Lattice Lodge is primarily run as a B&B (see other listings for individual rooms), but this listing is for the hire of the whole house for your exclusive use. We can sleep up to 23 people in 20 beds in 11 all en-suite rooms. We've plenty of parking.

The space

Lattice Lodge in Ipswich is an Award Winning Urban Eco Bed and Breakfast. With 11 all en-suite letting rooms, we're small enough to feel like 'home from home', but big enough to give space to those who prefer to do their own thing.

THIS LISTING IS FOR EXCLUSIVE USE OF THE WHOLE HOUSE ON A SELF CATERING BASIS.

All rooms have LCD digital TV, iPod docking station with radio alarm, top quality Egyptian Cotton bedding, feather duvets and pillows (synthetic available, please request when booking), and superb locally made pocket sprung mattresses.

We offer FREE parking and FREE (superfast) wi-fi. Bring an iPad and your Netflix account and you can stream a movie to your room.

We're situated in a pleasant residential area just over 1 mile to the east of Ipswich town centre. We're on a great bus route, with a great range of bus services so you can easily get into town, and also as far as Aldeburgh on the Suffolk Coast.

Being privately owned, we have the local knowledge to make sure that you have the best possible experience, whether it be shopping, theatre and cinema, eating or drinking.

Ipswich is the ideal base for exploring Suffolk. Plan your days out, then come back to Ipswich, where you have a great choice of restaurants, theatres, bars and a great independent shopping offer.

When hiring the whole property - on a self catering basis - guests have access to 11 en-suite bedrooms, the kitchen, the dining room, a large well equipped living room, and the conservatory overlooking the landscaped rear garden.

I won't be present during your stay - unless you've booked B&B but can be contactable in case of emergency.

We're situated in a pleasant residential area to the east side of Ipswich, so we're not really suitable for noisy groups.

Guest access

Exclusive use / self catering guests have access to all 11 bedrooms, the conservatory, garden, kitchen, and my normally private living room.

Interaction with guests

I'll be here to get you settled in, then as soon as you are I'll be off like a shot, making the most of a few rare days of not being up with the lark and cooking breakfast. I'm always on the end of the phone, 24/7 in case of emergency.

Other things to note

We're a calm and peaceful guest house, so if that's not you, please look elsewhere. ;-)

Please note that our price does not include towels - simply because we can't get that volume laundered on site in time to be back up and running as a B&B on the same day you depart. We can provide towels at £5 per person, to cover the cost of getting them laundered externally. Please let us know if you would like to do this.

Great location, near to restaurants etc but still quiet. Everything was clean and tidy. Martin was very helpful and check-in and check-out was easy.

It was the perfect venue for a large family reunion. Has plenty of bedrooms and what is even better they had ensuite bathrooms! Plenty of living space and even a garden which we were able to use as we had great weather. Martin was brilliant from the moment I enquire about booking and always responded to my messages promptly. Would definitely recommend and go back again!

This place represents great value in a truly great location. Local shops, pubs and restaurants all within walking distance add true value. Yet places like Sutton Hoo only 20 mins by car and the coast beyond make this a very enjoyable destination.

Martin is very welcoming and the house is comfortable and quiet. The kitchen is well equipped, making self-catering very easy, especially with local amenities being so close. All the bedrooms are comfortable. We had a very good week.

I'm Martin, and I own and/or run various properties around Ipswich. I'm not an agency, I live in Ipswich and only run properties there, where I can keep an eye on things and respond quickly when necessary.

What this means to you as a guest is that I make my living providing accommodation, which hopefully translates into you having a good experience. Feel free to read my reviews to verify this.

There'll be no arriving outside a property and not being able to contact the owner to get access. You won't find the previous guests half eaten food in the fridge. You will have clean, fresh bedding and towels. I am contactable 24 hours a day, although after 9pm for emergencies only.

All of my properties are of a high quality, and suited to calm, pleasant people, who will respect my property, their neighbours and local community. If you're here to cause a nuisance to others or party then do yourself a favour and look elsewhere.

Whether you're here for business or leisure, I probably have a place to suit you and your budget. Whether it will be available is another matter though - I enjoy a very high occupancy rate due to offering good value.

I'm Ipswich born and bred, and can happily tell you the best places to eat, drink and be merry!
