation or Zip Cars/City Car share located nearby. 2). The flat itself is (email hidden) to stay. High ceilings, big windows, modern amenities and everything you could possibly need to cook, etc. I never found myself without the right "tool" in the kitchen to satisfy my needs. This is particularly helpful for longer term stays and helps you take full advantage of the year round farmer's market located nearby. Their house also has a lovely little backyard where we often enjoyed late afternoons together sipping on drinks with fresh Meyer lemons from their tree:) 3). Finally, the hosts (Meredith and Patrick) really helped to make our stay excellent. They were warm and welcoming and we wish they were our long term neighbors! Again, we were sad to leave and wish everybody who stays there the same wonderful experience we had.
This was really an incredible experience. Meredith was super accommodating, and responded almost instantaneously to every email. The house is beautiful and located just a few blocks away from the shops and restaurants of Noe Valley. I wish I could have stayed there for much longer.
What a wonderful experience that was! We spent two weeks in this apartment...and unfortunately, we had to leave suddenly and never got a chance to write in the guest book. This is what we would have said:
Thank you so much for your hospitality, Meredith and Doug. This was like a bed and breakfast...with the hosts living nearby in the upstairs apartment. The apartment was clean and roomy...and completely filled with whatever a guest could need.....wine, chocolates, coffee, tea, basic food staples. The computer and printer in the mini office were perfect!
The beds were comfortable, the linens and towels abundant. Two bedrooms and two modern full bathrooms made it so easy for us to get ready quickly to see our newborn granddaughter! I had never used an electric blanket before...I think I have to buy one now. It was heaven!
The location is wonderful...steps from the most wonderful shops... Cafés, coffee shops, gift shops, baby clothing...even a music store to buy children's guitars!
The hosts checked on us, leaving notes asking if there was anything we needed. They even left a congratulatory bottle of cheer after the arrival of the baby.
This was my first Airbnb experience and I have nothing but glowing things to say about it.
This home was great! A lovely living room with a window seat that (email hidden) to sleep, creating a third "bedroom" for our teenage son. The kitchen was well equipped with more than the basics - not only did Meredith welcome us with a bottle of wine on the counter but their was soy milk for morning coffee, a computer for checking emails, even board games! And more (email hidden) to enjoy these things after a day of exploring the city. Thanks Meredith, we look forward to coming back.
